No la. I have not take any loan package yet. but will work it out next week. since the loan package is improved now. so don wan to take too long time to bother myself.

Hi, The Zest's purchasers.

Those banks that tied to this project will start their work now. Andrew has assigned those bankers to call us up to discuss on the loan packages. I've received a call from OCBC already. Maybe you will be the next. wink.gif So just need to prepare your documents will do.

Anyone that has locked any packages, pls share your opinion here. Thank you~~

OCBC is confirmed offering BLR-2.1%, semiflexi loan.

Anyone being contacted by other banks? What are the rates?

p.s.: 12months 0% installment is confirmed. Bank list: UOB, EON, RHB, Ambank and Maybank. If your card limit is less than the amount of down payment, you can total up by using different cards together.

I was in the party around 7.30pm. Met the boss and stay until 9.30pm. Get to know a couple, purchaser of Type B level 6. Sharing the opinion and updates.

hi, Hengjones.
I don mind paying legal fees now if the rate offer is good. if the different is > 0.1% then I'll choose NZMC. Total of the legal fees including disbursement, stamping etc will cost abt 4-6k. If the the package offer > 0.1%, then is worth to pay now.

U r waiting for offer letter? Public Bank? so u have submitted your application to Public Bank?

in fact, i don really find any changes lar.. i just wanna get some opinions on the loan packages and the legal fees. Not really having crowd yes9. i heard that some came during noon time and when i was there, is abt 10 guests gua. ( cos u all not suporting lor.. haa... )they are serving some refreshments, fruit punch, white and red wines lor. no free gifts.

Quite good sales. they are targeting to sell out block A before Jun.. wink.gif

No wor.. No additional stuffs given. And as I heard, there is no changes on price.

I'm not financing with EPF. As I know, within the 3 yrs time, you still can withdraw the lump sum from EPF. After 3 yrs owning the properties, then the money will be released based on monthly basis. Have to bkful on the T&C.

p.s.: Loan from OCBC is approved! Very very very fast!!!

p.p.s.: I heard from PB Banker, no such package of Yr1=1%, TA BLR-2.2% ler. Anyone can verify?

I took the MLTA from GE. The proposal from GE quite suit me . smile.gif

Andrew never chased me for the S&P. He asked me to focus in loan first. but, if can request for the agreement, i also wanna do so. then i can study the T&C inside.

headache with fully flexi vs semi flexi and ZMC vs NZMC... ai...

Emm.. my consideration is abt the early settlement or refinancing..

generally ppl will refinance their loan after 5-8 yrs time. then will need to pay another portion of legal fees etc.. different of BLR-1.9 and BLR-2.1 might be abt 20++ only. for 5 yrs time, it only cost u abt 1500 only. but if choose NZEC, then we hav to pay upfront 4k++.

and... the T&C on the repayment and withdraw for fully and flexi loan.. ai yo.. need to draw out my analysis then only can compare with best match my requirement..

emm... lazy to go to the property fair. pls share with us after ur visit.

emm.. i won b checking my feng shui lor... so if i donno then i won know.. haa.. my current stay is facing east n unit in Zest also facing east. so i'll treat it the same lor. just don wan to spoil my impression to the house. if i nvr know, i'll nvr worry. hee wink.gif

i been to property fair yesterday. initially i don mean to go but at the end meet a lawyer in midvalley. haa... it is faith tat i need to go to the property fair.

in fact, there are not many booths there. and, not a lot of ppl in the fair.. but, our The Zest is the one with crowd!!! haa... really flooded by ppl. and as i know, yesterday only they sold out 26 units rclxms.gif good job!!

I was called by Tee & Teoh to sign on S&P but i've not confirmed my loan yet. haa... still waiting for the final package from banks. i truly wish can settle it by next week.

I've heard from Andrew Tan this morning. Good news! Construction for extension of LRT stations will start end of the year and will complete in 2 years time. Should be earlier than our residency!! One station in front of Hup Seng Auto there, one is at Giant Kinrara. And it will expand to Puchong areas.

wow!! Once the news announce out, the price will increase crazy!!! if this is true, i don't think the grave will be there anymore. cos the land along the LRT rail will be vy vy valuable ($$).

anyway, still waiting for the announcement. Hope everything goes smooth la~~

Hi, Hengjones.

In fact, mine one is not MRTA or MLTA. It is Life insurance but link to home protection. I prefer this cos it is actually a type saving as well. So the money that I paid will grow as a part of savings. One thing I like the plan is because of it bond to me personally but not to bank or house. If I wanna sell out this house, it won burn with nothing. The policy still running. And then, if I but another house, it will be covered automatically. If the 2nd house is more expensive, then I just need to top up. In example, my current house is 257k and 2nd house is 400k, then i just need to top up another 150k. No need buy another 400k coverage and start again.

For long term run, i think Life insurance will really benefit me. My fren as a mortgage banker also advise me to take that. wink.gif

ya lor.. me too.. still pending for the final approval.. until now still cant really decide which package to commit.. headache..

but i've informed the developer's lawyer that i'm waiting for loan approval. so they will give me more time on that. in fact, my expiry date will be end of March mar. still have bit bit of time ger. if the bank confirm to me later than this week, then i'll just take the current one on hand lo!
