By the way, anyone know about the latest update on Lot 1986 for Cemeteries+Crematorium plan (A Cemetery+crematorium will be located near the detention camp at Bkt Jalil. The cemetery is 13.97ha (35 acres) )?

I'm wondering if we could actually see it clearly from The Zest? Is it only about 1 km away? sad.gif

I think the proposed cemetery is quite far away as it is near alam sutera.

What do u all think?

Alam Sutera is not far away, Heng..if you calculate the scale in the map..should be around 1+km at most, I think. So, from a high view towards KL, think its visible. But, what about the project development and progress? Heard that there's complaints towards it..

Wondering if DBKL is heeding it. If the site is confirmed..think I'll go for Golf View... tongue.gif

When you are on 10 or 20 storeys and looking out, everywhere seems to be very near to you. My previous job requires me to work on telco towers and rooftop, so basically view is pretty nice when you are high up there biggrin.gif ...

A lot of effort had been done by certain parties to oppose the project but the effort is not massive enough.. Protesters are mostly from The Bukit Jalil residents action committee, and few from Mutiara Bukit Jalil and Bandar Kinrara residents..

The C&C will not only affect Zest residence, it will basically affect the entire area, Alam Sutera, Bandar Kinrara, Mutiara Bukit Jalil, Bukit OUG and road users who often use the puchong - sg besi way.. Imagine the traffic condition during funeral and Cheng Ming.. Dare not comment about the prop value around the area and good luck to those high end banglow in Alam Sutera which onwer wish to have a good view of greenery but ended looking at grave..

We manage to over throw the Selangor government and let the opposition party to rule the state, however, we didnt manage to over throw the wilayah government.. FYI, the plot of "soon to be cemetary land" is under DBKL.. again, congratulation to our Brilliant DBKL to allocate a cemetery and crematorium on a prime zone surrounded by so called "international arena" like bukit jalil, "hi-tech MSC status technology park" like TPM and high end residential area like Mutiara Bukit Jalil and Alam Sutera.. Bravo DBKL..

My unit is type A - blk C and it is facing southeast. The C&C and KLCC view might be block by the extended partition wall at the side of balcony.

I was called by Tee & Teoh to sign on S&P but i've not confirmed my loan yet. haa... still waiting for the final package from banks. i truly wish can settle it by next week.

My offer letter from bank will only be ready by nxt week. As for the S&P i haven receive anything from the lawyer yet.

Please check the specification part in the schedule of the agreement and compare with the brochure.

In the brochure it is still mention ceramic tiles, for that we have to ensure that the S&P mention otherwise such as Porcelin tiles.

I was called by Tee & Teoh to sign on S&P as well..as my loan is still pending, I've tried to request them to email to me or send to the developer office for my review. They will try to do so, as I'm not convenient to go to their office in SS2.

I've heard from Andrew Tan this morning. Good news! Construction for extension of LRT stations will start end of the year and will complete in 2 years time. Should be earlier than our residency!! One station in front of Hup Seng Auto there, one is at Giant Kinrara. And it will expand to Puchong areas.

wow!! Once the news announce out, the price will increase crazy!!! if this is true, i don't think the grave will be there anymore. cos the land along the LRT rail will be vy vy valuable ($$).

anyway, still waiting for the announcement. Hope everything goes smooth la~~

Good news if it really materialize. If not bcos of the proposed lrt line that passes through opposite Zest i wouldnt be so interested in the ZEST.

Im not sure bout the rate and T&C the bank will offer me. I will b receiving the LO only nxt week its Hong Leong Bank

At least now the C&C become C only... 50% of the issue resolve at the moment..

Only Cemetery and no Crematorium.. anyway, the cemetery is put on hold and nearby community really have to work together to throw the plan away.. it will not be an issue until we make it as an issue..

I have read some forum that bukit jalil falls under the constitution of current Selangor MB Tan Sri Khalid (correct me if I am wrong) while Kinrara and Seputeh falls under YB Teresa Kok..

How much is ur MLTA per annum?

Im still waiting for my offer letter.

As for MLTA, i was offered 2k per annum and accroding to them the premium rate will not change as the year goes by.

Hi, Hengjones.

In fact, mine one is not MRTA or MLTA. It is Life insurance but link to home protection. I prefer this cos it is actually a type saving as well. So the money that I paid will grow as a part of savings. One thing I like the plan is because of it bond to me personally but not to bank or house. If I wanna sell out this house, it won burn with nothing. The policy still running. And then, if I but another house, it will be covered automatically. If the 2nd house is more expensive, then I just need to top up. In example, my current house is 257k and 2nd house is 400k, then i just need to top up another 150k. No need buy another 400k coverage and start again.

For long term run, i think Life insurance will really benefit me. My fren as a mortgage banker also advise me to take that. wink.gif

ya lor.. me too.. still pending for the final approval.. until now still cant really decide which package to commit.. headache..

but i've informed the developer's lawyer that i'm waiting for loan approval. so they will give me more time on that. in fact, my expiry date will be end of March mar. still have bit bit of time ger. if the bank confirm to me later than this week, then i'll just take the current one on hand lo!

Just received a mssg from the lawyer informing me that the s&p has been send to my current home address.

Will vet through the S&P.

Material clauses to look for are:-

Delay in the construction- whether Developer will compensate the purchaser and how much?

Specification- have to be the same as promised by developer.
