im working at solaris
so this condo kinda catch the eyes
for many reasons

1st is because it is located exactly at the edge of our plus and duke highway
thnks to environmental department and local housing minister for the approval

2nd the price look cheap when it first start to sell in year 2006 but now was more then double for the under construction units

3rd completed units was sold lower then the under construction price

4th ive look at the design , type D look interesting where it separate the master bedroom and others room, plus a wall blocking the view from the main door

im aint agent nor owner of any units at the condo
my main intention is just to share some thought about that condo

many can talk about their experience in purchasing, living, renting etc etc etc

again, i would like to stress here that im not making any selling and please respect the t&c of this forum

Yes, the design is nice and density is quite low.
The thing I don't like is their parking bays. It's not basement or inside the building. It's open space parking but of course covered.
So in a way one might got a parking far away from the condo's block entrance itself. That's what I don't like.

on my view, im pretty much like this condo because it dont have the basement parking,
as im more confidence with earth ground as the base of taller building rather then basement.

but is it true that you need to walk abit to your block for those parked at the parking plaza.
im not sure hows the security in the parking plaza

anyone been there?
is there any cctv or guard ?

The last I heard It's still under con. where 1st and 2nd block almost finish.

I bought townhouse as I'm more fond of "grounded" property. Although still strata title but at least I'm on the ground and can see my car out the door and have a little garden wink.gif

somehow or rather, if heard the price of under construction units are now more then 350k

wheres the completed unit for blok a and b sell starting at 250k

i wonder how this happen?

The time I asked is around RM250k-RM280k range.....
Usually prices are like that when it comes to different phases of development.
1st few phases is to test out the market.
So if the demand is there, than "here comes the money"....

Than again, it would also benefit the 1st phase buyer as they can sell their property at higher prices than their initial purchase.

Rental yield is very poor @rm1-1.2k.
Lots of owners wanting to rent at only rm1k due to oversupply.
It is afterall a high density project.
rm250-280k is a little overpriced.....

yeah with 4 blok of condos it wil be quite a high density project

one thing i realize about changkat is that, those units facing kl
will never been block for another 100 years

yeap rental is around 1.1k for basic and 1.5 and above for half or fully furnished.
im pretty much sure the price will shoot up
since changkat is the best option for those who work in solaris mont kiara and dutamas to rent a house or a room
what u guys think about it?

no la...dun think changkat view is the best option for those working there. there are many other affordable condos there too. Besides...i do think the roads outside the area is abit cramped up and near a electric cable if not mistaken?? And if not mistaken some of the layout is abit weird...all kind of shapes, make it harder to reno. I think i saw the 1st phase.

i feel very disappointed with the developer of changkat view as the construction material are all cheap stuff. can u imagine my sink can fall off on its own, a few of the pipes are broken. and this place is very noisy as it is next to the high way.

Yeah i almost wanted to buy a unit there until i went inside to see the unit itself. The window feels quite cheap and the not very satisfying finish turned me off. But for investment i think its a good choise because its near Hartamas, Mont Kiara etc. The 1st tower's occupancy rate was quite good when the new one launched.

Ok. I am getting a condo. Changkat view is one of my option. My other choices are Ken I, Sunway Sutera, and riana green.

Same here. Really turned me off when I went to see the actual units (not to mention that we had to wait at the sales office cause the SA decided to go MIA).
Can hear highway noise. (Of course most of the so-called good location condos can hear highway noise as well)
Workmanship not that good.
Layout not really practical (to be fair, maybe its only because of the type that we viewed, got some weird non-square/rectangular corners which we really don't know what to do with it.)
Expensive!
Don't like the car park configuration - separated from the condo block.

the price go to 290k or 300k up now...
depends on which type, type C will be cheaper, coz it is round shape, not easy to decorate the house.

I am prefer Type D

according to some resident there, they said only the higher floor units will be more noisy due to high way beside.

It is true for my own experience... i go to view the 25th floor unit, it is damn damn noisy, but it be different for 3rd floor.

but 2++k to buy a unit in this location, is quite ok...

last week i go view this condo, i not really dont like this condo. the day i go was raining, the road at the area are all flooding, i think that y they dont build the car park under ground.

they still have over 40 units, the price offer from developer is 350k and got 10% discount which is 315k, but from my property agent, a lot of owner selling their unit below 290k.

got a fren staying in changkat view condo. unit is ok, view is ok. surrounding is clean and posh looking. mgmt is good.

onli downside is the constant noise from vehicles from the highway. its like ur bedroom is located inside puduraya bus station. every morning u'll hear ambulance or police car zipping across traffic.

24 hrs a day u'll hear car noises, and my fren's house is above 10th floor. pls think twice before getting a unit in changkat view.

pls dun buy changkat view...because it is too cheap.... go buy those expensive condo at bkt jalil... ^^...so that i can stay with the current condition where i reach home from kl takes 15-30 min on no rain day.... one of my colleague stay in sri Dmansara ni dto spent 6.5RM to reach home in 1 hours time...kaka ....

325k will be hard to find. if you don't mind older unit can get from menara duta 1 or 2 or prima duta, bigger built up less density. or villa makmur new, low density as well but slightly higher price

Block A and B are older block than block C & D....by at least few years.... block D just VP in 2010.

your unit comes with how many car park? any renovation done? i know original unit just have one car park.. smile.gif

Minrd come with 1 car park but rent a car park from management office RM100/month .. doh.gif doh.gif doh.gif

Currently not really eager to sell it because the location is too too too convenience for me to access kl, pj, jln ipoh, genting klang ,NKVE, DUKE, back to Johor... especially 10 pm go to pavillion enjoying starbuck !! lol

My 800sqf unit worth at least 280k.950-1000sqf unit should be at least 350k...only penthouse unit gt 2 or 3 carparks..the other size unit gt 1 carpark...

The penthouse size range frm 1600-1800 sqf, and price is 500k to 600k range.........i think if the person can afford 500k above, mostly will chose those unit at mont kiara, maybe smaller which is around 1300 sqf ++, but the facility n design looks more classy than anggun puri...i would say anggun puri is more popular for medium income market which is around budget 300k to 400k and size frm 800-1000 sqf

This is one of the good deals that I missed out on several years ago. The parking by the side of the road and the open air car park put me off then. Now all I can say is location trumps almost everything.

yea this dutamas area is booming....BRDB is building the new show house at there end of jln dutamas raya, herad frm the contractor say the price is near to 1 million condo...surely will boost up the price at that area...

You are right...a new high end condo, but it is too close to the high volt cable. The showroom is almost completed.. but the unit are toooooo far expensive from my budget....lol

gt 5 storeys of carpark, RM50 monthly fee is for the lowest ground carpark. the other car park floors are RM150/month...

Ya it is operating, now is holiday season for it.....block the road because they not allow to park the car in front of the school and also BRDB is constructiing the showhouse on the empty just in front of the french school....

Think CV is a good place to stay. Many locals with a good balance of all Malaysian races, decent mid and high income ppl.. families.many young and some old couples with growing kids.. single professionals a lot.. active jmb, some ME s all decent from what I can see.. PH only a handful.. less than 100 units per acre.. so not too high density... I would say a decent mid end end condo.. I'm biased; )

will some one please explain to me why many dozens of large carbage bins are always 'parked' daily outside the main gate near the guardhouse, something wrong with carbage truck going in?

It's because of concerto built their access road blocking cv's refuse chamber.. something got to do wif double approval from dbkl maybe... So the trucks cannot go n pickup the trash.. now bcb concerto is paying for the relocation and construction of of cv's New refuse chamber.. hope they will make it high end like concerto's hehe smile.gif

U r welcome.. concerto-Menara Duta 2 dispute still hasn't been settled yet... MD2's refuse chamber also blocked I guess.. they r hiring n paying extra for contractors to take the rubbish out.. cv avoided this legal battle..

Yes, quite surprised with the johor big boy's audacity.. well, at least they are paying for a solution, still some are irked and eye brows were certainly raised.. v 'good' New neighbour... I'm not sure how MD2 think they can win in legal battle.. David n goliath .. their jmb must hv some super bigshot lawyer if they proceed this course..

everything is good just except the noise as some of you mentioned above, but I wonder is it really terrible during day time and dusty?

Hi,

I am considering of getting a unit here. I have been renting a unit for about a year plus. Soon to be 2 years. So far, everything looks good to me (ie. Got grocery store, mamak, functioning swimming pool and gym, guard placed at each block). Just checking here if there is any issues with the management or anything else which I may not aware.
