im working at solaris
so this condo kinda catch the eyes
for many reasons

1st is because it is located exactly at the edge of our plus and duke highway
thnks to environmental department and local housing minister for the approval

2nd the price look cheap when it first start to sell in year 2006 but now was more then double for the under construction units

3rd completed units was sold lower then the under construction price

4th ive look at the design , type D look interesting where it separate the master bedroom and others room, plus a wall blocking the view from the main door

im aint agent nor owner of any units at the condo
my main intention is just to share some thought about that condo

many can talk about their experience in purchasing, living, renting etc etc etc

again, i would like to stress here that im not making any selling and please respect the t&c of this forum

This is a very nice condo and good for investment due to the location it will be good return.

Yes, the design is nice and density is quite low.
The thing I don't like is their parking bays. It's not basement or inside the building. It's open space parking but of course covered.
So in a way one might got a parking far away from the condo's block entrance itself. That's what I don't like.

yeah where you buy?

on my view, im pretty much like this condo because it dont have the basement parking,
as im more confidence with earth ground as the base of taller building rather then basement.

but is it true that you need to walk abit to your block for those parked at the parking plaza.
im not sure hows the security in the parking plaza

anyone been there?
is there any cctv or guard ?

The last I heard It's still under con. where 1st and 2nd block almost finish.

I bought townhouse as I'm more fond of "grounded" property. Although still strata title but at least I'm on the ground and can see my car out the door and have a little garden wink.gif

ive read the review on the blog

somehow or rather, if heard the price of under construction units are now more then 350k

wheres the completed unit for blok a and b sell starting at 250k

i wonder how this happen?

The time I asked is around RM250k-RM280k range.....
Usually prices are like that when it comes to different phases of development.
1st few phases is to test out the market.
So if the demand is there, than "here comes the money"....

Than again, it would also benefit the 1st phase buyer as they can sell their property at higher prices than their initial purchase.

Rental yield is very poor @rm1-1.2k.
Lots of owners wanting to rent at only rm1k due to oversupply.
It is afterall a high density project.
rm250-280k is a little overpriced.....

yeah with 4 blok of condos it wil be quite a high density project

one thing i realize about changkat is that, those units facing kl
will never been block for another 100 years

yeap rental is around 1.1k for basic and 1.5 and above for half or fully furnished.
im pretty much sure the price will shoot up
since changkat is the best option for those who work in solaris mont kiara and dutamas to rent a house or a room
what u guys think about it?

no la...dun think changkat view is the best option for those working there. there are many other affordable condos there too. Besides...i do think the roads outside the area is abit cramped up and near a electric cable if not mistaken?? And if not mistaken some of the layout is abit weird...all kind of shapes, make it harder to reno. I think i saw the 1st phase.

i feel very disappointed with the developer of changkat view as the construction material are all cheap stuff. can u imagine my sink can fall off on its own, a few of the pipes are broken. and this place is very noisy as it is next to the high way.

Yeah i almost wanted to buy a unit there until i went inside to see the unit itself. The window feels quite cheap and the not very satisfying finish turned me off. But for investment i think its a good choise because its near Hartamas, Mont Kiara etc. The 1st tower's occupancy rate was quite good when the new one launched.

Ok. I am getting a condo. Changkat view is one of my option. My other choices are Ken I, Sunway Sutera, and riana green.

Would anyone comment on above choices, thankss.. appreciated.
