One of the reason I bought is because of the colorful display, but many hv criticized saying it looks cheap, the entertainment mall is elegant, m pretty confident that it will be a success... smile.gif

Approximately 7 acres of land, not too big and not too small, could be something like Da Men UEP in Subang Jaya?
Da Men (9 acres) and Icon City (20 acres) are located in a super jam area too, I foresee something huge coming up.. hmm.gif

p/s : due to the superb location which is fronting the future LRT, Da Men service apt is calling 700/sf!! almost fully sold! very unbelievable shocking.gif

It is all to do with buying power, I hv to sat Puchong average buying power is 1 class lower than IU and Mid Valley, 2 class lower than PV, my 2 c

I think it have lift fr basement car park but I hv no time to search for it, I noticed the lift for the shops has lower ground button. Unless the Mall and cinema is opened, otherwise I think merely depend on the open concept shops would bring no crowd, I sweat a lot after walking along the corridor (1 round). How is the tenant response, not so encouraging right? sweat.gif

I still hv little skeptical on the success of SW, how is the tenancy rate there? If mojority are F&B outlets, then not very healthy, could not sustain long.
Is the entertainment mall open in April? Karaok & Cinema as well? Any clue?

Leasing team shd conduct another round of discussion with shops' owner, I think the rental rate is very high, SPS must understand that the amount of shops in Puchong is over supply, why I say so? If we examine the tenant mix in Bdr Puteri and Puchong Jaya, the percentage of F&B outlets is relatively higher than certain "wong" commercial areas like Taipan, Tmn Desa, Kelana Jaya etc. I think the leasing team is not aggressive enough.

I dun think Zest Point can be a success. If I am a retails shop businessman, I will not open my outlet in ZP, it is not whether the rental reasonable or not, but is the number of shops is not enough to pull crowd into this area. Even to open a mamak shop, they will do a survey as well.

Swimming pool? Wading pool? Does anyone has Solace original brochure to show the E-Deck facility layout? If not mistaken, the Solace is different fr Brio & Vio , the swimming pools arrangement is different for Solace, It has 2 long shape pools, wading is for kids.
Vio swimming pool is bout 60ft in length.
