I dunno whether Setia Walk will be a great success or not, but it somehow will draw some attention fr IOI and Boulevard crowd, quite fascinating walking around the shops, very windy

QUOTE(davkong @ Aug 8 2011, 01:26 PM) Most if not all the hotels currently in Puchong are budget hotels.. I hope the business-class hotel in SW will be different and really cater for the business community rather than "individual pursuits", although that will be hard to avoid. Hope it will slightly upmarket type and not fall into the same old category of what we already have there now.. +1I used place my visitors in Mid Valley, it is more convenience in Setia Walk now |

QUOTE(kthomespro @ Aug 27 2011, 05:20 PM) RM 600 psf too costly compared with last time we bought solace@Setia walk, only RM 340K++ (1007 sqf) Trigon is indeed a class above Solace, Brio & Vio in terms of facilities, quality finishing etc. The slow take up rate could very much attribute to the location, IMO the selling price is not the biggest issue, problem is too close to LDP, the traffic & future LRT noise are nightmare, furthermore sitting on top of commercial hub is not suitable for family choice, more for business trip stay This post has been edited by UFO-ET: Aug 28 2011, 02:33 AM |

QUOTE(yoki @ Aug 29 2011, 09:53 AM) i think ioi pfcc din so well...this whole block is empty, except madza??!! Although Puchong has been developed since 30 years ago, but my feeling is Puchong become lively in a sudden since 2009, all the mega projects like IOI Buolevard, Setia Walk, PFCC, LRT, Mileania City (Hilton), TTDI Dualis, The Wharf, Intellicity Bdr Puteri (in the planning stage) comes into the picture, perhaps it needs times for Puchongites to digest high end hotel may not work, if their main customers are corporate client what puchong lack is the settlement of major corporate entities 90% SME here i think As I said earlier, the biggest advantage of Puchong / Cyberjaya over other CBDs is nearer to Putrajaya & Airport, it can be another PJ, just a matter of time. QUOTE(yoki @ Aug 29 2011, 01:05 PM) back to trigone Ignore double volume design, it is hard to find 11ft ceiling new condo. Any recommendation? p/s : I know Putra Indah (Serdang) has 11ft, it's fabulous!!the puchong folks are not ready for 600psf lifestyle apartment yet the ceiling heights is only 9.3ft +- definately not luxury in eyes of many, min need 11ft to feel the space |

QUOTE(ronn77 @ Oct 2 2011, 11:12 AM) Looks like Skypod is going to price at same value per sqft compared to Trigon? If this is the case I think the response will be at least better than Trigon as it offers alternative to own a unit at SW with lower entry cost. Take a nap perhapsJust wish SW will be open soon but currently still pending for the traffic issues which is getting worse along the LDP. However I can foresee soon I can read newspaper while driving along that road on the way back home |

Surely Setia Walk is bringing up the value of Wawasan landed properties too, Wawasan residents shdn't make too much noise on it, furthermore SP's master has been approved at the 1st place.
The stretch fr IOI Mall to Bdr Puteri is confirm a traffic jam dead zone already once the LRT construction kicks start in Puchong Jaya, some LDP lanes will make way for the construction works... I dun see SP Setia / MPSJ can do much to ease the traffic flows at Wawasan bottle neck exit except that an new elevated LDP is proposed like in Subang, it has to be built. The real "MEGA JAM" is coming... This post has been edited by UFO-ET: Oct 3 2011, 07:45 PM |

QUOTE(davkong @ Oct 7 2011, 02:38 AM) Found this video.. after looking at this, i felt that the out of the so called 9 points danger points pointed by the RAs, only one is valid due to SW, the others are just normal criss-crossing which is already happening at the moment and you can find this every where in city, albeit the traffic condition will be compounded with the opening of SW, but that is not due to bad traffic design. The one point for concern is how vehicle from LDP is going into SW main entrance and the effect on vehicles coming out from Persiaran Wawasan. It seems like there will be a traffic light at the junction to let vehicles into SW and out of Persiaran Wawasan. If this is the case then there will not be criss-crossing as claimed but traffic will be held up at the junction, and that is the main point. The proposed ramp will not work coz it will clash with the pedestrian bridge... |

QUOTE(davkong @ Oct 7 2011, 12:28 PM) I still feel it's not fair for MPSJ not to issue the CF due to the complaint from residents when in fact they have approved the development and traffic plan... What i feel, they are trying to make it a big issue by highlighting so called 9 blind points when in fact it is not so. If MPSJ want to reverse their decisions every time someone make complaint, there will be chaos and they will have a busy time as it is ppl's nature to complaint everything. Precisely...The complaint committee shd raise 1 request to MPSJ, remove Setia Walk entirely. |

QUOTE(Koiman @ Oct 7 2011, 12:50 PM) It is definitely a big traffic issue at the junction and the jam can cause up to IOI malls. This is really a serious issue to look into. elevated highway for LDP is the ultimate solution to minimize traffic jam, not only Wawasan but entire Puchong.I dun see MPSJ can do much to ease the traffic, unless the gomen build a new link to Bandar Kinrara BK5B, is only 400m-500m away |

The jam kenot be escaped, if MPSJ stops issuing CCC to Setia Walk, wat happen to PFCC 3 new towers (including 1 hotel)??
Puchong township planning is improper, not much room to improve, a link road to Kinrara is crucial. Judging fr the traffic jam, SW is getting towards a success opening, with that Wawasan property price will increase another 10%-20% I think, if m a Wawasan owner, I would be very happy instead, worst come to worst, dispose my property and move to another place. QUOTE(Pai @ Oct 11 2011, 10:58 AM) Honestly dont understand why SPS so kedekut doesnt want to build additional ramp for SW..........they should look how smaller develper like Dijaya created a ramp to increase accesibility to Tropicana Mall.......and an addtional exit point ............ IMHO Tropicana city has done well............ No worries..relying on just one access ............... from wawasan somemore........ is dem risky especially for the retailers........... access is not really a key factor to decide whether a shopping is "wong" or not, but the design, layout, tenant mix and management does matter. Look at Mid Valley bout 10 years ago, the access fr KL? UE3 Mall / Times Square / Phoenix Plaza - Great access, but how? |
