QUOTE(IceQTurbo @ May 1 2018, 03:18 PM) I'm also currently having a RM100k loan with MBB which I applied in Feb15, currently the interest rate is @5.25%. Edit: Run the numbers and see if you'll benefit from reapplying. I'm not sure whether I should terminate it and apply with the promotional rate of 5%. QUOTE(xeda @ May 2 2018, 11:45 AM) You do realize that from Feb’15 until now, it’s more than 3 years already....and technically you said 3-5 years is acceptable period to terminate....so he can terminate if he wants to since it’s already more than 3 years. Oops, my bad.. Given the recent hike.. I read that as Feb 2018. Apologies! This post has been edited by voncrane: May 2 2018, 12:26 PM |

QUOTE(IceQTurbo @ May 4 2018, 12:27 PM) But by doing so, isnt it I'm indirectly paying more interest to the bank? As having longer period and the first few years most of the instalments will go to the interest portion. Yes you will begin paying higher again. Which is why I asked you to do the maths and see if the difference is worthwhile or not. Cuz if you leave as is, the flow isn't interrupted and each year, profits higher and principal lower. My 2 sen remains that you crunch the numbers. |

QUOTE(haziqnet @ May 6 2018, 01:59 PM) 2017 dividen is 7%. Average dividen for asb is around 7%+ since established. Bruh, while I understand why.. As a financial advisor, you shouldn't be making wide sweeping statements such as don't worry about interest being paid or assume that the fund will keep returning higher profits. 30 years is a long time and no real investment units can guarantee such. In the beginning, it began with double digits and now, they have to be creative to make it appear as 8%. There are real risks involved, good thing is the funds allows one to pull out and principal returned. You might want to highlight that instead. Just my 2 sen.Dun wori about the interest u pay. Look at this if u apply asbf 200k for 30 years, at year 30 your total payment is only 387k (include interest) while your total earning is 1.6 million. QUOTE(vondutch @ May 18 2018, 02:19 PM) I have lots of free time during lunch so let me make a comparison between 20years loan vs 30years loan. Conclusion the longer the loan term = more profit. TLDR: If one plans to terminate and reapply. Simultaneously apply and terminate close to the beginning of any month (promo dependent) to lock in specific rate (BLR rates dependent).. Process will take up till 2 months. If done right. One only loses 1 month dividends or max 2 months.. Life goes on.. Correct me if wrong.

QUOTE(haziqnet @ Jun 26 2018, 08:39 PM) The different are not much exactly moreover maybank give lower rates at 4.9%. But the problem is the premium charges include in the loan. For first few years the prinsipal will only deduct that premium not the loan. I see.. I understand it's not much.. However even an additional measly RM50 per month for 360 months quickly adds up. If you can share the amount, please do.. Else, i understand. I'm seeking to find out how much extra takaful is added to the 200K for full 30 years and how much per month. Also, roughly how many years is the "first few years only principal deducted"? |

QUOTE(Jazzaii705 @ Jun 28 2018, 03:34 PM) Hmmm.. I too was informed recently by Maybank that paying in additional money does reduce principal.. Except unlike some flexi housing loans, this extra payment cannot be withdrawn in similar fashion.. So once extra in, extra in.. Perhaps, its a MBB only thing? Edit: Can = Cannot..
