That money comes from your original investment - principal balance after you terminate your asb

Let say your principal balance left 175k from your 200k financing...after you terminate you will get the balance 25k

Your return are as below

Assume dividen profit 7.3% for both years
Interest profit = 7550
Original investment = 50,000
Principal balance = 47,855

ASB value
(50000-47855)+7550
= 9695

You will get about 9695 after 2 years

for nett profit i need to know how much you pay monthly...

but the calculation above not include your insurance refund...you take the insurance for 25 years right? so u still profit but not much...

so my advice wait for few years more or terminate and refinance with another bank. PM me for more info

My advice for you guys to maximize your return dun apply asb with insurance especially when your age are above 35 years old and moreover if you target to surrender you ASBF below than 5 years...

the insurance will increase your total installments plus if your loan duration is below than 25 years.

so make sure you seek advise from consultant if you dun understand or need more info to help you maximize your asbf...

making investment without knowledge will non-profit you at the end...

one of the famous technique in ASBF

ASB + Car
--------------

Situation

Ali want to buy a car. The installments is RM550/month. Therefore before buying he apply for ASBF 100k with the same installments. Ali make his first ASBF at 2016

2017 Ali buy his 1st car

So how Ali pay for his installments?

He used the dividend he get from his ASB year 2016 to pay for 1 year car installments.

Calculations as below
..............................

2016 dividend (7.3%) = 7300
Car installments per month = 550
Car installments 1 year = 6600
Dividend balance = 700

Continue the above step till years 10

After 10 years
-------------------

Every year after Ali paid for his 1 year installment he will get dividend balance RM700

Dividen balance total
700 x 9 years = 6300 (a)

Than Ali terminate his 100k ASBF and get

100,000 - 84098 = 15902 (b)

10th dividend = 7300 ©

so lets add all (a)+(b)+©

6300+15902+7300 = 29,502

Conclusion

By combining ASB and car loan installments Ali just not get the car but also with a total of RM29,502 from his ASB financing.

i cant answer your question as im not clear what the consultant had said to her...however most consultant will give their advise why they shouldn't terminate his investment either its not the right time or it will nonprofit the client...but after the consultant explanation if you still want to terminate your ASBF than just proceed...u dun need their approval...

Its either you are profit or not if you terminate your ASB at that time...

to terminate your ASB just go to the bank and fill up the ASB surrender form (if not mistaken) then give back to them...your ASB will terminate soon after that...simple as that...if u apply your ASB with insurance than you will get the insurance refund after few month...

Step by step how to use rolling dividen technique and maxout ASB 400K

Very simple actually

We start with 100k ASB
Monthly installments RM550 (5.2%)
One year installments RM6600
Assume dividend at 7.3%
Financing duration = 30 years

1. 2016

Apply 100k ASB

dividend = 7300

Balance = 700

(Use the dividend to payout for the rest installments)

2. 2017

Apply 100k ASB

dividen = 7300

Balance = 700

(Same method use the dividend to payout for the rest installments)

3. Continue the above step till year 4.

After 4 year you maxout all ASB quota and you dont need to pay more using your own money. All the installments for each 100k's will be paid by its own dividend

Your total capital
(550x12)x4 years = 26400

Your ASB total 400k

Nett profit = 373,600
ROI = 1300%

Dengan pembiayaan ASB klu anda 'twist' byrn komitmen anda menggunakan dividen ASB dan bayaran balik pembiayaan ASB menggunakan gaji anda pada akhirnya anda akan dpt kedua-duanya sekali.

Sbg cth Sariyanti membeli rumah bernilai 200 ribu. Bulanan utk 30 tahun RM1100

Sariyanti mohon pembiayaan ASB 200 Ribu juga 30 tahun dengan bulanan yg sama RM1100

Selepas setahun Sariyanti gunakan dividen ASB utk byrn ansuran rumah dan bayaran bulanan ASB dibayar menggunakan duit gajinya

Pengiraan
=========

Andaikan dividen 7.1%
Jumlah dividen setahun RM14,200

Bayaran ansuran rumah setahun RM13,200

Lebihan dividen RM14,200-13,200 = RM1000

Ulangi langkah ni selama 30 tahun

Hasilnya...

Selepas 30 tahun (Andaikan dividen 7.1%)

- lebihan dividen
RM1000 x 30 tahun = RM30,000

-dividen tahun ke 30 = RM14,200

-Pulangan pembiayaan = RM200,000

Jumlah keseluruhan = RM244,200

Akhirnya selepas 30 tahun Sariyanti

✔ memiliki sebuah rumah

Yes, can. Just provide documents as below,

- 6 month company bank statements,
- a copy of your IC,
- a copy of your SSM (include company details registration)
- EPF statement if available.
- Front page of your ASB book account

hi there. may i ask you want to apply for ASBF for what purpose...?

if u r planning to put your 15k cash (actually only about 13200) into 200k ASBF at 30 years tenure yes the dividend can cover up your next repayments based on the ASB record performances so far.

but my suggestion if you are still young doing flipper will be a good choice as you can earn cash money every years until you reach 35. If you want to know more about ASB flipper please pm me.

By compounding sure 25 year with 5% will be more profit...

But if using rolling dividend technique 5.2% rate at 30 years will be a good choice

For example :
25 years 5%
100k
Monthly RM584.59
Yearly RM7015.08

30 years 5.2%
100k
Monthly RM549.11
Yearly RM6589.3 2

Let say the dividend announce at 7%

For 25 years you will need to top up another RM15.08 while for 30 years you will get dividend balance about RM310.00

So before making asb financing choose which type of technique will you use either compounding or rolling dividend

Plus dun forget BR can change time to time, so that 5% will not stay forever...

If you can choose to pay less you should take it..

if u dun have any commitment RM2k will be enough...

use this DSR calculation to calculate how much you can apply

calculate base on your nett salary (after deduct SOCSO,EPF and so on)

2000 and above x 95%

2000 and below x 90%

than minus with all commitment not stated in your payslip + living cost RM500

you will get the amount you are eligible to apply for ASB financing



for example let say your nett salary is 2.5k

than the calculation as below
---------------------------------

more than 2000 x 95%

2500 x 95% = 2375

other commitments = 700

2375 - 700 = 1675

than deduct living cost 500

1675-500 = 1175

after get this total refer to ASB repayment table

after you get the 1st dividend you can use it to apply for another financing

if u apply 50k for now u will earn about 3600 if the dividend announce at 7.2%

After you get the dividend use this formula to calculate how much you can apply for the next ASBF
dividend / 12 x 80%

for example :
------------------

3600/12 = 300

300x80% = 240

refer this amount at ASB repayment table. For 240 you can apply another 40k (220/month)

so now your total asbf will be 90k.

Next year use the same method to apply for another asb financing until you reach 200k

than open ASB 2 account and do the same thing.

Let me share you something. Someone might already know some may not...

Ok how asb financing make profit?

1st from dividen
2nd from prinsipal

Let say u are applying 200,000 financing earlier 2016 than terminate it earlier 2017

Monthly = 1100
Bank rate = 5.2%
Duration = 30 years
Dividen 2016 = 6.75%

Profit from dividend

200k x 6.75% = 13,500 (a)

Than principal by ammortization ur balance left 197,154 so 200,000 - 197,154 = 2846 (b)

Total earning (a)+(b) = 16,346©

Ok now calculate your net profit
(Total earning - capital)

1100 x 12 = 13,200 (d)

©-(d) = (e)

16,346 - 13,200 = 3146 (net profit)

ROI (net profit/capital x 100

(e)/(d) x 100 = (f)

3146/13,200 x 100 = 23.83%

I want to ask you is there any low risk investment out there that can give you ROI (23.83%) in 1 year?

If you do ASB saving how much at least of dividend you must get to have this much of profit?

Please do remind asb financing is the best tool that u can use as force saving. If u r saving by yourself im prettry sure you cant hold that money from being used when u really need it.

So please do asb financing with knowledge. You only see asb dividend is getting less years by years and are not profit. Its wrong. Still profit but less.

Investment will have time it go low and then go up again.

Here 1 study case i want to share

What happened to those who apply asb financing at short duration? Will they still profit or not?

Ok look the situation below

Apply ASB 100K (2016)
Duration 10 years
Monthly 1070
Bank rate 5.2%
2016 dividend 6.75%
Terminate early 2017

Look at the calculation

100k dividen at 6.75% = 6750 (a)

Principal by ammortization left 92,169

100,000-92,169= 7831 (b)

Total earning 6750+7831 = 14,581 ©

Net profit
Total earning - capital

1070x12=12,840(d)

©-(d)=(e)
14,581 - 12,840 = 1741

ROI (net profit/capital)

(e)/(d) x 100 = (f)

1741/12,840 x 100 = 13.55%

I want to ask you guys 13.55% of profit in 1 year is low or high? UT with your own cash only get around 10-15%. But with current economy i think you will get less than 10% for this year.

Another point i want you to understand the less your financing duration means more principal will be deduct from your original financing

So do u guys still need to worry because dividend is below than 7%?

Yes i do understand for those who were applying asb financing below than 29 years your dividend wont cover up you installment for the next year. Here i teach you how to make u less burden to pay for the installment. You pay every month using the dividend by divide it into 12. Than you put your own money every month the amount thats still not enough. By doing this, you will not feel burden when paying the installments.

Have you look at their 5 years performance? How much % they state?

Yes by calculation 1.2k with 12% of dividend you will get about 93k before deduct the available fee or charge. Plus do you already plan your investment? And can you risk 1.2k permonth? If can proceed. If not think twice.
