QUOTE(PrincZe @ Sep 29 2016, 07:21 PM) So I wanna ask. yes sure u can...from my calculation u only need about 28 month to get another 30k from the compounding dividendInside asb acc got 20k example (manual saving) So I can loan another 180k right I loan 150k and + 20k = 170k, and over the years it will fill the gap of 30 k example from the dividen So does it mean that if I sell my 150k,the next loan I can take is maybe less than 150k? Will the compounding not as strong as I straight loan 200k? calculate from 150k loan + 20k (original saving) So does it mean that if I sell my 150k,the next loan I can take is maybe less than 150k? no you still can apply for 200k asb loan but why u want to surrender it if u still can pay for it. It will be a waste instead im advising u to apply 200k loan for ASB2 (30 years) without surrendering your current loan (ASB1) You can pay your ASB2 loan using your ASB1 dividend for 1 year...At 2nd year use ASB2 own dividend to pay for the loan (rolling dividend method) so my calculation assumption dividend rate at 7.25% you will get : 1st ASB account after 30 years you can earn approx. 1.6 million (pay using your own money) 2nd ASB account after 30 years you can earn approx. 300k (rolling dividend method) for your last question, yes the more you loan the more you get for your compounding interest... -Premier wealth advisor- This post has been edited by haziqnet: Sep 30 2016, 10:32 AM |

QUOTE(PrincZe @ Sep 30 2016, 10:41 AM) surrender original 150k of loan, not 200k. because example if i have 20k inside, max loan i can get is 180k loan right? 1st question the answer is correct.in this case i took 150k. so should i surrender 150k after 5 years example, and see whats the new total amount remain then apply a new loan to max out 200k? for 2nd question ok if you loan 150k and surrender it after 5 years, u will get approx. RM62k (interest) + RM12K (balance from loan) = RM74K so u only need to loan another 126k to max out your 200k ASB so if u really want to use this method also can... but if u ask me, it will be better if u keep your 150k loan and max out your ASB2 account... -Premier Wealth Advisor- This post has been edited by haziqnet: Sep 30 2016, 11:31 AM |

QUOTE(buggie @ Oct 9 2016, 10:14 AM) Ammortization. Terminate and re-apply to get back a portion of what you've paid to increase the ROI true compounding is the advantage in ASBF...But if possible let it compoun la.... then the 2.5% like peanuts only look at this calculation what is the benefit by compounding your dividend 200k asbf montly RM1100 finance tenure 30 years total payment RM1100 x 30 years = RM396,000.00 30 years compounding dividend (7.25%) = 1.432 million your ASBF 200k = RM200k total = RM1.632 million Your nett profit = RM1.632 million - RM396,000 = RM1.236 million |

Just want to share the difference between ASB saving and ASB financing for those who still dont know.
ASB financing VS ASB saving =================== RM1100/month Dividend rate 7.3% Period : 5 years ---------------------------------- ASB financing method After 60 month / 5 years Financing balance = RM184,147.00 Cash = RM15,583 Interest compounding = RM84,464.00 Total cash in ASB account RM15,583 + RM84,464.00 = RM100,047.00 ASB saving method After 60 month / 5 years Cash in ASB account = RM79,352.00 Difference RM100,047.00 - RM79,352.00 = RM20,695.00 With the same amount of commitment you will earn more with ASB financing. QUOTE(eastwest @ Oct 25 2016, 10:48 AM) Not all can pay 1100 every month... if 30k loan (rm190+-), worth? Im just sharing the difference between saving and financing...big figure will be good for example...btw, November should be the last month to apply for loan, right? because I heard banks doesn't disburse money for asb certificate in disember...?? but it u want to apply ASB financing make sure only do with an amount you can afford...if not it will be a burden to you... btw, November should be the last month to apply for loan, right? because I heard banks doesn't disburse money for asb certificate in disember...?? Yes correct...this month will be the last...u also will get a month of dividend from this year...simply said free money for those who start invest now...because u only will start your repayment at January next year... Last make sure before u invest, u already set your goal. For example, buying your dream car/house, saving for retirement and so on... If u r interest please pm me... QUOTE(monara @ Oct 29 2016, 01:28 PM) Care to explain more about this PRS? Basically PRS is same like EPF...Is is compulsory to put min rm100 EVERY MONTH? I thought its opt to use when and how much to put. And for that gov incentive, this recent budget 2017 has revised to rm1000 right? And its for below 31 iianm. Thanks. However EPF annual return only around 6.3% while PRS around 8-10% PRS will be invest in unit trust at low to medium risk investment Yes minimum to contribute for PRS is 100/month and above however you can stop contribute anytime you want and the balance in your PRS will continue to be invest until you reach age 55. For those who age are below 30 years old and have a minimum of RM1000 in their PRS account will get RM1000 incentive (one time only) from the government Plus you also can get tax relief max RM3000/year... If you have more question about PRS please whatsapp me at 011-10785052 haziq. This post has been edited by haziqnet: Oct 30 2016, 02:02 PM |
