applied for 155k asb loan, bank sotong @ 5% rate. now on the 12th-month loan tenure.
u guys terminate most at what time?

I'd say it's still too early.. Give it a couple more years. Read backwards, it's been explained recently.

Promo is until the end of this year.

Imo the faster the better, to benefit from the max 30 years loan tenure since the loan is only up to 65 years of age. And also the earlier you do, the faster you’ll be able to reap the return.

Hi,
want to ask

Let say if I have like 5K cash to pay for 1 year and i to do ASB Loan.
and after 1 year, i just want to use the dividend as monthly repayment until the loan finished.
How much is the suggested loan i can make? And How many years?

In addition to what dakkuwos posted, I think the more important question is if the dividend after a year is even enough to offset the loan payments.. Go see history, dividend has been reducing year on year. That tactic of pay first year, rinse and repeat does not apply anymore. My 2 cents.

Is Maybank's asb loan insurance optional? Does anyone know?

I found the 5k insurance premium on a $195k loan a bit too much.... is this usual? I'm in my late 20s not an old human....

I need to know your exact age but it's around 4-5k.

Not sure on whether insurance is optional, but if I'm not wrong Maybank's ASB loan has lock-in period with a max tenure of only 25 years?

At the time of my application I was 26 and it's been 3 years since. Loan tenure is 25 years. I can't seem to find my loan and insurance agreement now so not sure if there's a lock in period =/.

Planning to refinance with with a lower interest rate and get rid of that insurance. I don't find the insurance necessary since the bank can sell the sijil and get back their money in full.

Insurance premium at that time may differ from the premium today. It would be around 4.2k today.

The interest rate offered 3 years ago was 6.6% now they have reduced to 5+%.

If the usual range of the insurance premium price is 4.2k then my 5k is a lot =/...

Perhaps I should refinance with other banks without the insurance.

Well, you can definitely profit more with lower rate and longer tenure (30 years). How much are you currently paying monthly?

My monthly installment is $1,174.

It would be good if Maybank insurance is optional..

Mutual trust and asbf actually are not too differ.

Mutual trust profit comes from capital growth and dividend

Asbf = dividend + prinsipal sv

Rule of thumb high risk high return. Mutual trust can give more return compare to asbf in long term. Plus it wont effect your ccris record.

Also mutual trust can invest without using your cash if u have EPF account.

If u ask me invest jn both platform if u can

Mutual trust suitable for retirement fund and long term saving (5 years above)

Asbf suitable to save money in short of time 5 years and below.

Those who apply asbf with rate more than 5.2% and with full takaful i will advise u to terminate and reaaply with the new rate. Especially to those who make asbf for long term. Cimb still have offer 4.8% for asb 1. Ask me for more details. The best part of it u will get after sales service from me by wassap.

As for Ambank, monthly instalment of 195k @ 4.75% for 30 yrs is RM1,018 excluding takaful.

Do let me know if you would like to have a look at the repayment table smile.gif

And also fyi if your new loan application is disbursed at the same month you terminate your existing loan, you will still get to enjoy the full 12-mth dividend. Whole process of application to approval to disbursement takes about a week or two.

no lah.. dividen based on baki terendah setiap bulan.. terminate & disburse within same month only 11 month dividen ( for 0 cash full asbf )
