Is Maybank's asb loan insurance optional? Does anyone know?

I found the 5k insurance premium on a $195k loan a bit too much.... is this usual? I'm in my late 20s not an old human....

I need to know your exact age but it's around 4-5k.

Not sure on whether insurance is optional, but if I'm not wrong Maybank's ASB loan has lock-in period with a max tenure of only 25 years?
*
At the time of my application I was 26 and it's been 3 years since. Loan tenure is 25 years. I can't seem to find my loan and insurance agreement now so not sure if there's a lock in period =/.

Planning to refinance with with a lower interest rate and get rid of that insurance. I don't find the insurance necessary since the bank can sell the sijil and get back their money in full.

Insurance premium at that time may differ from the premium today. It would be around 4.2k today.

Lock-in period is 2 years if I'm not mistaken. What's the rate offered at that time? Above 5?  hmm.gif
*
The interest rate offered 3 years ago was 6.6% now they have reduced to 5+%.

If the usual range of the insurance premium price is 4.2k then my 5k is a lot =/...

Perhaps I should refinance with other banks without the insurance.

Well, you can definitely profit more with lower rate and longer tenure (30 years). How much are you currently paying monthly?

My monthly installment is $1,174.

It would be good if Maybank insurance is optional..

I terminated my ASB loan from maybank and reapplied again with a lower interest rate two weeks ago. Loan approved but yet to disburse, can I cancel? Any penalty fees? I didn't have a copy of my application form so had no idea...

Just wondering. Why do u suddenly want to terminate, again?
*
because upon the approval of my $200k loan they quoted me a takaful of RM8.6k... seriously wtf...
I'm planning to call the general line to cancel the loan cos i dont dare to talk to the consultant

I'm looking to refinance the asb loan from ambank @4.75%

This is why one should always read the fine print and know exactly what you are getting into before signing. A consultant may not fully explain things, that's where black and white shine.
*
I know the insurance is compulsory and the premium will only be calculated during the loan application process. It is just the ridicurious charge that is putting me off.

I'm not sure about Maybank, but for CIMB, after the financing is approved, the consultant has to revert back to the bank on the behalf on client either the client agreed to proceed or not after the client receive and read the Offer Letter.

You may try talk to the bank and state that the consultant never mention about the takaful things but technically you already agreed to it since you have singed the documents.
*
Thanks. I'll try to call the bank to check if there's any penalty to cancel the loan before disbursement.

An experienced consultant should be able to estimate more or less the amount of takaful charges depending your tenure. Assuming your financing tenure is 30 years, total of RM 8.6K should be around 8600 / 30 / 12 = RM 23.89 monthly.

the takaful of my previous asb loan with them is just $5k for $195k loan

The takaful increase is because of your age. The higher your age the expensive the takaful value

Just 3 years older how could it increase so much

No.1, maximize the loan tenure so u will pay less and also get more ROI. Let say u apply 200k asb only for 20 years u need to pay 1298/month and for 30 years only 1050/month. Also if u have more money u can max opm more than 200k. When u max out the OPM your return will be greater.

*
For the 10 years subsequent to the 20yr loan you get the full profit so I think the return for a shorter loan is good as well or perhaps better than longer tenure since you pay lesser interest.

I am NOT from maybank, but I am a broker for mortgage and ASB and can probably help you with your questions
*
I see. Do you know if maybank imposes any penalty fee to refinance the ASB loan?
