Dun worry bro...start with little first is ok...if u r young make the max loan of 30 years with the afford amount u can and keep paying for atleast 5 years...after 5 years surrender your asb and use that money to pay for your whole year 200k asb loan....from here u just need to use the dividend money to pay for your loan....this is one of the easiest way and without to burden urself paying the high monthly commitment...but pls take note with this technique u wont be able to utilize the full benefit of compounding interest...but atleast u can earn more than 200k after 30 years...still a good amount for retirement right?

i mean its better to surrender after 5 years not less than 5 years...if u surrender before 5 years u will not earn a lot from the compounding...minimum is 3 years but the best (my suggestion) is 5 years..

Tak paham bro.... on that part you said about using asb that I surrendered at Year 5 and paying for whole year 200k asb loan. u mean after I surrendered, I apply ASB loan 200k??

1. contoh tuan mampu apply pinjaman 50 ribu utk 30 tahun (BANK PROFIT RATE 5.2%)

bulanan = RM275 (tanpa insuran)

jd tuan byr amaun RM275 secara konsisten selama 5 tahun

Jumlah keseluruhan = RM21,000 + RM4,000 = RM25,000

bulanan = RM1100 (tanpa insurans)

total setahun RM1100 x 12 = RM13,200

Jumlah RM13,200 ni tuan ambil dari RM25,000 yg tuan dpt dari surrender ASB sebelum ini

RM25,000 - RM13,200 = RM11,800 (baki ni terpulang pada tuan utk buat ASB 2 atau gunakan utk diri sendiri)


Ok kesimpulannya, dgn modal RM13,200 tuan ada ni, tuan boleh bayar bulanan pinjaman ASB utk 1 tahun (secara bulanan bukan lumpsum) tanpa menggunakan duit poket sendiri...Selepas 1 tahun tuan bole gunakan dividen yg tuan perolehi setiap tahun utk membayar pinjaman tuan sehingga 30 tahun...walaubagaimanapun cara ini tidak dapat memaksimakan keuntungan dari compounding tetapi ianya tidak akan membebankan tuan.

Tips tambahan : jgn bayar bulanan ASB dari dividen yg diperolehi secara lumpsum tp secara bulan2...jadi baki yg tinggal di dalam akaun ASB akan dikira masuk dlm kiraan dividen setiap bulan...


Jadi dgn bayaran minimum tuan RM275 sebelum ini, selepas 5 tahun tuan upgrade ke pinjaman ASB 200 ribu tuan tidak perlu membayar apa2 pun menggunakan duit tuan sendiri...

katakan sy ambil 150k. sebulan rm895 (ikut jadual maybank). agak2 brp kos2 lain spt insuran/Takaful, GST & Fi Sijil nak kena tambah lg...

still berbaloi cuma bayaran lebih mahal la...boleh saya tanya tuan bekerja di sektor swasta @ kerajaan? bole dptkan no. telefon? sy boleh menawarkan sesuatu yg lebih sesuai dengan tuan...@ tuan ambil no saya ni 011-10785052 haziq

kos takaful tgk berapa tahun tuan nk buat...klu islamic loan hanya ada fi RM60 skali byr shj...

Ramai sebenarnya masyarakat kita yang xtahu kelebihan ASB Financing ni. Mereka ada yang terhasut dengan mitos-mitos yang buat financing ni HANYA untung kepada bank. Padahal wang hasil yang bakal diperolehi itu lebih banyak jika dibandingkan dengan simpanan sendiri. Sangat PELIK jika ada bumiputera yang tidak memanfaatkan sepenuhnya kemudahan ini untuk menjamin ekonomi yang lebih kukuh di masa akan datang.

Ok. Ada banyak teknik dalam ASB Financing ni yang dapat disesuaikan mengikut kemampuan dan target perancangan masing-masing. Salah satu caranya ialah JANA 130k dalam 5 tahun. Dengan komitmen hanya rm1074 sebulan SAHAJA.

1. Tahun pertama buat ASB Financing husband. Bulanan rm1074, cari yang rate rendah (5.0%). Setahun total kena bayar rm12,888. Katakan lepas setahun dividen dapat 7.25%. So dapatlah rm14,500. MAINTAIN bayar sehingga 5 tahun.
2. Tahun ke-DUA apply lagi ASB Financing wife rm200k. Gunakan rm12,888 dari dividen ASB Financing husband untuk bayar monthly installment rm1074.
3. Tahun ke-TIGA apply pula ASB2 Financing husband rm200k. Gunakan rm12,888 dari dividen ASB Financing wife untuk bayar monthly installment rm1074. Anggaran dividen ASB2 7.05%, dapatlah rm14,100.
4. Tahun ke-EMPAT apply pula ASB2 Financing wife rm200k. Gunakan rm12,888 dari dividen ASB2 Financing husband untuk bayar monthly installment rm1074.
5. Kalau dapat proxy untuk tambah 200k ASB Financing pada tahun kelima ni lagi cun, tapi dalam kes ni, cukup sekadar 4 sijil rm200k dengan total keseluruhan jadi RM800k.
6. Hujung tahun ke-LIMA terminate kesemua ASB Financing korang. Tengok berapa hasil yang akan korang dapat.

Dividen Tahun Akhir : 14,500
Principal Terkumpul : 12,739
TOTAL = RM 32,075 ✔️

🔴ASB2 Financing Husband
Baki Dividen : 1,212 x 2 = 2,424
Dividen Tahun Akhir : 14,100
Principal Terkumpul : 9,312
TOTAL = RM 25,836 ✔️

🔴ASB2 Financing Wife
Compounding Dividen ; 29,194
Principal Terkumpul : 6,052
TOTAL = RM 35,246 ✔️

▶️TOTAL KESELURUHAN = RM 130,447 ‼️‼️

Nak lagi banyak ?
➰baki dividen biarkan compounding
➰ambil setiap bulan duit dividen dari asb untuk bayar installment

So I wanna ask.

Inside asb acc got 20k example (manual saving)

So I can loan another 180k right

I loan 150k and + 20k = 170k, and over the years it will fill the gap of 30 k example from the dividen

So does it mean that if I sell my 150k,the next loan I can take is maybe less than 150k?

Will the compounding not as strong as I straight loan 200k?

- You can still take 150k... in fact up to 180k if your 20k earlier was still in there. If you take out your 20k, then you can take up to 200k loan. The dividend doesn;t eat into your quota,it merely grow your ASB size.

- of course the more money in there the more it compounds.

My advice if you can afford the monthly installment, take out the 20k and take the full loan of 200k which earns you the 7.++% dividend. The 20k, put into your ASB2 earning you a further 7.++% dividend.

In a nutshell, you earn 7.++% dividend on 220k but only pay 5% interest on a 200k loan.

yes sure u can...from my calculation u only need about 28 month to get another 30k from the compounding dividend

calculate from 150k loan + 20k (original saving)

no you still can apply for 200k asb loan but why u want to surrender it if u still can pay for it. It will be a waste instead im advising u to apply 200k loan for ASB2 (30 years) without surrendering your current loan (ASB1) You can pay your ASB2 loan using your ASB1 dividend for 1 year...At 2nd year use ASB2 own dividend to pay for the loan (rolling dividend method)


so my calculation assumption dividend rate at 7.25% you will get :

1st ASB account after 30 years you can earn approx. 1.6 million (pay using your own money)

2nd ASB account after 30 years you can earn approx. 300k (rolling dividend method)


for your last question, yes the more you loan the more you get for your compounding interest...

1st question the answer is correct.

for 2nd question

ok if you loan 150k and surrender it after 5 years, u will get approx. RM62k (interest) + RM12K (balance from loan) = RM74K

so u only need to loan another 126k to max out your 200k ASB

so if u really want to use this method also can...


but if u ask me, it will be better if u keep your 150k loan and max out your ASB2 account...

Asb new campaign promotion.. from 30 sep to 30 Nov..

If you are Cimb payroll customer . Then you would entitle effective rate 5.0% p.a.(BR+1.10%) which is the lowest in market

Cimb payroll customer which mean your salary being credited into cimb bank account .

Tak perlu full ASB1 pun. Tak ada syarat macam tu.
Boleh apply loan ASB2 bila-bila masa.
