Hi all,

If anyone here is from penang and looking for contractor/grill/awning contacts, let me know. I have save the numbers of the good ones and still in contact with them for about 8 years now. the fact that they are still doing the same business after 8 years can be use as proof that their price is reasonable or their quality/workmanship is good and reliable...

I am not going to earn anything but feel good to share good and reliable contacts... win win situation for both user and supplier... smile.gif

Dear sifus:

Super newbie here when it comes to renovation. I'm thinking of buying a subsale house, and looking to estimate the potential cost of renovation that I might incur

The following is what I expect to carryout.

1) Extend roofing for porch - 20' x 20'. Re-tile the car porch as well and plaster roof ceiling.

2) Partially hack one side of front brick fence (to widen gate opening) and install autogate

3) Add a wall partition in the house to create a maid room at bottom floor. 10ft x 2ft x height

4) Bottom toilet: Change squating toilet to sitting type. Redo tiling. Area: 5ft x 7ft

5) Masterbed room toilet: Total revamp. Change tiles, toilet, sink and all.

6) Hack one wall to combine kitchen and dining area. Floor tile, full wall tile and cabinets for kitchen (20ft x 10ft). Cabinets not too pricey, but not too ugly as well.

7) Plaster ceiling whole of second floor and kitchen below. Total area 1100 - 1200 sqft

How much do you guys think I might have to put aside for all of these?
Thanks a bunch!

Appreciate some cost guidance from sifu's here

I'm about to move into my new place which is an old 2.5 storey 20x80 house is SS12 Subang

I'm planning to:
1) front extension by 20x8 feet for both floors
2) back extension by 20x7 feet for remaining space for both floors
3) replacement of tiles at car porch and extension area
4) re doing 3 toilets in the house which will be extended as part of extension above with no moving WC and other piping works which will increase cost (happy to work around)
5) rewiring and to install necessary airconds in all rooms in the house
6) piping work where required including adding water tank / water pump for the house
7) whole house painting
8) removing existing 10 feet gate and putting in 16 feet gate. Hacking work here

For the above works under a budget, what's the cost I be expecting for wet works

I don't mind buying the tiles, paint, fittings etc. What's the rough estimation?

Appreciate some guidance

Hi, newbie here.
my parents wanted to renovate our house and found a contractor contact from a magazine (more like a pamphlet), his name is Wilson.

This Mr Wilson is based in Seremban and my house is in Serdang. He claimed that he had did quite a lot of construction and had a construction company.

My house was 22x70 sq ft. The renovation that we planned to make was
1. Extend both ground and 1st floor to the end
2. extend the front living room 5sqft forward
3. make some partition by building walls
4. repair the roof which was always leaking
5. change the floor tile with 2x2
6. painting and wiring

He promised us that it will be done within 6 months and until now he had just came for around 5 times.
1st time is when coming to make quotation,
2nd time is to clean the roof
3rd time is to continue cleaning the roof,
4th time is to clean the parking lot cement
and 5th time is to continue cleaning the cement.

He gave us alot of excuses that he got dfficulty in getting permission to proceed from the local authority, although he gave us a floor plan, but the plan is in wrong format.
When i asked him why is it takes so long time and what can i do, i ended up get scold from him and he even asked us to go to the MP to get approval. When we asked from the floorplan from him, he said it was his company's property and dont want to let us have it.

So no choice, he had wasted around half year basically doing nothing for us, so we had decided to go to MPSJ ourself. At that time we found out that the floorplan he did was in wrong format, and the officer incharge was very effecient. The following few days they already follow up and send an architect to draw a plan for us.
So the question is, is this contractor im hiring is a reliable one? He had FFK us most of the time, and asked for money a few times (about 50k from total 130k his estimation eventhough seems like no progress at all).

So a few opinion i need from all the sifu's here.
1. Do i need to wait for him to continue after got the plan and approval from MPSJ or i should hire another contractor/ ID instead?
2. Do anyone have any contact of contractor/ internal design based in Serdang/ Kajang/ Putrajaya with good reputation/labour/ efficiency with reasonable cost?
Thanks.

Need rough area to justify the cost. Powder coat iron grill slight expensive. Electrical items seem fair to me.

Hi,

What's the average cost for iron grille + powder coating per square foot?

Plaster ceiling: Hall and dining area is around 22x30 and kitchen is around 12x20.

The L-shaped tempered glass is 15mm thick and about 60sqft per windows. I changed 2 windows.

What about the hacking charges? Is it fair?

Thanks.
