Am planning to reno my flat unit
my unit is only 768sq ft..

- Demolition wall between kitchen & living hall (5ftx8ft), plumbing works in kitchen, made good to all walls due to hacking works
- Demolition old kitchen window wall in kitchen, reconstruct and install of aluminium window (1ftx4ft)
- Lay wall tile to toilet to ceiling height where the toilet dimension is 5ftx5ft(6ft height) + lay floor tile to kitchen (10ftx7ft) including both hacking of old tiles and materials etc but excluding the tiles itself.
- Construct drop ceiling at bathroom c/w access panel
- Construct L-box ceiling design at living hall+kitchen (226ft).didn't decide yet either laminate roof or plaster as my unit height is only 8' 6" (i dont think its enuf to put downlight or LED downlight can?)
- Rearrange MBR door (remove, construct wall,hacking wall on d other side, supply new door+frames)
- Construct shower kerb to bathroom
- Change the toilet bowl
- Replace DB to 63A
- Replace external 30Amp fuse to 60Amp
- Three A/C points, Supply & install A/C trunking concealed at MBR+BR2+living hall
- Oven & microwave socket pts (connect to DB) 2pts in total
- Suction fan pt for kitchen
- Heater pt + supply water-pump c/w labour to install
- Supply & install metal window grilles to living hall & bedroom
- Supply & install metal grilles to main entrance
- Supply & paint the whole house exclusive of paints (2 layers)
- To made good to all doors & frame paint works

How much do you think this is?

depend on location and condition, material of paint, grill, and so on...
you may budgeting between 25-30k +- ....

Sorry but am extremely new to reno stuff...
What are the below for and what are the benefits?

- Replace DB to 63A
- Replace external 30Amp fuse to 60Amp
- Oven & microwave socket pts (connect to DB) 2pts in total

wanna ask sifus here... do anyone have an estimate on how much would plaster ceiling cost for a whole apt size 1076sf? 3 rooms and 2 bathrooms...

normally what is the thickness of the basic plaster ceiling? is a 10ft height apt suitable to do plaster ceiling? Also after installation of plaster ceiling, theres no need for painting it right?

U will need 2 feet space for install plaster ceiling. Need to paint as there will lots of joint for the flat board.

Why need 2ft space, i have done < 8", just enough to install down light

U may need to change the cable from external to DB to min. 25mm2

2 feet is quite thick leh.. Then I'll left with 8 feet.. If instal ceiling fan a typical 5 foot plus our 6 foot guy raise hand then hand kena the fan d.. how to calculate price for plaster ceiling?

This is what i heard from my contractor, maybe i am wrong as Skng03 mentioned. Better engage with contractor for more information.

Hi everyone,
I'm new here. Need some advice from the sifu here.

I recently received the following breakdown from a contractor- can you let me know whether the pricing is okay? Looks pretty expensive to me. My apartment is the highest and therefore, the developer had done the flat plaster ceiling. What I need is basically is the L box / hanging box ceiling to put the T5 and downlights. They just need to put a hole on the plaster ceiling for the downlights. The size of my apartment is 972 sqft.


Living hall L-box ceiling -1850

Living hall 16nos ligh point. -1040

Dining hall L-box & entrance ceiling. -1250

Dining hall Fan point & hock. -130

Room 2 fan point & hock. -130

Room 2 change plug point. -80

Dining hall 9 nos light point. -585

Kitchen plaster ceiling. -750

Kitchen 6 nos light point. -390

yard 2 plug point. -260

Kitchen cutting (6 ") -360 --> I don't know what is this for.

Main door ceiling light point. -70

2 bathroom water heater point. -460

Kitchen oven point. ( switch control). -180

Kitchen change inlet & outlet Paiping & repair tiles. -350


Any good reliable and reasonable price contractor that you can share?

hi guys..

can anyone share Penang renovation contractor [preferably in mainland].. i have a few in my list but yet to contact them all.. waiting for my keys within these couple of weeks and it will be easier for them to check on site plus 3d images which i had prepared earlier..

current list that i have in mind are:
1) LBL const.
2) TTY Const
3) edison [forumer]
4) choonyang [forumer]

any other recommended person?

anyone know the standard pricing per sq for windows grill and door grill?

Something like this design, but I don't want aluminium one la coz pok gai liao.
Prefer besi one.

2) Supply N install concrete tiles around RM3.30/sqft depend on design too

3) 2 sided aluminum foil (use wt good quality mesh) around RM1.30/sqft.
for single sided is much more cheaper but i advise u not to use it coz it is easily tear-able.

Hello! Would appreciate it alot if you can give some insight for an estimated cost for the following work to be done on a double storey house, 22x70 in jb?

Would all these be do able within a budget of 35-40 K?

Basic works:

1. 5 or 6 windows to replaced and install new window grilles.
2. 3 bathrooms to redo, including possible change of pipes if needed and waterproofing.
3. Painting for whole house.
4. kitchen cabinets
5. Change all doors and main door grille.
6. Electrical rewiring if needed.
7. Sealing up of back door entrance

Misc works:

1. Car porch extension, width/length not yet measured.
2. Gate entrance extension, width/length not yet decided.

1. remove all existing concrete roof tiles
2. supply and install 2 sided aluminium foil with mesh (rm1.30psf is it?)
3. supply and install BHP Lysaght roofing complete with insulation (say trimdeck with 0.42mm tct lah in colour)
4. dismantle and reinstall solar water heater
dimensions wise, give or take 23x70 landed with around 30 deg pitch.

estimated duration?
can be done with people staying inside without disturbance?

Normally removing existing concrete tiles roughly will cost you around = RM0.70 - 0.80/pc
- Supply & install 2 sided aluminum foil = RM1.30/sqft

Somehow for item 3 if you want to install BHP lysaght complete wt insulation the you dont need to install the 2 sided aluminum foil
becoz the insulation (P.U foam) that comes wt the m.deck is good enough. Price around RM 6.50 - 6-80/sqft.

Dismantle & reinstall solar heater I'm not sure but definitely in Lum Sum but you can ask the contractor to help install it.

If Dimension 23x70, the flat area should be = 1610 sqft
and if at 30 degree pitch = 1859.10 sqft
But do take note on the overhang. Normally should calculate together wt the overhang part.

add add together around rm7.60psf x 1500sf (i use 1500 because 23x70 is land size lah) = rm11,400
add another say rm300 for the heater = rm11700.
say rm12k.
