We have just had a reno nightmare..( see post today 29/7/12) We have made a lot of mistakes and literally paying for it now . My advice to prevent anyone suffering like us-

1. get a few quotes - make sure as detailed as possible ,make sure understand terms, read up what Rc pillar is for instance

2. DO NOT Believe everything u read in ID magazines , we took contractor from magazine , we did not know he subcontracts so we had a very , very horrible subcontractor who did not supervise project so end product was definitely not worth the RMXXX K we paid

3. Indons are so-so ( some OK) but are terrible if no one overlooks them. Towards the end we had to take time off work and supervise ourself bit still unhappy with finished project

3.Go look physically at finished project . Dont believe a word the contractor says. Most just want to get business as much profit as possible

4.When u think u found contractor run through the contract document with a lawyer

hi, anyone know the cost of replacing old roof tiles with new roof tiles (cement tiles) and changing the support structure from wood to steel for a roof that is about 20ft wide and 50 ft long? and also use aluminium foil as insulator

Am planning to reno my flat unit
my unit is only 768sq ft..

- Demolition wall between kitchen & living hall (5ftx8ft), plumbing works in kitchen, made good to all walls due to hacking works
- Demolition old kitchen window wall in kitchen, reconstruct and install of aluminium window (1ftx4ft)
- Lay wall tile to toilet to ceiling height where the toilet dimension is 5ftx5ft(6ft height) + lay floor tile to kitchen (10ftx7ft) including both hacking of old tiles and materials etc but excluding the tiles itself.
- Construct drop ceiling at bathroom c/w access panel
- Construct L-box ceiling design at living hall+kitchen (226ft).didn't decide yet either laminate roof or plaster as my unit height is only 8' 6" (i dont think its enuf to put downlight or LED downlight can?)
- Rearrange MBR door (remove, construct wall,hacking wall on d other side, supply new door+frames)
- Construct shower kerb to bathroom
- Change the toilet bowl
- Replace DB to 63A
- Replace external 30Amp fuse to 60Amp
- Three A/C points, Supply & install A/C trunking concealed at MBR+BR2+living hall
- Oven & microwave socket pts (connect to DB) 2pts in total
- Suction fan pt for kitchen
- Heater pt + supply water-pump c/w labour to install
- Supply & install metal window grilles to living hall & bedroom
- Supply & install metal grilles to main entrance
- Supply & paint the whole house exclusive of paints (2 layers)
- To made good to all doors & frame paint works
