We have just had a reno nightmare..( see post today 29/7/12) We have made a lot of mistakes and literally paying for it now . My advice to prevent anyone suffering like us-

1. get a few quotes - make sure as detailed as possible ,make sure understand terms, read up what Rc pillar is for instance

2. DO NOT Believe everything u read in ID magazines , we took contractor from magazine , we did not know he subcontracts so we had a very , very horrible subcontractor who did not supervise project so end product was definitely not worth the RMXXX K we paid

3. Indons are so-so ( some OK) but are terrible if no one overlooks them. Towards the end we had to take time off work and supervise ourself bit still unhappy with finished project

3.Go look physically at finished project . Dont believe a word the contractor says. Most just want to get business as much profit as possible

4.When u think u found contractor run through the contract document with a lawyer

My reply on your points

#1, is definitely a must, without multiple quote you don't know what the market price. Different contractor give you different input, you learn more when you meet with more contractors.

#2, contractor pay to advertised, so sure they need to maker more profit, not all ate bad, but mostly will bee expensive.

#3, undo can be good, but who going to managed and make decision? Just like we can have good programmer but the same person may not be good solution designer or problem solver.

Even finish reference cannot be trusted, because they can ask the home owner to lie our pay them some fees.

#4 only the big contractor will have proper contract, and pay may not be cheap. Than again big does boot mean good.

Erm...the ground there is pretty soft, alot of water during foundation work, water retention is really bad there..I will most would have been gone by the time i stay there..plus I don't plant anything to eat..should be ok right? Anyway I still see millipedes around..should be ok

When this poison chemical dry and hot, it release fume. If around your house and you breath sweat.gif underground should be ok I guess.

Erm...but I only do it during rainy seasons...pass month has been raining like mad in the evening (these days are hotter than oven) so I think it kinda dissolves in the garden and spread throughout..

But I though those termite treatment guys also drill holes into the ground then pump in? How much are they charging? Anyone doing this with economical way? spray spray or also drill holes? Drill holes is so ugly....would cockroach goes in after years when the chemical wears out to breed? Just wondering

For my home, The termite treatment is before laying concrete. It is include option in the purchasing house. So the developer done everything for me. It can't bullshit me too as the pest control have a 10yrs warranty cert for me.

You can search here regarding termite control. There is a few way.

It is best if those who post anything state their location as Malaysia has so many states and prices may differ from one state to another. Besides, when contractors are recommended, readers will know whether they are in the same area.

Depending on yr location, in Penang install aircon 1 hp - cost of pipes $280 per aircon , installation 150 per air con Price goes up if hp higher

Install i lamp 8 to 10 per light

water heater 50 to 60 per unit

fan 20 per unit

indon workers is cheaper, but u need a chinese supervisor to be there for supervise them... about the construction works if simply simply do will cause dangerous. better find a experience contractor or experience team to do it, i rather to pay a little more, at least i don't want cause dangerous or any bad experience on renovation because of i choose indon workers.

hi, anyone know the cost of replacing old roof tiles with new roof tiles (cement tiles) and changing the support structure from wood to steel for a roof that is about 20ft wide and 50 ft long? and also use aluminium foil as insulator

agreed with u. i think contractor collect 30% downpayment is reasonable. just pay them and let them do the job easier.
why make things difficult for them. contractor is not a easy job, look at them, work so hard to make money.

i just finished my house renovation last month, my contractor asking for 50% downpayment & i paid him.
finally i get a very beautiful house with satisfactory.
