Ideal and other developers are building massive apartments

-Oversupply

Understanding the key behaviour the consumer that will make purchases in that area

-factory workers that are having RISK of retrenchment

Understanding the MASSIVE SUBSALE market after all these projects when OC is obtained

-High opportunity cost

What would happen when you can't no longer hold the property?

-RENT FOR FOREIGN FACTORY WORKERS

sorry, just ask opinion on Penang 2nd bridge , mainland .....

Especially SIMPANG AMPAT area.... Kinda of interested to invest that place.... (after tambun indah plan to develop tht place)

Alma will be faster growth compared to Simpang Ampat. Simpang Ampat need to take another 5~10 years maybe. Alma is different, Tesco is located there. Jusco is opening 2014 or 05. But of course, the property price is high already.
But, in term of infrastructure, Simpang Ampat/ Pearl City is more convenient link to north south highway and 2nd link.

Alma, never thought of it .... Frankly , places there seems like very pack... The price already increase A LOT A LOT ! B4 coming of Tesco, no one wan to buy ALMA house lo...

BUT, Tesco there , not good business one ..... If open another Jusco (rumors ? Or confirm ?) , I don't know where they find business....

There got a lot of people.... But, last time most of them is low cost house etc... The security there is rather bad... I found most people at Alma area have low purchasing power or Stingy ?

I agreed +/- 5 years ago ppl don't like Alma. This is due to percentage of flooding when heavy rain is very high.

Tesco business bad I really no idea, but confirmed Jusco is moving-in opposite Tesco (rumours say BM Jusco will close after Alma Jusco operate).

Nowadays everywhere security also bad, not only Alma. But if talk about purchasing power, I would say teenager spending power determine the high or low. Do you think those born after 1980/ 90 will spend money at this "rural" (compared to Penang island or KL)area?

Form my opinion, mainland's property can buy for own stay but not for investment (slow in return). Take an example, teenager choose Apartment or Condo (with facilities) rather than landed. Therefore, high rise in island is sales like hot cake, but landed in mainland is less demanding. I do not know your age range, but if for investment, you need to read what youngest want.

I agree wit u , Penang Island appraise much faster...

ALMA, flood (last time), not yet developed (last time)

But, frankly, I don't havesufficient $$ to invest in Penang island lo.... Mainland maybe still can ....

I am thinking that Since Penang island is SO EXPENSIVE, people will consider those mainland place that provide access to ISLAND... ?

We need to consider 3 important thing in property investment which is location, location and location. smile.gif

I buy Simpang Ampat Pearl City 13 years ago. Buy at <200k semi-D. How much now can sell? RM400K also no idea got buyer or not. At island is different, 2013 you buy high-rise at RM600k, 2016 can sell at 800K. I duuno you agree or not

Its new development, terrace house, 20" X 58" land area, starting ask price RM 340K lo......

Isn't RM 800k, even in Island , difficult to find buyer lo..... Who can buy RM 800K easily ??

My friend bought at Alma before coming of Tesco. Its price is steadily increasing now, recommend go for it. If you want security, need fork some extra money and buy elsewhere. Some roads leading to Alma are packed I agree~~
