You can consider the villa cendana, close to Auto City, Juru highway exit.
The D storey 22x70 is almost sold out. Now they are lauching the phase 3 project, only SemiD and Bangalow, it is gated project with swimming pool and some facilities...

As a Penangite, I would personally advise to find somewhere near Greenlane, Gelugor and Batu Maung...

Why Greenlane and Gelugor? it can be said as the mid between town area and airport and it's very near to the bridge, so it is very convenient.

Why Batu Maung? No need to say anymore right? it is of coz because of the 2nd bridge of penang...

However i personally like Greenlane and Gelugor Area as it is very peaceful and safe place to live in, not crime prone area.. and lots of hills and nearby the sea as well, so it wont be very hot.. thumbup.gif

Well, if u are rich and going for high investment, then u minght wanna take the risk and try out Batu Ferringhi ot Tanjung Bungah area as the property there is very expensive and locals wont be a ble to afford renting or buying, your targets are FOREIGNERS..

and don invest in property too close to the PORR, it is not advisable for investment...

Cheers icon_idea.gif

ya. i like the concept very much too. the show-house is ready for viewing now, looks great!!
i bought a unit there as well. don't worry about the 20k rebate, it's just a gimmick.
when i bought in phase I, they said there will be this 20k rebate, and my purchase price is 355k.
now the 20k rebate promotion is over, and the price is 363k。 rclxub.gif

maintenance fee is really cheap. only RM90 + RM9 sinking fund. i hope that will be enough to maintain the gym, swimming pool, and the backyard garden.

but one worry though, there are season where the flies will come in a large (really large) swarm due to the nearby chicken farm.
i hope the developer or the authority will do sth about it.

good news is there is a proposal to buy a new SMJK at tasek, which is about 10mins away from pearl garden. rclxms.gif

As my friend told me on Pearl Garden, Then I have a look on it. I like the concept and design very much but my salary is low can buy it. I like the stair at the side, actually it will make living room bigger than house's stairs in the middle...this kind of house is my dream house.

Moreover, upstair there is no family living room. Is very good because all 3 rooms will be bigger and spacious..I ask for developer, only left 2 units for 1st phase.. 2nd phase will increase 10-20%....and will be no more 20k rebate...

Somemore maintaince with sinking fund is low...compare with other gated community house in other places...

If you all have time, you can go to sales office to see the concept in simpang ampat,

Hi everyone, I just want to make some inquiries. Does anyone know aramas apartment in sg ara? I heard that there are some problems with the developer. Is it true? If the developer was to go bankrupt, how will it effect the owners there? My source may not be true, I just want to confirm the situation. I really like the place but as always we need to be cautious, right?

Hi,
Yes, I saw your post. How did you find it now that you've stayed there?
Just want to have an opinion. It'll be my first house and it'll be great to have reviews. Thank you.

it's true that the price has increased quite substantially. i brought a friend to the sales office today.
he is interested to get a semi-d. the price is now 370K+ for phase I; as opposed to the 355K during soft launch.

you both say the right things, that is a good investment. The pearl garden create really good concept. Is better to purchase now cos the price will keep on increase. As i hv buy one house for the 1st phase, my friend buy 2 units for investment. after completely build, he will sell it and predict profit will be at least 50k - 100k per unit house. he know it before developer start to sell it. Now the Pearl Garden very hot value and it increase after sell all 1st phase

So hope you all who are interested, don't wait for so long, housing price always rise faster than salary. So if didn't buy now, in future also hard to buy

Hi lwb, what's your opinion on the 20-30 years old 2 stories semi-d at Green Lane that are now selling above 600k? The one I visited before is facing T junction some more, with timber flooring for both floors (it's not of decorative timber, the 1st floor do not have cement or concrete). In Penang island, the price not only come from the building structure. It actually came from the land. You see, Penang island is too small, every outskirt area will eventually turn into township due to limited land for development. So I think you may not be able to apply what you understand from mainland in Penang.

I actually stay in one of those type of houses (Delima) and personally I think that at RM600k, its really overpriced... sweat.gif

The wood floors on the 1st floor is tough and treated. Cons are you can hear or feel the fan downstairs when its turned on. Sound travels throughout the house and mine is really dusty because its right along the mainroad...

The landed property from Island glades, Gembira Parade, Island park and Guan Joo Seng area are valuable for its land and not for the structure.
The initial development is from Guan Joo Seng circa 40 to 50 years ago moving to Island Glades about 30 years.
