22 Macalister will end up like a purely AirBnb/homestay kind of product, as this is the main intention of its creation.

Maritime is good too, but the price still a bit steep even in Covid/post-covid era.

Maybe you try enquire Urban Suites, I think it is commercial title, anyway a lot agents market it as "airbnb/homestay" products also.

Not sure how is the selling response for 22 Macalister. I think mostly booked the 1-bedroom unit.
My agent still on-and-off msg me regarding the 2-bedroom unit.

what is the intention of your buying?

For own stay, as long as you like it then go ahead n buy.

For investment, no need think about rental play, for future appreciation I doubt too, limited room for capital appreciation.
4.2 mil got a lot other better landed choices (Seri Tanjung Pinang Semi-D, or Mansion, or future Seri Tanjung Pinang Phase-2 landed).

I think there wont be any high rise in front of V-residence, according to original plan the high rise is build until gurney paragon area only. But you are right that things may change.

4.2 mil budget why not consider Andaman by E&O? Better and bigger facilities. Although there will be also a reclaim island (STP-2A & 2B) in future.

With this budget range, can look at landed properties or the seafront super condo along the Tanjung Bungah beaches as well.

with 4.2M can buy landed for better price appreciation and big space for comfortable living.
Wasted if stay at condo only.

Could be that they planned to get sufficient buyers before starting the construction? Not all developers (especially the established and cash-rich) do this, but some may.
This is one of the possibilities. Suggest that if you have a fixed timeline on when to move-in (if buying for own stay), go for the project that have a confirmed VP timeline.

APDL already approved, based on what ideal sales told me is project will be done on 2024.

What do you guys think about this project? Will be there any problems staying in front of school beside traffic? Plan to buy 640 for own stay and 480 for investment.

I just booked a 800 sqf unit, with dual key concept. I choose this project compare with Havana, at least it is not so high density

Like what u say Havana is too high density over 1300 unit over there, Sunsuri 640 size just nice for me to stay.
