QUOTE(alpinev18 @ Aug 9 2012, 11:40 AM) OK.. i recalled correctly, OCBC didn't want to release your loan, right ? but due to what reason ? Verbally they said they don't accept developer in liquidation. In writing, they blamed the declaration of the title being incorrect saying it should be master instead of strata. To me that is still unacceptable because it is handled by their personnel/agent. Now the case is with Bank Negara. Which bank are you using? This post has been edited by yeeck: Aug 9 2012, 11:46 AM

QUOTE(alpinev18 @ Aug 9 2012, 12:03 PM) I got offer from CIMB (BLR-1.7%) -->!@#$@#$ and PBB (BLR-2.2%). The thing now is hanging on the caveat matter. Try to find out which bank your seller is still owing, if any, and use the same if possible.

QUOTE(alpinev18 @ Aug 9 2012, 01:47 PM) I hope to settle the SNP by this week, otherwise i may need to look for other units liao. Make sure your lawyer is experienced enough to deal with such cases, i.e. developer-in-liquidation status.

QUOTE(alpinev18 @ Aug 9 2012, 05:33 PM) My lawyer actually put in this clause: The vendor hereby expressly undertakes to procure a written clarification/explanation from the developer/the liquidator in the event that there is/are caveat(s) lodged by others. My SnP actually stucks here because the lawyer who represents the vendor does not agree this term as he said this was not their duty. Is this part really necessary? In my case as long as the liquidator issues the confirmation letter, then can jalan dy...Maybe you should be worried if the vendor's bank (UOB?) did a caveat, but I doubt so in the case of Bukit OUG. So I think your lawyer might be barking on the wrong tree.

Besides that, I also hope they built another access road to Bukit Jalil highway without having to go around the Kg Muhibbah low cost flats area. Also, repair the road between the Hindu cemetery and the upcoming Parklane OUG.

QUOTE(bear-lcc @ Aug 27 2012, 08:34 PM) I am new here. Wish know the alternative road that can access this condo? From the google map, only can access from taman yarl. Thanks in advance for your info. Added on August 27, 2012, 8:35 pmI am new here. Wish know the alternative road that can access this condo? From the google map, only can access from taman yarl. Thanks in advance for your info. Option 1: There's a small road leading to the Kg Muhibbah low cost housing flats and leads to Bukit Jalil highway (TPM direction) Option 2: Then another one to the upcoming Parklane OUG development and connects out to Jln Puchong. Option 3: Tmn Yarl/Tan Yew Lai way. Both options 1 & 2 are via the road where they are building the LRT tracks now and it's kind of rough now.

QUOTE(keithcky @ Aug 29 2012, 02:42 PM) LOL You're not supposed to buy anything that face outside. Noise pollution, air pollution : )) goodluck My unit faces KESAS, I don't find it noisy. Probably noisy will be those units facing the LRT tracks when it is ready in the future.

I always take agent's words with a pinch of salt. Once an agent told me seller willing to sell a unit to me cheaper if i willing to fork out the agent's commission. Somehow I found out that the agent is actually trying to get commission from both seller and buyer and the buyer all along was willing to sell at a much lower price.....

QUOTE(KohSin @ Aug 31 2012, 05:44 PM) Cuz some buyer wanna nego with the owner directly. Ifall ppl do like this, all agents will go bankrupt liao. Cuz some owners will try to skip their commission too. Agreed, but in my case the agent was being unethical and tried to con me to pay her commission too when by right it was to be paid by seller. In this case she was caught with her pants down (not literally!)

My contractor only did the tile tabletop, replaced the rotten door frame leading to the toilet, fixed the part below the bay window which had some rusty metal parts, repainted the whole house+ceilings and doors+grille. The cabinets for the kitchen was done by a different party but managed by my same contractor, so all in it costs about 7k. Might be expensive but I'm quite pleased with the outcome. I will PM my contractor's contact to those who asked separately.
