Progress claim or not, if they decided to drag the work onsite then nothing much you can do. Hiring another contractor is just another risk altogether.

Well, this is what happen when the new gen Chinese locals could not do any hard labor work. To us, sitting in the office facing the screen is such a high tension job, or being a self proclaimed savvy trader is a highly professional and stressly job as well, or selling goods is sounprofitable and derogatory that we must always raise our prices every half year knowing there will be many ofo our stupid brethren will always defend and cover the dark side our culture - so its normal it gets to this stage eventually.

Prc contractors entering the market is similar to indon contractor many years ago. The difference is prc contractor are more highly skilled. Local contractors could no longer demand for high price.

i hired a local chinese company to do some reno in my house. their workers are all mainland chinese. when i came to view the result after they completed the work, i found crusted human feces in the toilet bowl, spilled coffee on the floor and all the plaster leftover all over the house.

they never clean up the house after doing work and they never even bother to flush the toilet and left it like that. i told my contractor to clean up everything. I watch her clean the feces herself from a far. i could tell she also totally disgusted to do it. how the heck could she even think of telling me to clean it up myself.

That’s the combination of both bad design and alleged falsified material approvals.

In this case just kecik miao renovation. If you’re paranoid even changing to local contractors wouldn’t cure your paranoia.

Well it is self-explanatory though - some big projects (like a whole condo or luxury bungalows) would have their own mechanical/electrical/civil engineers so the reno company must be specialised in all 3 if the project calls for it or if not, a 3rd party company specialised in the said sector has to be called in to work on the project together.

Usually small projects would not involve those engineers (even though I disagree because that’s the proper way of doing things and I have strict requirements for certain things to be done the “right” way).

IMO I think a contract is a must nowadays - a clause that says if it is not done within x months, they would have to pay double or something (this is common in China) and with a black and white contract, we can easily fight the case in a court. I think CIDB does provide a template for that.

But I for one would not pick Grade 7 geh unless the construction costs > certain amount (RM5M for eg) because if your budget is kecikmiao (not a jab at you) I don’t think they would do it properly since they are a “big” construction company and would probably not care for small projects and would prioritise projects with higher budget than yours.

Private tenders count too. Architects that deal with private owners would not invite unqualified/unregistered construction companies to bid in their projects. So having higher G could mean that they have worked on high value private projects.

But as mentioned it is not 100% foolproof, it is a matter of eliminating those scammers who couldn’t be bothered to do things properly because their targets are those gullible ones.
