QUOTE(mini orchard @ Mar 16 2025, 12:19 PM) You will regret this statement when you own a car later 😭 While waiting to own a car, good parking level are always in demand for rental purpose. Don't just think for today. If tomorrow you want to sell the unit, it will have better demand and pricing. Haha I'm not in msia .. so it is not applicable to me .. I think what matters here is more on amenities. Hence, selling is not an issue. But likely not selling ba unless we downgrade.

I would go for as high a floor as one can afford. Easier to resell later on also.

QUOTE(ceo684 @ Mar 16 2025, 11:44 AM) take high floor better view but -2 to -10 from rooftop. also see apa brand lift. china lift like sick-ma (slow) then dont take so high. kone or other proper brand high speed lift then ok. My condo using Fujitech Lift. Quite fast going up. As lift go one way direction. Let's say at Level 9, then lift will to go lowest floor then only go up. Sometimes our family alone itself without other people.

Developers should build more underground car parks to address the issues with high-rise car parks.
For example, imagine an 8-story car park with 3 levels below ground and 5 levels above ground. The entrance could be located at the 3rd or 4th floor. The drawback, however, is the risk of flooding during heavy rain.
Another solution would be an 8-story car park entirely above ground, but with an alternative express access to, say, the 6th floor. This could involve a ramp that spirals upward in small circles, allowing drivers to reach the 6th floor directly without passing through levels 1 to 5.

QUOTE(malz89 @ Mar 16 2025, 11:23 AM) Hi guys, Those staying in high rise, I'll need some inputs from you guys. Would it better to go for high floor or low floor? Unit will have 40 floors in total. Besides, another concern of mine is, the unit is literally beside of an expressway, hence would be dusty and noisy for higher unit. For lower unit there will be more units to temper both but drawback is pest issue. High unit - top floor hot, every 1 floor up + 2k, have to wait long time for lift to come, if top floor sometimes water leaking from ceiling. Low unit - good investment for rental because lower price, hear footsteps and dragging furniture upstairs, easy to move furniture in and out as lift faster come.

Mine is about 3 to 7k per floor. Unfortunately, I'm on public housing, hence no renting out. It's for long term stay until I downgrade when I'm old. Lol

nowadays, sound proofing is good, noise levels from traffic is acceptable… most high rises have dedicated lifts to different floors, so wait times are acceptable… depending on the condo, same are special for tenants only, opening directly into your floor only.. whether you are 10 or 30 floors, the lift goes to different levels… if common ( ie all floors, the wait times is about the same).. if common notice that for high floors, the wind can be very strong.. only floor to cater is the pump rooms
