This is same formula that's proven working for Kota Damansara. Why not Cyber Valley ? Now KD Seri Selangor golf course land price increased 100x fold. PKNS is selling it, and take a small portion to build another golf course here at much cheaper land price. I see this is a very smart move.
*
Lot of golf courses nowadays is converted to land housing development as it provide better profitability per acres and nowadays ppl prefer acres of pristine parks instead of golf courses .. and it is telling none of the top 5 developers in the country is building golf courses as component of their development. Not to mention it will bad for their ESG score card due to enviromental impact. PKNS still living back in 2006 developer mentality.

That's because it's time to reap what they sow. Land price increased 100x fold, why not. Mature area sell off golf course, new development area build new golf course, it's logical. 30 years later sell again. Klang valley still very much short of golf courses.

There is a lot of new township areas in Rawang, Sungai Buloh, Semenyih, Kota Warisan, Cyberjaya, Puncak Alam, Telok Panglima Garang spouting everywhere by top 5 developers like the Elminas, Ecos, Gamudas.. built by giant of properties but guess what .. none comes with golf courses!

Golf courses actually a sunset development as the amount of revenue does not generate enough revenue compared to nature park based development which started by Desa Park City and SP Eco and now the properties trend

It is not surprising PKNS with its large strategic landbank is struggling and hardly making money all this years and their product innovation is way behind like 20 years from the top developers

Remember this are the same company that come with the ill fated ‘Raudhah City’ in CyberValley. Who on earth comes with the concept of ‘islamic’ properties.. even the Kelantanese and east coast state developers will not come with this 🤣

Now they go back in time machine and building golf course 😅

If not the state gov helped by changing their postcode to Cyberjaya post office, they will be struggling to sell their development .. even with that their former ‘Raudhah City’ now rebranded to Aurora still not fully sold

PKNS golf course has a specific purpose to provide accessible, sustainable and affordable golfing experience for the rakyat of Selangor. It has a different agenda comparing to private company. Not solely making profit. You have to look at a bigger picture.

Cash out Seri Selangor (the only golf course under PKNS) and build a new golf course at a fraction of the profit, it's completely logical and continue to serve the rakyat of Selangor.

Boss,
You can ask here anything you want.
If I can't answer maybe my boss or other big boss can answer.

But I suggest you go gallery and see first.
Easier to visualize rather than using words.

But I warn you first.
After seeing, you will have difficulty in sleeping at night.

It is happening to me. Every night think....think ... Then next morning call sales gallery ask questions.

Golf course is not a sustainable, from land usage, low beneficial effect to community and cost extensive.. not to mention bad for environment .. there is a reason why lot of countries all over the world already dismantling golf courses

The ‘accessible’ golf is just a term used by gov to justify their tax payer money spending where it only filled by their state related companies bosses to entertain their client..

If they really really want to build a ‘rakyat’ golf course they can build it in Sekinchan or any other far flung location.

Building it in Selangor Cyber Valley where the main aims is build a smart city that can attract high tech industry and smart sustainable city for high tech industry employees .. it just shows that PKNS admitting their failure

The state gov allocated the land to build a tech enclave that can rival Cyberjaya.. not to build golf course that only benefits a few

PKNS is building a 18 holes golf course in Cyberjaya. It will be completed with many facilities like clubhouse, hotel, sport complex, driving range and etc.

It's only 5 minutes away from Parkcity Botanika.

More and more being closed in California-Silicon Valley area … and Malaysia following suit with all of our top developers removed golf courses from their masterplan and planning to close the existing ones

Talking about Silicon Valley, even the famous San Jose Silicon Valley golf course is planned to be removed as it doesn’t really benefit the community but the few

Do you know how many total golf courses there? In contrast Malaysia is short of golf course. The point you mention about developers not building more courses, the sole reason it's because land are becoming very expensive, also construction cost. The numbers don't add up to build new housing area with golf course. Existing mature area with well kept golf course, still selling at a premium price. Of course the golf course itself is a land bank, one day when the time is right, they will cash out. It's a sure win strategy.

Sell the needs and wants of the buyers ....

Planners should learn from thier past mistakes ..i.e things might not benefit the stake holders such as the buyers of the properties ..that also may lead to some negative images projected over Cyberjaya for a long period of time.

U promise a Golf Club, but eventually to be taken away from them ?

Who benefits in time to come ...?

People prefer to pay at a premium for a trusted developer ....

" The High Court granted an injunction sought by 46 house buyers of xxx @ Cyberjaya in Dengkil, Sepang, barring the developer and its subsidiaries from carrying out commercial development on the said property . The house buyers contended that the defendants had made false representations to them that the “maiden project” would be a “gated and guarded development with only 110 exclusive luxury villas surrounding a panoramic lake".

In a 68-page decision quoted a Malay proverb Kata itu kota, which means a promise made must be honoured, or the English equivalent “A man’s word is his bond”

Golf courses is selling at premium price? Nope.. only certain location.. if you go through the ads there is plenty golf courses is put on sale for so many years… the Kajang Hill Golf is bleeding before successfully converted to Tropicana Heights

And you know why there is demand to rebuild golf courses? because in the current days, top developers finally realised that building premium and pristine parks like in Desa Park City is much more cost effective and have better environmental image that can elevate your property more than building golf courses ..
