Every property developer in Malaysia should operate with an Advertising Permit and Developer’s Licence (APDL). If they’re not, they aren’t legit!
An advertisement by a property developer should include the APDL. This APDL will reveal a validity date that should apply to the project, confirming it has been given permission by the Ministry.

Went Avenue K for lunch but did not see any construction activity yet. Anyone know how’s the sales so far? SPA signed?

For kyliez i dont see the problem if its is commercial soho / office lot suite. Because rumor this kind of property was required purchaser to sign DMC allow operator to do airbnb. And this condo was market with airbnb direction, purchaser are aiming to do airbnb then only buy this project.

The article said "work out rules for short-term rented accommodation." Mean its like allowed to do, but with regulation which is good.

Compare to people doing it without regulated.

I think this project ADPL not yet ready, so the construction not start yet. Same without adpl, spa not ready to sign.

For Airbnb business, still can operate at the property as long as it is commercial and JMB has majority vote to go for Airbnb.

whether government will impose new rules ie tax, that could happen in future.

In lelong market confirm got..

Resale for a profit is a bit susah, but keep for rental income seems quite consistent..

Who would like to fork out such a big upfront + stamp duty and cover your profit to take over ur unit

Unless u can imagine the rental going for 10 15k a mth net into your pocket
