the daily room rate from Corrus hotel only 200++ per night, can this new one make it better than Corrus?

Woah excited to see the architecture of the building on 0.38 acres of land. Mind blowing.

Just a rather small piece of land less than one acre also can build nowadays.

Yes. Couldn’t imagine how the lobby gonna be.

It’s just a really tight spot. I couldnt imagine the congestion after it’s completed.

no different, is already congested now, more 300 over unit doesn't really make a difference in klcc area, ppl still take lrt more if it is just next to avenue k
but still location is good

Those who are cash rich and strong holding power can buy la.
Those not much cash and brain wash by property guru or agent can consider stay away.
Parking and see.

based on the info above, 323sf studio at 2k psf, price is about close to 700k, installment wise about 3k per month excluding maintenance fees, which I doubt will provide a carpark for the smallest unit.

however location wise definitely much better than hugoz, as it is only about 300+ units, not that high competition compared to hugoz.

Summore just directly next to Avenue K, even many hotel also not as close as this project to KLCC, securing tenant for airbnb basically not an issue, you can even expect occupancy rate of at least 85% during non peak season. (walk in asking will be a lot)

however expect maintenance fee will be high, maybe including installment about 3200, given only rent out RM200 per night for 85%, still can expect some return after deduct airbnb fees. (btw i think RM200 per night for this area is quite low already)

the only issue is you need to fork out more for downpayment as I heard not able to get 90% loan

Bigger units like 484 sqft (2 rooms) and 657 sqft (Dual key) are under HDA, so can get better loan margin / lower down payment for those.

Info not confirmed yet, but as of now available info is up to 85% of SPA price for HDA. Will update here once info is confirmed.
