Investment Pinnacle New Project in SS16 Subang Jaya

There is a new project coming up in SS16 Subang Jaya, which is located beside Subang Parade.

The developer is Pinnacle, but I’m not sure if the sales gallery has opened yet.

So far, their website does not have any updates regarding this project. It seems to be in the very early stages now.

Looks like can go straight to Klang for BKT via kommuter.
Location is good. And on higher ground compare to federal highway.

Yeah, very good location that walk to LRT/KTM subang station.

Lesser than 500m

Hahaha, good idea to sit KTM and go to Klang eat BKT 😂

This area will have more new condo soon, Sime darby have owed the landed near to the KTM. (Which is now the KTM car parking & SJCC gallery)

Good comparison with Teja nearby, location wise this 1 better but this 1 soho🤔 so comm utility rates n density much higher

no doubt- Subang jaya is prettry prime but seems like rushing.
this location is better than Teja... they should should keep it for premium launch later.

But then again.. there must be some truth in that when SDP and even now pinnacle is rushing to build apartments there...

If it ain't hot selling developer won't be so stupid to burn their hand.... so you need to take that in mind...


in comparison... tropicana metropark... which the sales people also say the same shit... going to sold out bla bla bla.... loan reject unit bla bla bla.... those I cannot trust... you know why?? Cause they end up selling their remaining 2 plot of land to another developer doh.gif doh.gif .... if it is so hot... their masterplan would not have changed... but when you see things going into shit... no more mall... no more hospital.... no more hotel.... you know they aren't doing as well as they say they are doing...

Went to show room. 41 units / floor shakehead.gif rclxub.gif . all layout r similar 2 rooms + 2 baths. few corner unit come with balcony.
. Agent told me is around 900 - 1000/sqft yet to be confirm.

Dont repeat the structure came crashing down like what happened in Sri Petaling when under construction.
SOHO is a turn off for a strategic location.

5. Project value - Firstly, it is Freehold development + it has the better location as compare to Lot 15, Aurora and Teja, unfortunately it is more towards investor due to their layout settings. In term of Rental ROI wise, based on the rental transaction in Lot 15, 2 rooms units can rent from RM2100-RM2600 as of now. Let's imagine the future Rental rate when this project has completed.

180m to be exact, pretty walkable compared to Lot15.

and more over- if there is ever a plan to knock-down/rebuilt- those unit facing will be impact the most in both construction time, and also when it is finished

Huh, why like that? Don't they allow you to select first before confirming? Or you mean they only allow you to deposit a cheque to book a slot and to apply for loan, without being able to select a unit? What if no more available units that you prefer?

These days most units have hackable walls, could ask them if any of the walls are so? Then can convert one of them into a common washroom?

Dropped by the sales gallery tadi.
So for the common unit, Type B, the first 15 floors no carpark included. The larger units (like 1 or 2 per floor) got carpark.

I asked for the estimated difference between with and without carpark, additional 30-40k according to the salesperson.

Feels very packed and each floor has mostly the same units except like 7 corner units.

3x Aircon and smart lock included.

Some units don’t even come with carpark.

I rly have no confidence on the exit strategy for units without carpark. It’s a TOD but carpark should be provided at least 1cp is sufficient.

Personally looking forward on SD how they transform the land infront of the LRT and KTM station.

They should do something by now, that SJCC has been there for years and till not really like a city center. Should make it into integrated with LRT, KTM and nearby malls, no need to walk out to the road to get from one to another

Def SD is good in positioning their products.

I think the next few upcoming development after Teja would be the long stretch of land around the road after Empire which is kind of a silly long u-turn back to Aeon Big and Subang Parade.

Just pray hard that the management is good as it’s gonna be congested within the compound itself…it’s too investor oriented.

Any SOHO owners with experience pls share knowledge.

Also Ive stayed 450sqft studio apt before. Its better they make 1 room at least. The ACs need to cool down the whole 450sqft when I sleep. Every month the electricity bills rarely below rm300 eventhough I only ON the ACs at night during sleep 😅

All just booked, not sold. Later, surely, a lot of units will be released back.
Long-term rental play might be the best option here. I doubt it will have good value appreciation over the years.

Soho is commercial title. By default its tnb/iwk falls under commercial rate.

Like SA, soho is regulated under HDA (residential housing) its tnb/iwk rate can be converted from commercial to residential (case-to-case, you need to apply). How to know if your soho is hda regulated? See your SPA format, Sch H

Meanwhile Sovo & Sofo, not regulated under hda, so death end, fixed commercial rate

Follow my friend visit pinnacle showroom, but my friend dint like the layout .

Went to visit the showroom in sjcc by sdp. Clarified few thing with them too regards the land infront lrt, there will be no shoping mall.

The sales person there inform there a new project in usj beside damen mall much better value and price persf cheaper. Lrt n brt linked and is huge development 35 acre. I think this will be the next hot project in subang area. biggrin.gif

pinaccle conlanfirm only investors so dont expect price to increase too much as everyone will take turns selling when times get tough

for that usj1 land it might be good area for students and also ppl who work in KL

hope they faster launch la but now sdp busy selling serasi

Park.

Just that traffic congestions is the main concern. Hopefully SDP will have some infrastructure upgrades with the huge influx of future residents on top the existing one.

I think that would be the last phase of the entire SJCC.

No way they going to rebuild another sales gallery within the vicinity of SJCC for development. So most prob that would be the last…not to forget they still have land near the big roundabout after Teja And Aurora.

Maybe 5-7yrs time?

The similarity to both are Tods.

Pinnacles - LRT and KTM (Subang skypark terminal)

USJ7 - LRT and BRT ( can go Sunway area)


If the price is right….gonna be hot cakes as Serasi.

Without seeing SDP USJ7 master plan for this approx. 35 acres plot and where this new project sit in the master plan, it's premature to say it is for different markets from Pinnacle.
However, 1 thing we do know is that SDP will definitely leverage on the LRT and BRT station located next to this development.
This feature itself is the same as Pinnacle and is in direct competition.
The advantage for SDP is that it not only has the LRT but also the BRT which gives it a direct link to Sunway Pyramid Mall, Sunway U, Monash, Sunway Geo Avenue, Sunway Medical and Taylor's Lakeside (need to walk abit).
The other significant advantage is that SDP land is very much bigger, allowing for various types of units, from 700sqf to 1130sqf with each unit having either 1 or 2 car parks.

Simply put SDP project will appeal to a wider audience / market giving it much more appeal and potentially a much easier exit strategy and ability to hold it's value much better.

I'm looking forward to SDP to reveal the master plan for USJ 7 and i hope they can put their backs into this and make it an interesting development that can exceed or replace Setia Walk in Puchong and do what MCT fail to do with One City. Let's see what SDP can conjure up after others have failed.

BJ is a big no no for me.
really too high density and little way out.


use goggle map, click Pavillion BJ and zoom out.
we can see many brown fields, under construction.

and also many green fields left- knowing Malaysia- all these green pocket will be constructed to high rise as well.

Good point, still got a lot of land to be developed, will be more congested, but the highway only 2 lanes still

It’s owned by SDP as part of their SJCC master plan. It would have some commercial an high rise components which gauge oasis TODs with its proximity to ktm and lrt stations.

Went to the sales gallery recently, many ppl tho, not many units left, those with parking one almost all gone, left those without parking but cheaper about rm 70k. Sales person claimed carparks are not important in this projects, as you can rent one with rm150 or make use of LRT. From the investment point of view, it sounds reasonable🤣, then I smile at him and happily walk out from the gallery.

i will prefer Hype residential Condo, because their condo is walking 50m to LRT and BRT cover walkway, much better than this Pinnacle...

Hype is further into USJ,
Pinnacle connectivity better in my opinion.

Damen mall junction is a curse... not gonna get much better.

For USJ 1 advantage is taking brt and lrt to sunway, for pinnacle i think there side rental cant cover installment
