Without seeing SDP USJ7 master plan for this approx. 35 acres plot and where this new project sit in the master plan, it's premature to say it is for different markets from Pinnacle.
However, 1 thing we do know is that SDP will definitely leverage on the LRT and BRT station located next to this development.
This feature itself is the same as Pinnacle and is in direct competition.
The advantage for SDP is that it not only has the LRT but also the BRT which gives it a direct link to Sunway Pyramid Mall, Sunway U, Monash, Sunway Geo Avenue, Sunway Medical and Taylor's Lakeside (need to walk abit).
The other significant advantage is that SDP land is very much bigger, allowing for various types of units, from 700sqf to 1130sqf with each unit having either 1 or 2 car parks.
Simply put SDP project will appeal to a wider audience / market giving it much more appeal and potentially a much easier exit strategy and ability to hold it's value much better.
I'm looking forward to SDP to reveal the master plan for USJ 7 and i hope they can put their backs into this and make it an interesting development that can exceed or replace Setia Walk in Puchong and do what MCT fail to do with One City. Let's see what SDP can conjure up after others have failed.
In terms of price psf, i hope it won't vary much from the initial RM700psf that was rumored a few years ago.
This is afterall the 1st launch and there are quite a few more to go.
