Just to share, below 300k loan depending on profile would be hlb 3.95(after appeal), mbb 4, rhb 4.3(can appeal), cimb 4.3. Others have not tried. So far only hlb offered without insurance being financed in.

One thing I like about these shop lots is that they have a wide frontage that faces outside (facing the LRT track) and has the potential for excellent traffic. They are open to the public and are sold (to be sold), thus they will also be contributing to the maintenance fees and not be a burden for the common property (parcel) owners. Unlike other condos /apartments with shop lots meant to serve only residents of the condo /apt. Being close (400M) to the LRT hub, I believe the demand for these shop lots will be good.

Personally, I would now gather as much purchaser as possible and talk to SDP to push for the Police Station and Govt clinic to be build. It's in PH Sentral master plan, so should try to get SDP to use their influence to get those 2 build.
Start pushing for it now and hopefully in 3 to 4 years time you'll all have some progress on this once the project VP. Otherwise it's all going to hearsay but no action. It's especially difficult to get approval for the Govt clinic. You don't want 3 to 4 years later, the land allocated for this 2 be converted into another few blocks of apartment...ya
Just my 0.02 depreciating RM...π
