if you can buy a shophouse in Malaysia today that has similar future potential then you'll be very rich

and who says your Shah Alam condo cannot be worth 1m? when hyperinflation happens and RM1m buys a basic level car, then your condo is worth more

if you're old enough, you'll know the price of a basic car today could buy a nice house in taman tun dr ismail which was <$100k

Bro, during his “time”, across the sea JB also “boom”……my friend father bought few condo/apartment, 30 years later, property price either same or lower than his initial purchase. Rental fallen also, last time it was “decent” as Jap/Kor now no more or much less liao…

Sg is an exception, not a rule…

In Penang, most of the properties increased by 10% for this year, so if the demand is not good.

Developers will give more rebate to reduce their price, this is what happen in June 2020. I grab one after developer reduced 20%.

My advice is boycott them first, what the developers offering is the price in 2025, so we wait them to reduce their profit margin and looking for RM800k house (tough market) now.

Covid 2.0 is around the corner, what happen now exactly the same happen in end 2019. just that now it happen on the kid/children. will it be MCO again ?

[KUALA LUMPUR] The majority of property agents in Malaysia say they are upbeat about the real estate sector’s outlook for 2024, with many anticipating that residential prices and rentals will increase in the next 12 months.

This was one of the key findings from a new survey by IQI, a global real estate agency network that’s also a member of Malaysia-based technology group Juwai IQI. A total of 203 agents and negotiators took part in the poll that was conducted from Nov 1 to Nov 22.

In a report accompanying the survey findings that was released on Tuesday (Dec 5), IQI noted that nine in 10 respondents (91.1 per cent) would advise a friend to buy a property, with the remaining 8.9 per cent suggesting that people should rent instead.


“The buy–rent ratio reveals strong confidence in the real estate market,” said Kashif Ansari, the co-founder and group chief executive of Juwai IQI who’s also the group CEO of IQI.

He noted that the numbers are nearly as lopsided in Kuala Lumpur and Selangor as they are country-wide, with 88.8 per cent for buying versus 11.2 per cent for renting.

He made the point that agents may recommend buying because they expect significant increases in both sales prices and rents in 2024.

If you are in the poorperly game long enough would know every new launch sell like hot cake, >75% sold.

until poorperly overhang is reduced substantially, price will remain suppressed.
