Good location with decent entry price around 500k.
If you don't have a car and rely on public transport a lot, it's a good place to stay.

Condos in Puchong doesn't get me excited, other than the Pulse Residence and Sky condo. Still, this two place can save cash and aim for Lelong unit.

This is somewhat true.. low birth rate, those can move already moved out. Buy more properties hope to rent? Rent to biforti? Else those landed houses, I doubt many nons would want to rent..many prefer to buy.. and the cycle continues..

In recent transactions, most were <400k and bought by non non.

Poorperly is illiquid, price doesn't crash like stock, BTC or commodities but takes years to bottom. As most bought with leverage, price stagnant or rise shower than loan interest and expenses incurred is a financial losses.

The reality remains most of those bought post 2013 are likely underwater, and if keep holding, losses is likely to widen in the foreseeable future.

You are wrong.

Poorperly development from acquiring land, designing, applying for development order, planning permission, construction, etc to VP take a few years. Poorperly oversupply could be known a few years in advance but many were blinded by greed.

According to data, there are currently more home than households in KV. Oversupply will likely takes years to digest.

The last property boom post 2010~2012, a lot of business entities joined the band wagon & become superstar developers overnight. All these "part time" developers need to exit the market. That is the sign market is looking for. When that sign appear, you know the property sector almost bottoming.

Another one will be macro policy making. Unless the government release the tap to allow foreign to buy / own < 1mil property , Malaysia will not see the property sector boom.

The 1st time house buyer got so many choices, the market have filtered out that targeted group with WIP / Selangorku. When they can buy WIP/ Selangorku, who else wanna buy the unit you bought?

after buying properties from auction twice, I don't think I will ever buy from developer again.

to me the most accurate data comes from auction, that's the real "market" price, others are just inflated or bs from dev/agents.

eventough what ever u say over supply etc...but those prime area still price increased stable every year..

Property industry will see on the demand and supply. If less demand, they will decrease supply and venture to other industries.
Moreover, material price will be increasing along the road.

So, property price won't drop.

Property price won't drop, and instead it will surge for the next 3 years. Think of how many graduates who enter the work force this year. Record number of graduates. What do you think they will do after 5 years? Take out loan and buy house of course.

One last push before the price crash

Property price already dropped/dropping, mainly high rises, landed still holding.

Actually certain property prices have already come down say 10-20% for the areas around me.

On paper i'm making a loss too for a serviced apartment that i bought in 2018 for 500k. now asking prices for similar unit around 420-450k. Ouch. But since buying for own stay just close one eye for now.

Some other properties that I bought for investment however have increased in prices. These are the cheap shop apartments around 700sqft that I have bought for around 100-150k. Rental is pretty good too. Basically can cover loan with some extra. These are what I call property that caters for the needs market. everyone still needs a roof over their head right?

However, I dont think there will be a crash. Our generation has better buffers and more financial stability but based on charts, over time, property prices will still increase at least to set off against inflation (which technically means no increase in price but just our money getting smaller).

It is always fun to see how so many still in denial to say property price will never drop in spite of so many testimonials from owner themselves.

I am looking forward to the day my Shah Alam 800 sq ft condo to be worth 1 mil.

example this 999-year lease shophouse in Singapore reach S$25m already, location Club Street, see 11mins onwards

if you can buy a shophouse in Malaysia today that has similar future potential then you'll be very rich

and who says your Shah Alam condo cannot be worth 1m? when hyperinflation happens and RM1m buys a basic level car, then your condo is worth more

if you're old enough, you'll know the price of a basic car today could buy a nice house in taman tun dr ismail which was <$100k
