During 2015. When I was about to purchase a condo. People said will bubble. Fast track 2024. I regret didn't buy it. Now the property occupancy is 90% full most of the time.

Thank the guy who told you not to buy. If you bought a condo in 2015, you are buying at or near the peak and now you would have negative equity.

Bro you ask wrong person. I’m very biased, always pro property. I think property bull run coming again soon.

Especially in the major cities of Malaysia. Government will change or create rules to boost property and banking sector. Like once multi generational loans passed, it can easily push up a nice PJ link house by another RM500k to 1 mil.

For central Klang Valley I think Section 13 industrial park is going to boom like fireworks within 5 years. New generation workers want to buy there because of regeneration happening there. And 15km out from that point are mostly good investments.

maybe cause it takes 25 years for an adult to be fully functional and able to purchase property?

Yearly we have spm leave 1/2 million......so meaning need 1/4 million house each year......these are adult....but the supply side 2020 to 2023.....each year only have 50-80k yearly

How is our saving rates, our financial literacy rates? One unit doesn't only accommodate 2 people, it's usually 5-10 people. and given our majority, it's normal to have 7 people living in one unit.

So divide that by 5 to 7, then yes, it's oversupply

How many people to a household? What about existing stock? What was population growth 30 years ago? What about those parents bought their children or inheritance?

Yes of course! T20 areas only or areas where they want to buy.

For you I think better buy a few of those leasehold landed in PJ area and wait for Selangor government to make it freehold then you fatt tatt already rclxms.gif

I take my relative as the example here.....old retired stay in Penang...kids move to KL for work ( rent rooms)......late married move out .....to their own unit. 300k/400k......some remain single stay ....stay alone ( another own stay unit)

Before 2008, poorperly price was stagnant or dropped from 1997 AFC price level.

Typical....I also saw it around my circle friends/ neighbour family in kampung baru serdang here....most married own to their own unit.....rent or buy.......single also move out ....for peace of mind.
