condo has the higher chance of loss in value

landed depend location...i bought subsale a landed in 2021 and move in 2022, now the price just appreciated 30%

Just checked listings on iProperty.com.my. The price of my condo over dropped 30% from peak in 2013. Listing price seems to be lower and lower.

Property agents also more active and nicer nowadays.

Ayam think houses price will drop, as it been dropping now.

Many unsold houses. Yes all those materials are expensive and to make those houses is expensive, hence the houses price is expensive.

but, those house has no buyer. sape je yang mampu beli (since most of malaysian is M40/B40.

Ayam think house bubble is max bubble already. Its either bubble is meletup or the bubble maintain its max bubble. Cant go higher.

This is only my opinion. Real answer, need to see investigate and charts...

High rise definitely dropping. I see PJ landed still holding strong. Although agents seems to be more aggressive these days. Anyone can share how is the price of landed in other areas?

Yup, Ayam think you are correct regarding the high rise and landed.

Yes it has been discussed before and the price still raising. The result we are able to see is now.

We can see the result now with, lambakan unsold houses and the price dropping.

Its either max bubble already (stagnant) or bubble burst.

That is not drop that's over inflated when they were selling initially.. The project is overpriced for that area imo.. I have a unit nearby puri Aiyu condo.. In 2012 all condo that area is only around rm250 psft. Of course now my unit shoot up a little but I still consider the tropicana projects as overpriced.

Kuchai Lama, Bukit Jalil, Sungai Besi disagrees.. I don't have houses there but my cousins are all living in their condos and say a hike in their prop.

current price very inflated + take home income not so much = people are deterred against buying.

there's a reason why people are willing to live in shoeboxes before; its the only affordable range for b40 / m40 back then. now even those shoeboxes are 400k+. anything below 300k, you're looking at dengkil / kuala selangor or wherever the hell else advertised as "15 minutes drive to xxx" on a good day lol.

only people with purchasing power to buy these are t20s, and they aren't looking to buy if no growth potential. (why bother with shoeboxes when no one wants to rent)

u also think tat price of malaysia property continue appreciate? as i c, if inflation,ringgit weak all this kind of thing, buying power also will decrease...so the weak ringgit will not benefit on the appreciation of the property price

Yup those are places my cousins and family members bought before pandemic. Take central residence as comparison rm390k to now asking around 500k. That's a good hike.

Anyway the few mention places just go dig up price before pandemic and compare to 2024 lo. Unlike some jokers I give you the name of the place, the name of the property just go check it out.

Property prices will always go up, inline with inflation provided the location is not terrible.
500k property will be 1mil after 35 years not because it became valuable, but bank's interest of 4% over initial 500k till 35 years.

Most owners will sell it at breakeven, who will want to take loss isnt?

Long time ago, property are used to flip to quick wealth. Now it has become like gold investing, to protect your wealth from sinking further from inflation.
RM10 now is small compared 10 years back.
