Residential value rise at about inflation rate in the long term. However, due to excessive price rise in 2011-2014, believe current price yet to return to long term trend.

Wondering why supply side is very low each year...only about 80K.... compare with 1/2 new born added......but the demand side is not picking up.....0.25 million new house needed yearly.

maybe cause it takes 25 years for an adult to be fully functional and able to purchase property?

property only for stay enough, it cannot compete with QQQ return of 270% past 5 years or other US stocks.

Yearly we have spm leave 1/2 million......so meaning need 1/4 million house each year......these are adult....but the supply side 2020 to 2023.....each year only have 50-80k yearly

How many people to a household?  What about existing stock? What was population growth 30 years ago? What about those parents bought their children or inheritance?

I take my relative as the example here.....old retired stay in Penang...kids move to KL for work ( rent rooms)......late married move out .....to their own unit. 300k/400k......some remain single stay ....stay alone ( another own stay unit)

Is your relatives average or typical of the general population?

Typical....I also saw it around my circle friends/ neighbour family in kampung baru serdang here....most married own to their own unit.....rent or buy.......single also move out ....for peace of mind.
