I can see the pros with this if they have good cash flow from their investments. They get to choose where to live and enjoy new units with new facilities with each move. Reminds me of Jim Rogers who rents his Singapore mansion rather than buy.

I don’t think people should have just all illiquid assets like property too.

For central Klang Valley I think Section 13 industrial park is going to boom like fireworks within 5 years. New generation workers want to buy there because of regeneration happening there. And 15km out from that point are mostly good investments.

yes and keep in mind that transaction value might not be the true representation of actual value of the said prop as prop value might be inflated just to be eligible for full loan financing.

Back then b4 2010, most Lelong house are those very old, broken unit etc. Nowadays Lelong unit even got a "brand new" house at less than a year. Saw plenty for Condo/ Apartment for lelong in KL/ Selangor. Buying too many units following Property Guru games perhaps?

There are those chickens and there are chickens where 200 buyers are queuing to buy 100 chickens. So the seller raise price halfway. It happened before and will happen again in the future like Section 13 PJ rclxms.gif

If section 13 high rise is in demand, should be reflected in recent subsale price and transaction volume.

Ex bat and f&n land showed more land is available for redevelopment in the future.

No need lelong. Even subscale also cheaper than dev price. Brand new.

Never buy from developer, buy subsale

How can I miss UEM Sunrise ex Dutch Lady land. Almost 10 acres, should be multi phase launch with incremental increases rclxms.gif

Incremental price to pay for developer's loan interest. Similarly, earlier buy to flip investor incurred loan interest too

I'm replying to the brader who said how can price drop if there are still buyers.

The question is not if there are buyers. There will always be buyers. Thr question is if there are more buyers than sellers. For as long as there are less buyers than sellers, the price will drop. Economics 101.

It just practically can’t fall.

So much red tapes, materials costs, overheads are contributing to the high cost of construction. You don’t expect developers to sell you properties at a loss.

The best they can do for you is to cost cutting on quality and shrink down the build up per unit so poorer ppl can afford them.
