All I asked is to for tenants to do their part. Dont perpetuate the social stigma, I am willing to rent out regardless of race, but if it causes problems, then I wouldnt want to rent again.

The solution is simple, if you are so scared, charge a high deposit and perform proper background checks before renting out. Do regular inspections. By this method you can weed out the potential trouble makers, regardless of race.
I'm of the said race, and i paid up a fair bit of rental deposit for my rental condo, closer to 5 figures. Plus i was required to show proof of employment for my "reputable company/profession" before i was even given the keys.
Fast forward, 3 years down the road, i've been paying my rent always before the due date. My landlord has been so kind to replace/repair broken appliances, install new water heater and even dropped me medicines and supplements when we kena covid/quarantined. And we even invited him for a nice indian lunch at our home.
I've stayed with all races and even immigrants, and im sad to say the best housemates were the immigrants (pakistani/bangladeshi/philipino). I have my fair share of horror stories with other races. i can share them if you want to know.
I'm doing my fair bit to try and change that social stigma of my race. But please dont paint a picture that all are bad. I agree there are higher chances of getting bad tenants from certain race, but really its not the race, but rather the upbringing and etiquette.

My worse is tenant delay rental je, plan to curi curi move out, everytime give many excuses, so I did house inspection, everytime no ppl, checkmate em secure the unit when really no ppl in the house Guai guai go find his mother for $$$ pay rental etcs then only I allowed move out everything Race: Malay worse experience so far
Next tenant, Malay also so far so good ๐
Best tenant I got so far is Indian, rental always on time but no idea why he rent my place....coz I monitor utilities like hardly ppl in the house
So cannot really simply single out race as bad tenants, but can always mitigate risks the usual, regular monitor and unit inspection

My rant:
Same race as mentioned my TS. TBH I'm a bit skeptical to rent my unit to them, but since he shows me his business card and company access ID to show that he is working, so I decided to give it a try. He have a degree from private U in IT, and working as IT Consultant.
1. First week, my neighbour complain they keep blasting music every night up to 3am. When my neighbour confronted them, they apologized, but repeat it everyday, up to one point, they just don't answer the door anymore. 2. Keep on bringing their friends over for party and drinking session, most of the time end up in fight. smashing bottle against the wall, screaming and fighting. same story every weekend. 3. Sometime lepak at the corridor and being a nuisance. Management issued fine to me instead because apparently its still my unit 4. Their guess parked at other people punya parking lot. When the guard clamp their car, they put up a fight. Bringing the whole family like thugs to the management building to make them open the clamp (the fine is actually only RM150 ffs) 5. Making loud noises with their cars (blasting music, noisy exhaust) 6. They keep dog in the unit, and sometime let the dog out by itself. The dog pee and poo and corridor. At one point, they just let it loose until someone else adopt it. 6. Again, excessive drinking, loud music, fighting. 7. Delay on rental. keep giving excuses like salary not yet in, bank problem, but got money to drink every night.
After 4 months, decided to kick them out. Luckily for me the house is in acceptable condition except for the toilet and kitchen (they never wash the toilet for 4 months, the kitchen sink tersumbat). Every room door got holes in it (i assume to due the fghting). Forfeited their deposit to repair the damaged door and to pay the cleaner, then gave them back the balance.
My next tenants are a mix of one malay guy, one chinese girl and one Singh girl. Best tenant so far, pay on time, mix well with neighbours, no complain so far.

i got 2 experience
rented a shoplot to an "myeg operator". rental delayed for more than 6 months..tnb tertunggak 4k... when i call him for rental, keep on say got ppl die. clerk, uncle, father mother semua die
another tenant, renting house, super demanding...wan this wan that. wan u to paint the house again, want u to change all the piping when its a new house

Get their profile, be it Facebook, Instagram or even better if one has LinkedIn, that means that person most likely is a professional in the career. Get to know what they do for a living is one of the most vital point. Try to understand a little bit of their background like how long they've been here, what have they been doing for the past years. Not easy to get so much information, but at least try to get some. Then you'll have clearer picture of the person. Forget about race, after meeting a few messed up fellas from various race. Now I'm more focused into their lifestyle and their career.

I rent a HDB room here as a tenant in SG. Everything works for the most part except wall clock batt dead and ceiling fan remote battery dead. New $1000 mattress New ikea PAX wardrobe Office table Office chair Half height deep bookshelf Newly painted walls Nice 2x2 porcelain tiles Free usage of Bosch washing machine, no restriction. Just weather dependent as it rains like light drizzles.. landlord say can use internal hanging racks if needed..yay! If hot day learning how to use the broomsticks to hang clothes was a fun experience.. other than the fact all the lingerie is in public display  Environment wise so nice, nothing much to complain about except ded batteries, I wouldn't even think of trashing the place  FWIW batteries are insanely expensive here, dunno why..need to order from amazon for cheap ones..or go ikea for rechargeables Other than no cooking ban except non polluting e.g. instant noods or soup based things, and no visitors, all in all no regret la.
