Chinese one first few months paid on time. 4th month onwards never pay a single cent until went up to my unit and knocked the door. Found out that scum sub rent it to PRC. Dragged for 3 months didn't pay rent I straightaway changed all padlocks and door knob. That fucker returned and changed all the padlocks. Fucking scum of earth.

Malay one dragged 3 months straightaway MIA. Even left her rented Courts Mammoth furniture there.

Every race has their own fucked up ness. But some certain community indeed fucked up a lot. That's why the market react to it.

Understand your potential tenants.

Get their profile, be it Facebook, Instagram or even better if one has LinkedIn, that means that person most likely is a professional in the career. Get to know what they do for a living is one of the most vital point. Try to understand a little bit of their background like how long they've been here, what have they been doing for the past years. Not easy to get so much information, but at least try to get some. Then you'll have clearer picture of the person.

Forget about race, after meeting a few messed up fellas from various race. Now I'm more focused into their lifestyle and their career.
