Hi Sifus. What do you think about the noise and dust issues for Tower A stack 3 - facing NKVE? Will it be that serious? I never been to South Brooks and may I ask if anyone can share from your experience? Many thanks!

stayed 1 night at level 37 south brooks facing nkve. those bikes/cars with modified exhaust are noisy even when windows closed.

Super thanks for those inputs! It’s really helpful. 😊 It seems the quality of windows given (except glass curtain) may not be good enough to block noise… Do you think those so call “soundproof” windows are technically works? Or it is also merely a marketing gimmick?

try to avoid unit facing highway...cos the noise really cannot 100% blocked even though you seal all the windows and doors.... and the sound is 24 hrs interrupting your life... i rather chose west facing than highway facing... the heat can easily to eliminate compare sound

Tower A, deck 3 is type D1 (if I remember correctly).
Avoid high floor if possible and go low, real low.
Low units facing the kids pool and the lawn (won't be such a bad view 😍) and this 2 gives quite a big gap away from the highway. Also, low floor you are unlikely to see the highway, away from line of sight. Noise travel direct so the lawn and kids pool will block a large portion of the noise coming from below where the highway is.

Anyway, this depends how high the facilities deck vs the highway. I believe it should be sufficient higher than the highway so that the facilities deck won't be staring at the highway. Also from the scale model you can see how high developer jack up the entire building, creating space below for commercial and additional facility to fill up.

May I seek your advice for the low unit? Any specific range of levels for it to be fit for Stack 3?

The other way round, maybe you check what's available and see the unit from the scale model to judge.

Actually it is going to be a challenge to guess the correct unit as the actual structure is not up yet. It's a risk...ya

but once close window is fine

Just note the high tension cables are closer to DPC at that part of the NKVE ... something to think about if you are looking at low floor unit... best to go on site to agak-agak the distance!
