What is your definition of near?

For me, its quite far from lrt, at least 2-3km walking distance. Ktm slightly nearer, <2km.

1KM to KTM Pantai Dalam, 2.5KM to LRT Universiti.

I think still pending APDL, should have more details in these couple weeks

Is this freehold or leasehold? If lease, it's a big turn off. Such a kampung area selling leasehold at premium price.

Not just the area, hard to find price psf this low in KL anymore. Partly because developer and main con are same company, also don’t need to invest in infrastructure (eg: IJm did the flyover and roads)

To me, the sewage plant is on another lower ground and some distance away la. Like Aset Kayamas’s The Hipster at Tmn Desa, facing an open oxidation pond somemore. People queued to buy lol. See whether you mind lo, pick other facing la.

Heard some rumors about the PSP development, let’s see. But anyway hard to find another big piece of land at such location in KL ah. I think won’t go to waste.

I went to the showroom on Sat. Was told they will launch this project this end of March.

Kinda interested but havent make any booking yet.

Was told half of the total units being reserved.

Price wise RM560 persqft is kinda good entry with regards to Secoya / Inwood which is current RM800++ per sqft.
Location kinda good. Probably for a person like me staying in OKR for many years.

My concern is on the Pantai Sentral Park. The project seems stagnant. They announced the mega project in 2016 but was not made public.
Secoya / Inwood was phase 1/2. Phase 3,4,5 etc not seen anything yet despite Secoya VPed in 2019.

The SA said Pantai Sentral Park will be completed in 2030. Which honestly i doubted. If you see their masterplan in their website, still a long way to go.
I noticed they try to sell Nestree using Pantai Sentral Park, which i see uncertainty.

I drove passed the site after i view the showroom. I don't see any progress except their beautiful ICE gallery.

After 2 days of consideration, I guess I will pass unless i find something new to justify.

That's my 2cent. I maybe wrong. Correct me if I am wrong.

Tbh, the project location is considered okay since it’s just 5 mins driving distance to Nexus/The Sphere/Vertical Tower (Inner Bangsar South). Wouldn’t says it’s a really prime location but provided with the entry price of 550/psf, can be considered for investment since it’s just in front of Pantai Sentral Park development. Understand that the whole PSP development will be taking time probably in another 10 or 10++ years but I would says it’s good for investment anyway .

Developer and main con is Nestcity. They have done some projects including The Nest, Nest 2(still under construction), and some of the Exsim project (Nidoz & Petalz)

Hi, as a sales advisor I’d probably recommend you to go for the site visit first, you’ll be able to have a better picture of it. So far there’s been 50% of the total units had been sold out. Pricing wise will have amendments starting from 1st of April as it’ll be officially launching.

Surrounding area will be empty at the moment as the PSP development will take times to fully constructed. It’s a close concealed Indah Water so there won’t be smell like Taman Desa. Probably you can drop me a message or WhatsApp to see a better picture.

Hi James, yes the project has yet to obtain the APDL but as far as we know it should be able to obtain by this month provided there’s no delay anymore.

The take up rate so far is around 60% of the total units had been booked.

Hi there, perhaps you can look at the other way round where this project can offer for both own stay and investment as well.

Own stay - move in after renovation at 2026, stay there for 8-10 years and choose whether to rent out or sell it off (Depends on the situation by that time)

Investment - dual key concept is really a good choice for investment and with the upcoming development of Pantai Sentral Park, there’s definitely some potential for capital gain in the upcoming years

Yes, there’s quite a number of rumawip and low cost houses nearby as well.
Maybe you can have another point of view with the example of 8-10 years back where before Bangsar South & Mont Kiara is being fully developed. Both kampung kerinchi and segambut dalam being renamed to Bangsar South & Mont Kiara after developed. Of course I might sounds bias with this perspective but there’s definitely some facts

Hi anyone knows the details of this project and seems many units are booked, just launch in March, then June alr 70% booked, who knows any news behind. As know IJM will build an office there targeted complete in 2030, but this is still unknown.

Hi guys, i went to the sales gallery and agree that this project is good but there are some concerns that all potential buyers should look into:
1.The project is near the sewerage treatment plan
2.There are 2 muslim cemeteries (One infront, near to secoya residence and another near bukit gasing hill)
3.The cheapest unit is 1050sqft which is a dual key unit (Dual key concept is not that popular in malaysia, and future there might be issue in selling).
4.The affordable housing (Rumah WIP) which is Residensi Alamanda is quite beside

Appreciate your feedback on this, what are your thoughts?.

Pros
price psf is cheap, bare unit with 3 unit cond
area is near to Bangsar
access road is all ready, easy access to NPE
residential title, maintenance is cheaper than commercial title

Cons
beside a rumah wip
leasehold but lease term is till 2118, still quite long to go

Bonus
just opposite the future Pantai Sentral Park, although may take years to build
may be near to the future Pantai Dalam MRT 3, too early to tell since the stations are not finalised

Signed SPA in April, cheapest psf for big unit with 4 car parks in central location. Jogging in PSP few times, very refreshing and peaceful environment.

P/S: PSP is launching new project soon.

Many have already signed SPA, only about 100 units (out of 673) left.
Main reasons are central location (to KL, PJ, Bangsar, OKR) at low psf (RM550psf +) and large layouts (at least 1050sf).
Most projects nowadays RM650-700psf, small layouts, high density.

About the villas, last official update was from this article:
"The final phase of NestVille is called City Villa, which will offer 42 stratified landed homes on a 2.5-acre plot. These 3-storey units will have built-ups of 3,000 to 5,000 sq ft and be priced from RM2.5 million to RM5 million. City Villa will be launched in 2023."

You mean The Nest? Nest 2 still under construction right, and different la, price totally different, if not mistaken Nest2 launch 400k++, Nest3 all put 580k, actually all their units start at 600k ++ almost 700k++.

I saw a review saying that their actual facade after construction is different from artist impression. That’s a given. But it looked quite cheap and not aesthetically pleasing. I spoke to my agent about my concerns and he’s somewhat assured me that developers have taken feedback from the first ever property (The Nest) regarding all of this (also parking was a nightmare in The Nest) and are gonna make the necessary improvements. I won’t put too high of an expectation though I really hope the facade will be nice because I fell in love with how it looked like, but I’m just bearing in mind that there’s many other push factors that I’m also considering, making this property very suitable as my first home.

Is a stupid rule set by our gov, each developer must build a certain percentage of affordable houses, for example, exsim Damansara new developments they put it under small units 230k, all the ads promo 230k 1utama Damansara that one is affordable houses if you want buy need doc and wait, not sure will approve or not. So for Nestville, Rumah WIP is Alamanda, 330k only but all sold out alr, because is phase 1, Nestree is phase 2, phase 3 is 3story villa target launch next year 2.5mil to 5 mil. from top view map alamanda then nestree then 3story villa, alamanda is closer to sewage. But all in future will be just opposite IJM office building doorstep, so if you want to purchase, you need to know that when you stay there you opposite is contraction, for now still nothing and greenery. Lastly, when you purchase, you need to choose facing where if not mistaken, façade that site is facing IJM office, one side is facing alamanda, one side is facing 3story villa, but not yet build really cant tell, and developer also won't tell you so details face where.

Yes that’s what my agent said too. Nestville township has 3 phases, Residensi Alamanda, Nestree then the villas. I chose the side facing the Villa cause I think it’ll have a more unobstructed view compared to the one facing IJM and bangsar south. I think once IJM project is complete, this place will be hustling and bustling, it’ll be Bangsar South 2.0. Good place to live in, with good accessibility. But of course lama lagi la IJM. Nestree also siap Q1 2026. Hopefully by then it’ll all be up and running.

This one, I asked the sales person. They didn’t promote this feature as a selling point. I think high chances won’t have the feature.

Hi all, I visited the sales gallery today and drove to the project site. OMG, when I was driving on NPE between the waste distillery and sewage treatment plant, already can smell very bad waste odor, even from my car with air recirculation off.

No wonder it's just RM500+ psf lol.

Visited the site last week, but doesn't smell anything.

The price is good entry since smaller developer name, it is slightly deeper into Pantai Dalam and nearby projects, Secoya and Inwood both sold off. Pantai Sentral Park only will be coming soon and probably taking 15-20 years to fully materialized.

Trying at the site for half a day or so doesn't really simulate the real living experience especially when it's windy or raining. Well it absolutely depends on individual how they would want to risk their hard earn money on property but for me, I wouldn't want my wife to complain next to my ears whenever the smell floats into the house for the rest of my life. puke.gif

Joke aside, There's lots similar example. But I don't hear any serious cases like illness or cancer developing if staying near to loji najis.

Btw, i'm not one of the buyer but only interested.

Speaking from experience lol? It’s definitely an eye opener to know someone would change his wife for a property next to a waste distillery. That shows how “valuable” the wife worths lol.

There's secoya, inwood and upcoming condos nearby. You can choose that instead of nestree.

And you never know they purchased for investment, at a good psf price like you said. Win some lose some. And don't forget the bukit kerinchi forrest reserve is walking distance from nestree. Not many places have such luxury. Instant fresh air and waterfall within 10min walk.

If the worries (smell) are one of the crucial factors for own stay, better dont buy or view subsales later.

It could be due to various factors especially during or after raining, windy condition etc. Can't smell at the site for a day or two, doesn't guarantee that the smell won't haunt you for the rest of your life living in your home sweet home lol.

WARNING: Whatever u read in this forum, i guarantee coming from sales agent...im going to give my honest review for future purchaser..

1) i live in pantai dalam just few meters from nestree.

2) been living here for almost 6 years.

3) Im a frequent NPE highway user day and night (right in from of nestree and IWK loji)

4) i can guarantee u will regret buying the unit facing the loji due to the smell.. worst at night time..not sure why but i noticed this most of the time when i ride my bike at NPE hoghway in front of the loji.

5) dont get me wrong, the nestree is a good purchase ONLY IF U BUY FACING THE BUKIT GASING FOREST..

6) IF YOU HAVE TIME TO CANCEL YOUR UNIT FACING THE LOJI, JUST CANCEL IT..U WILL NOT REGRET.

7) I cannot confirm if the smell can reach higher floor (facing the loji), but if i ride my bike at night, the smell is like shit. I mean really shit.

8) if you manage to get a unit facing the forest, might be much better. U may keep your unit. (Great place for hiking and jogging since near foreat.

9) If u decided to keep your unit (facing loji) and not cancel it , then up to u..my advice, go and explore ur future area and NPE day and night time.. u will understand my above points.

The choice is yours

yeah better not buy in front of IWK loji.

You can ask those buyers that bought at The Valley, SkySierra, Setiawangsa, many ppl complaint of the smell
