As a BLand shareholder, I'd recommend you to buy buy buy. smile.gif

But, do check it out overall.

Anyhow, Bkt Jalil is a good location. 8-10 yrs later will become another Puchong/Cheras.

Few days back, I tried to explore the new access road. I started from Tmn Equine, passed through Lestari Perdana, Puncak Jalil, Bdr Kinrara & exit at the Puchong-Bkt Jalil road. Man! It's really packed with houses inside, which you can't see from the main road.

The new road from Tmn Equine to TPM is currently under construction.

This is debatable. Depending on whether your point is the fear of accident (like car crashing into a condo tongue.gif) or noise.
Cos like Mont' Kiara, a few blocks are just next to the Penchala Link.
While MK Aman, MK Damai, the under construction MK 13 is just next to NSE.
Further, it's the uphill stretch just after Jln Duta Tol, where you can hear cars & lorries revving to the max.
Even with 1 window not tight, can hear the noise.
But the area is still popular.

Looking at the location there are some plus points its right smack in between KL, Mid Valley and areas like Puchong, Cyberjaya, Putrajaya... LRT is within walking distance

Downside its right next to the stadium, come concert or worst M League match the roads will be choke a block with cars and all manner of flag waving fans tongue.gif

The location has its plus and minus... unsure.gif

Price is slightly pricy IMHO correct me if I'm wrong but I heard its RM230k and above...

Its definitely the noise.

Bottomline, the question here is why would koreans with sizeable rental budget between 2k-4k p/m would want to rent out in bukit jalil, instead of MK, hartamas, or ampang, where these places have better ammenities + enclave of their countrymen?

So I doubt that Savannah would be another Korean enclave.

I have purchased one unit there. Please share your thoughts on this property. I heard pros and cons on this condominium. For those who has purchased the condo, do you have any regrets?

Yeah I bought a unit there facing the golf course view at RM279,000 for 1212 sqf. The price is at the steep side as I believe you can get a bigger unit with that price. But I like Bukit Jalil area and the condo is very near to LRT station. Facility wise, they described it very attractively but I hope they really implement it. smile.gif

The condo is directly beside Arena Green. Further up towards TPM if you are around Seri Petaling LRT station.

i kinda like the location.. it's in the center of my parent's house and my gf's parents house..

i don't like arena green.. the parking is disaster. the road is jammed with cars park along the road...

Yeah all units have been sold off early this year. Maybe you can wait till end of this year when the condo has been completed, hopefully someone will want to sell off the unit. However, the price most likely will be higher than the original price.

Yeah parking at Arena Green is horrible. Luckily Savanna has 3 parking lots. Anyway good luck in your house hunting smile.gif

Yup, looks nice. I'm just their neighbour.
Wanted to buy the lowest unit with terrace garden but left ones facing the putrajaya highway.
Waited for blk 2 but they sold enbloc to a korean company.

Nwm.. come korean babes come.. ahaha

haha now I just hope that the condo can be completed smoothly with quality. Looking at the rising cost of the building material, I am worried they will just use cheap materials. shakehead.gif

I did not notice it smile.gif Previously I asked the management about any empty lots but they said everything have been sold off.

Confirm Savanna no more units, mayb have to get frm 2nd hand mkt.

The poster is for Savanna2, a 'villa' project , actually 3 or 4 storey townhouses. Price ?

$800k !

Oh that project is nearby as well. Opposite the Petronas station. I think the potential buyers are corporate where they buy those villa for their employee outing day.

My unit is at Block A level 3A facing the golf course. Sq ft is 1212 with Balcony.

Hmm about 30% appreciation of the original property value hmm.gif biggrin.gif

I work in TPM, i passby Savannah everyday....i think it's not worth it....with KL-putrajaya highway just besides the condo...might be noisy/dusty.....then there's always traffic police making 'illegal' roadblocks there just in front of the traffic light...'cari makan'.....then there's always b events/concerts @ bkt jalil stadium .....very noisy at nites on some weekends...in addition to traffic jam..cars parked along the streets.....

no notable shops nearby......not that convenient......
neighbourhood full of expatriate, students, outstation ppl renting units there for study/work......now APIIT full of african students....

if u wan it for location...it's ok.....near highway...KL...
if u like 'happening' lifestyle...dun mind noisy...then shd b ok....

i'm just saying this it's becoz the price is too expensive imho...can get better deals elsewhere....like in old klang road or tmn desa just to name a few....

The highway in front of the condo is indeed an eyesore. However, if you say is noisy, I dun think so as not many people is taking that highway to putrajaya. Every place has their pros and cons. I think the most important thing is that you are comfortable with the area. I have been living around that area for a few years that's why I purchase one unit there.

I went to the show unit in block B yesterday. RM 398k up for those facing Vista Komenwel C. Those normal units facing golf in block B are at least RM 454k. I personally quite like this place, I think this is so far the best condo in Bkt Jalil. Where else could you find a condo with 3 carparks, golf view, FULL facilities (basketball court, tennis, badminton, pools & etc), LRT in walking distance?

Landed and non-landed are 2 different segments and I personally preferred condo. If I have a budget of RM 1 million I'll still go for condo instead of semi-d or bungalow. Reason being
1.) higher rental yield
2.) better security
3.) better facilities
4.) environmental control by the residents (if the board is strong enough)

Capital appreciation for landed property might be faster but I'm more on creating passive income. Yes I think it is possible to get above RM 2.5k rental in Savanna as its targeted residents are more on middle-high end. The neighbour next door, namely Vista Komanwel are already fetching RM 1.6k and their maintenance sux. Arena Green, being an apartment, the rental is at RM 1.2k to 1.8k for 2r 2b.

I just visited the Savanna Block B showroom as well as a ready empty unit there. They have upgraded the furnishing quite a lot in Block B compared to Block A.

However, the price also upgraded. With the same size in block A (my unit biggrin.gif ), the difference in price huge (>100K).



The upgrades are like :
1) The tiles leading into the unit is upgraded.
2) The tiles laid in the living room and kitchen area upgraded as well.
3) All the rooms flooring are no more parquets. They are those timber laminate (not sure how to call those) but they are not the real timber flooring.
4) Toilets are fully tiled and furnished.
5) Heaters and 3 aircons are provided.
6) All the doors are upgraded with better looks.
7) Of course the outside view are better.
8) Free golf membership.

After the preliminary defect hunting, found 8 defects. The developer will fix accordingly. However, on the overall, the workmanship of the unit is satisfactory nod.gif

i've always like bukit jalil/sri petaling area as i find it very quiet and easily accessible. I saw this project last week when i passed by the road...the downside is it's just beside the new elevated highway and i think it's quiet near the stadium as well..will it be very noisy and jamm when there are events? Also, may I know what's the current selling price???

I doubt you are able to get 280K anymore. That is the price when the condo construction is still in progress. I have asked the real estate agent, a normal unit in block A which original price is 280K is now advertising at 330K.

Unless someone really want to sell the unit without making any profit which I do not think so shakehead.gif

as of the 2nd block (earlier meant to attract Korean buyers) was sold at a much higher price

the down part about this condo is the heavy traffic should there are events at Bkt Jalil Stadium.
the best part, near to lrt, IMU and TPM should u are working/studying there

Yes, you are right, the downpart is, should there are any events at Bkt Jalil Stadium, Jalan 1/155/A, will be congested.
But not to worry, there is an alternative entrance, which resident can bypass Jalan 1/155/A to access to either Puchong, KL-Putrajaya elevated highway, KESAS highway and so on.

2) Are all units come with balconies ?
3) All units are facing west, I suppose, is the evening sun troubling ?
4) The main entrance is along National Stadium main entrance, is the traffic jam really bad during stadium events ?

Yes, the units have KLCC view. But units in Block A having KLCC view will have the highway view directly in front of them as well sad.gif

Not all the units have balconies, if I am not wrong, level starting from 9 onwards have not balcony.

If there is an event in the stadium, the alternative entrance behind will be opened. You can come in from behind to avoid the jam.

I heard from one of my colleague who ask for the rental price, it ranges from RM1800-RM2200. I suppose the RM2200 should be partial or fully furnish. I am not too sure though. I think the best is to go find out yourself smile.gif

What is your 'reasonable' price range then? When I received my keys, the developer told me that the subsale value of my unit (at level 8 with balcony) is selling at RM330,000 - RM350,000.

I'm not sure if its that expensive but my fren renting 1 at 17th floor for 2.8k/month furnished. Price higher due to higher floor probably but for me, if that unit is going for 500k, i would think its a bit too expensive.. hmm.gif

siau or not..got garden unit also not that expensive..ur friend got BIG CANON or not? maybe he rent the korean unit..with fully furnised..cos korean unit around rm420k + furniture 120k = 540k....

I think if is 2.8K per mth, it should be a unit in Block B, fully furnished. EVen block A also can rent out for 2.2k per mth.

umm not sure if A or B, but 3 rooms 1..the living room got 42" LG tv..master room also got 32" i think..then got big fridge..L-shape sofa..things like that..point to add is 17th floor but anyway i think still not worth it..no big cannon la lol..more to like kena chopped but still a happy man

If is 3 rooms that means is block B. Block A layout has 3+1(small storage room). For block B, they merge 1 room with the master bedroom. On top of that it is at 17th floor facing golf course. Very nice view.

Although the price is steep, but I think you will experience comfortable living there. Some people will think for that price, it is better to get landed property with bigger space. For me, I prefer condo. It has more complete facility and security is better than landed property(I am not saying perfect security). Eventually, it comes to individual preference.

yep golf view. but bad thing is the kitchen is linked with living room (nth in between), so u cant really cook unless u wanna smoke the whole house up. but man, 500k for that kinda house, hell no

The block B of the condo was sold to a company which catered for Koreans. Initially I thought Koreans are interested to stay there but in fact majority of them also bought the units for investment.

Yeah still very few ppl stay there. My carpark level hardly has 10 cars. So is either most of the residents are students without cars or most of the owners are taking the unit like their 2nd house. Good in the sense the density is still very low but hopefully those vacant units' owners are paying their maintenance bills as scheduled. If not, those residents who are staying there like me will suffer eventually.

Rent it out to those residents of other condos ??? blink.gif It is just like you let outsiders to park their cars in your house compound in a landed property. I would not want that to happen. Everyone will have access to the condo.

The putrajaya highway is practically deserted. Actually all the units r facing a hillock/golf course. Location mah. The accessibility is incredible & the morning breeze is real fresh, really.

Oh so it is really true that block A can fetch RM380K? A few days ago, a property agent called me and told me about the price, I was not convinced because initially I asked the developer, the subsale price is about RM330K.

Hehe, I have just spent a bomb on my renovation, even RM380K, I also wont sell it, let alone 280K hehe tongue.gif But actually I bought Savanna is for my own stay.

There are of course a lot of rich buyers in Msia. I am not sure about the take up rate for block B for 2nd hand buyers. But looking at the empty car parks for every level, I would say probably only 20% of the units are occupied. Probably most of them are students without transportation.

Actually, I went inside to look at the showroom and was shocked at the exorbitant prices.

There were a few other potential customers at that time with me and they all shook their heads too. brows.gif

I think the salesman mike purposely artificially inflate the prices and only koreans can afford them but I don't see any koreans living there right now (almost all locals). laugh.gif

huh, i bought it for nearly 430k, fully golf view, i've made sure the noise from the main roads are minimal, and no more main road in front of my unit, face south, entrance not facing another row of units, minimum 2 covered to condo car parks, and the quality of security. It's really a great deal for staying. It just not only the price....after all my experience staying in landed, non-landed at this area more than 30 years. (if you are really serious about the life style). Of course, i have checked with my friend whom is a powerful feng shui master and we have checked with the "Datuk" behind the savanna whom was there before the construction of even Vista Commonwelth. Huuh, a bit heavy right! Anyway this is my sharing with the genuine buyer who plan to spend much of their future life here.

Anyway, for those who worries about the loan, there are banks' which has no problem for loan margin > 90%
guys, fell free to ask, share as we could learn from each other.

Perhaps the middle east student from mines are shifting to bukit jalil.

My experience with them is that they r good paymasters, generally takes good care of your properties, but can be a noisy bunch especially when there's a lot of em in the same area.

No. They are students from APIIT. Most students are from there and they are mostly from yemen and iran.

From what I heard from guards are that they are quite dirty. No problem in paying though.

Mind telling me what's the fung shui for vista commonwealth, arena green, green avenue when compared to savannah ? Which has better fung shui ?

Not many people can afford 430k.

Talking about Feng Shui, at first I want to ask a fengshui master to see my house before I plan the renovation. But my mum mentioned that it can be a good/bad thing to ask the master to see your house. If the master said your house layout is good, just need to add some thing here and there, then it is fine. What if the master said your house layout is not good, need to hack this hack that and my budget for renovation is limited, then it will be a big trouble. But if you ignore the master's advice, you will feel uneasy knowing the layout is not good to your career/health probably in the future.

Is a double edge sword in this case. So I rathar be ignorant, not to hire one. Assuming my layout is good biggrin.gif

Hmmm, about the feng shui. My friend is not an ordinary feng shui master. It is much much more than feng shui itself that could easily alter to suit your psyco preference. So, please do not simply go into this unless you have knowledge in spirituality. There are a lot out there that could change your house into a "gold mine" but it entirely depend on whether you got approval to dig it!
Just be very logic about feng sui. Like anyone will tell you that staying in front of the highway will attract noise, dust, messed-up of magnetic field and resulted in disturbance physically and mentally which lead to unhappiness in your family, etc.
So, naleh33, not knowing it is good but knowing it with wisdom is even better. Stay cool, as i said, savanna is good and vincent tan's feng sui master has done his home work. The most important thing is, all resident must perform a positive mind which could easily drive the whole feng sui in the way you want. Didnt you notice what happen to our politic now?

My relative has an apartment in arena green next door. Just last month, he got calls from so many apiit students wanting to rent the place.

Whether they will shift to subang is still a rumor, don't know how true.


I am not sure whether IMU students want to rent savannah or not. Most of them rent vista commonwealth.


By the way, why u buy savannah instead of vista commonwealth ? Any reasons other than it is new ?

Hey eugene, where did you get the news? I thought the building in TPM is a new building for APIIT.

hmm.gif Moving to APIIT is also a good choice since most of the students staying in Savanna are from APIIT brows.gif

But in the future, if I plan to rent out my place, the rental market may not be so popular anymore. wink.gif

There will be another condo by Korean investment next to Vista and towards high end. This area will be another international hub, may be 30% of Mont Kiara. So, the appreciation will be sound. The quality of the neighbor hood will be boosted because foreigners' investment. Look for this type of profit. If tycoon knows that foreigners likes this place, they will also boost the price. The category of demand matters a lot.

Pucman, have you visited vista? You can go in without any question from the guard, just be confident. The some car park not covered to the residential block. Most of the unit has no view(means blocking by something you will not appreciate), main access is not convenient(the road to Savanna 2 will soon be opened creating a fantastic short cut to skip Kesas toll and you will find traffic nightmare then), maintenance & services problems like leakage because it is old, no infinity pool and golf view gym, no 3 car parks, no facing south, no golf view, no swimming pool block by east and west sun, too near to campus, tooo many students...anyway, you pay for what you want. It is like buying a city 1.5 instead of wira 1.5

Hopefully the high end condo and Savanna 2 will indirectly increase the property value around there drool.gif What I am afraid is that the golf club will one day be shifted away to give in to more property development.

No Covillea units will be opened to public coz both blocks has been sold to Hanju.. Guess berjaya is using the same tactics again on Covillea like the way they did on Savanna B.. nvr bought into the idea of korean villege..

Berjaya sold it to Hanju at RM 343psf.. I guess Hanju will only open it to public once it is completed in year end 2011.. by that time.. selling time of covillea should be above RM 500k gua..

Yeah it is about the price of a unit in block B. Imagine that is the cost price. When the project is completed and opened to public, it will be at least half a million to 1 million range. The project must be very luxurious in order to attract potential buyers. The price, we can buy a unit in Mount Kiara already.

I have finally settled down with booking a unit in Blk A, golf view.
I noticed that the unit parcel no. is differently from the postal address no. Let's say if the unit parcel no. is A-1-1, the postal address no. or door plate no. is actually A-5-1. Is that correct ?
Also, 2 of the carpark bays are double park, i.e one behind another. So the carpark no. is P1(T)123 where Pi stands for Parking level 1, T stands for tandem parking(double park) and 123 is the carpark bay no. in front.

Yes that's correct, parcel no doesn't include the parking lvl. as for the carpark, everyone is getting 1 tandem carpark (front & back for 2 cars) and 1 single carpark. Mind to tell us how much are you paying for your block A? which floor is that?

Congrats!!! Finally got your unit. I am moving in to my unit as well soon. I am at level 8 smile.gif Fully golf view meaning you are very close to block B. Nice scenery. My view is half golf course, half highway sad.gif

Haha not to that extend smile.gif I did not hack any of the walls. The only thing I hack is the tile of the master toilet. I do not like the original tiles for the master toilet.

Just a normal renovation already costs me a bomb. Renovation like Blk B, changing all the floor tiles, hacking the walls will cost me a larger bomb.

Honestly 15K-20K for renovation is very little. Of course, it depends on how much you would like to renovate. If you are planning to furnish your kitchen, hall and masterbedroom with some customised furniture, it is not enough.

Pricing from 465k non golf view and 545k golf view (i am thinking wow ....expensive)

Any sifu or actual owner here can give me some contacts to get it around at a better price.
Seen in Aug one posting said 440k for golf view !!
Its just 3 months, dont tell me the price shoot to 545k.

I believe the 440K for golf view is at for block A. As for block B, there are some upgrades in term of tiles and they merge 1 of the small rooms with the master bedroom to make it more spacious. I believe for those which is 545K and above are fully furnished. Those information are provided by the real estate agent when they open block b for purchase. It was about 4 months back.

Not really true. My friend just bought a garden unit in Covillea Block A. His purchase price is only RM538k with 1731 sqf. Somemore have pool view and golf course view.

If you are talking about garden unit, then it is true but how many garden units that they have. I am referring to the normal units above the garden unit which Covillea is selling at a higher price relatively as they are not fully furnished, smaller area and only 2 car parks.

That time the asking price is about 550K. I did not bother to probe further on the pricing since it is way out of my budget. Anyhow, I am not saying Covillea is not worth buying. Just tat Covillea is currently riding on the Savanna's demand, that's why the Smart Berjaya group jet up the price ridiculously.

Block A should be RM380k +- 20K. I paid RM360k for a L20 intermediate unit. Can see Stadium (L), Arena Green © & Golf field ®. I still think the RM300/sqf is inflatted price.

Recently received a lelong notice in mailbox. Block A unit go for RM400k. I guess that should be garden unit.

Please take note that unit no. 1 block A is facing block B and swimming pool. Unit no. 2 is the one v living hall & master room facing golf view, 2nd-3rd room facing swimming pool n Blk B. Not the other way around mentioned by ykltpm.

APIIT now has very overloaded density, many students, many rich foreign students. however please note that their plan was to move to subang campus, but because the parent company Sapura has taken over APIIT Smart School, therefore the plan for moving to subang has been postponed. but again, APIIT still owns large area of the land in subang next to APIIT Smart School, so moving there is a "sure". if you plan to buy one for investment, then pray hard they wont move too soon. but something for sure is, within 2 years they wont move, as there is no construction going on till now in subang. another thing to concern, even if APIIT moves to subang, the TPM campus will still remain as APIIT has built the campus themselves in TPM. so whether to buy savanna or not, u decide brows.gif

In fact, when we purchase a property, we cannot rely just on one source of tenant. Even if APIIT move out completely from Tech Park, you can still rent out Savanna unit to those working in Tech Park. Besides that, you can also rent to people working in KL that doesn't own a car but travel using LRT to work. That's the advantage of Berjaya's condo in Bukit Jalil, where you have the option of Sri Petaling and Bukit Jalil station.

For those who stay in savanna, vista will know. Without all those rich africa students, there will be a lot more vacant units. TPM workforce cannot produce the mass. without all those student.

Without all these rich african student vista/savanna will be exactly like serdang raya, OUG condo, south city plaza area condo, sri kembangan etc.

For those staying in savanna A, how many percent is by African student ? and How many of them staying one condo per person ? How many of them own car ?

Just think, if a person can pay RM 2500 to 3k for rental do u think he need to rely so much on LRT, meaning if a person can pay 3k per month for hse rental, sure he can drive and not so desperate for STAR LRT.

So the logic is if u depend on person that depend on LRT, dun expect they can pay 3k per month for rental. just see how is rental in sri permaisuri .......

come on it is 2010, look global..... African is the next growth engin for the world. get to know those student, haha, their father is minister, cheif judge, high level government officer, business man etc. and all those people one day will follow their father footstep........

and i oso get some news, some of these student oledi buying savanna A unit.

Pal.. the reason i said so because students tenant dont really maintain your place nicely. I rented one of my studio in Hartamas to a student before and that's a headache.

Alright.. let me put this clear, I didn't say tenants that pay RM 2.5k to 3k very much depend on LRT, all of us know that bkt jalil already has an excellent accessibility with highways and city center.. while LRT is another plus point.. Don't you think Star LRT does help the residents/tenants here? Sometimes I do take LRT to the town when I know there's a horrible traffic jam in town. Berjaya also use LRT as one of the selling point when they market their savanna/covillea, no? Please check the Savanna/Covillea brouchure.

Like you said, come on it is 2010, look global.... many ppl in Singapore/Japan/Hongkong depend on LRT.. and I'm sure many of them are high income earner.

I'm vested in Savanna other properties nearby also. I do hope bkt jalil will be another booming are with more and more expats coming in. I'm not against african but if the community gets bigger and bigger, i'm afraid that will scare away some locals/foreign investors. Ask yourself, if you're a bumi, do you want to stay in a condo that is completely occupied by Chinese only?

Actually it is very subjective. It depends on the direction of the owner. Owner like me who is buying it for own stay does not like those students. They are noisy and a lot of outsiders will just come in pretending like they are staying there. Security wise will be compromised although till now it is still okay.

For those who is aiming to rent definitely will be happy to have those rich students where rental can go up to RM2500 per mth.

i am not comparing the apple, banana or papaya. My view is without these rich student from IMU and APITT, vista price will not be sustainable, those quoted are just as reference.

asset price is supported by rental yield for vista case. without the rental yield vista price cannot sustain at above 200k. This is my point.

May be VT sud build another private Uni in Bukit Jalil area, sure he can sell is KM1 and KM 2 at sky rocket price and oso sell all the Covillea units

for those invested in b. jalil (including myself), does not matter for own stay or rental or watever reason, definately we dun want the asset price to deteriorate. Becoz even u are buying for staying, u might wanna sell ur property and upgrade. and u definately wish to sell at very high price.

Couldn't agree with you anymore. When I was in college, 7 of my best buddies shared a unit in VK. We ParteePartee cool.gif cool.gif at their place almost every day until neighour next door moved to other floor cry.gif cry.gif , guards came and complain non-stop, some owners even went to the college to complain this. vmad.gif vmad.gif

My view is landlords rent the property to students with higher price because they need to factor in the potential hassle/damage caused by those student tenant.

In Savanna, Security wise still ok. Recently the guardhouse entry and exit gate is not functioning with access card and guards have to open/close the gate manually, and I heard some alarm noise at night too. Naleh do you hear anything from the management when can this issue be solved?

You're right about prop price supported by rental yield, but IMHO too many students in a condo not necessary benefits the owner especially for own occupied. Students can be very noisy especially from APITT, some are quite rude and don't take care of the condo facilities. Location is definitely important but for me having a good community mixed is also quite important for capital gain/cash flow investment. A friend of mine got a unit in KL City, freehold, around 1.5km away from KLCC, walking distance to 4 LRT stations, rental yield > 11%, surprisingly he has to sell it with loss. Reason being more and more foreign workers moving into the condo and no owner dare to stay there.

Alright, guess I've gone too far, let's concentrate on bkt jalil. How much rental do you think we can expect from our Covillea say smallest 1293 sf? Can reach 3k ah? In Savanna I know a lot of fully furnished unit rented for 2.5k in Block A. Not sure bout block B as I didn't know any tenant there.

cannot discuss covillea issues....

but anyway both are the same....

if everything remain status quo (IMU & APITT), the rental for savannah and covilea sud be the same........

Buy Savanna 2 if you are planning for own stay. Only 2 units per floor and just 32 units in total. If you want rental return, go for Savanna or Covillea for student market.

i aim for savanna 2 initially, but no chance to buy, heard it is sold off so just bot covillea.

Anyway Savanna 2 is more high end compare to Savanna and Covillea, it is of low rise, low dense type

according to my agent, it was sold for RM396K.

i've noticed that auction prices these past 4 months really siow already.... not just savanna but other prime areas too.
managed to buy 3 auction properties in the earlier part of last year but from around sept onwards i was outbid like crazy in all my biddings. sad.gif

Very interesting bidding...3 parties fight for the unit, and sold at 396K smile.gif Anyway, it's still cheaper compared to buying from market la.

not cheap at all ..because market with built in furniture + kitchen cabinet +lightings+ heater +fans +blar blar..i do think twice to go for the bid..but after the bid is more than 385k..not worth..cos it's empty inside..no furniture at all. kosong..

the Savanna 2..they all pisang goreng ..now selling for 1.2M..hahaa...they all still dreaming.. first..the staff all sapu themselves...that why it's was never launched..now selling in iproperty for 1.2M ? gila or not..add abit more you can get a better bungalow at the golf club there. let them pisang goreng their own d***...who was so sohai ? buy a house share with 32 only meh ? actually they are a good LIAR..actually it's 408+ 32= 440 units.. Savanna folks can just walk through there..cos there is walk path.goodnews also as more IMU students can walk in to rent in Savanna..the people that bought that 32UNITS all are greedy sohai staff..buy using staff purchase..now wanna goreng? siau.. If you are sohai enough ? buy a condo then must walk to next 3 blocks to use the swimming pool , gym and sauna? want to issue cheque to management also must walk so far..who is that sohai ?

my opinion is savanna is extremely overrated. my fren rented a unit at high floor, 2.8k per month exclude 400++ maintenance and utility bills. come up to about 3.4k/month for rental. LOL

and now the management came up with something new or so i heard. need to buy resident pass so that you can book their badminton court/tennis court etc?

got ppl use? the car park almost always 20% full only..

dude , your friend rent at Block B , the selling price now also 500k .. sure must be that price because the installment also almost tat price.... the resident card is issued to all the resident for security purposed. For your guys info. that card do have RFID chip inside. So where ever you guys walk or use the facilities , everything will be scanned and recorded and to prevent the resident ID being cloned. Recently after introduction of this residents card. It's served it purposed by preventing alot of outsiders coming in to use the facilities in Savanna. Soon the guards will be gear up with mobile RFID scanner so they able to retrieve the information when patrolling around.
