New Sunway project beside Kota Damansara Community Forest Reserve. Hearsay 825sf onwards for 2 rooms. Not much details yet.

Price not confirmed but looks decent enough for ownstay!

They have 825 sq ft to 1,240 sq ft, with 2 - 4 bedrooms. With retails downstairs, i think it might be commecial titled and since it's in KD, i think is leasehold.

LPHS is Lembaga Perumahan & Hartanah Selangor. RSKU is Rumah Selangorku.

I know that LPHS has different categories of affordable homes, like commercial SOHO attached to projects that are sold at a much higher price.

Either one is also only available for first-time home buyers only.

Selangorku terms: Pemohon atau pasangan belum memiliki rumah sama ada melalui projek kerajaan atau swasta di Selangor;


Pangsapuri Perkhidmatan/ SOHO/SOVO/SOFO mampu milik terms: Pemohon tidak mempunyai sebarang jenis rumah kediaman komersial (Pangsapuri Perkhidmatan dan SOHO) / boutique office (SOVO/ SOFO atau SOLO) dan bukan berdasarkan pemilikan kediaman perumahan;

As the launching is approaching soon, the layout has been revealed as below:

Type A: 825sf (2R2B)
Type B: 975 sf (3R2B)
Type C: 1,080 sf (3+1R2B)
Type D: 1,240 sf (4R3B with dry & wet kitchen)

All units at least come with 2 carparks and the largest unit come with 3 carparks!

Let me share some of my views -:

Parking is going to be a huge problem after MCO/PKP/lockdown ends.

Every weekend this place gets absurd amount of “nature lovers” that double parks like shit at the road from morning until after 12 or so. After that it gets quiet and peaceful.

Don’t buy lower levels, a lot of bugs/mosquitoes around. Monkeys are abundant and can (and will) harass you/your car. Doesn’t help that all the “nature lovers” feeds wild monkeys whenever they come, so now the monkeys in the forest are dependant on humans feeding them. Surrounding area after the monkeys are fed gets dirty, although it does get cleaned regularly by the city council.

Also it’s a severe dengue hotspot area. Every month/2 weeks the government comes and fog sprays the area.

Relatively unsafe area - car theft is common, so don’t simply park your car outside your apartment/condo, and TONS of low cost flats at the surrounding area. Got my old car stolen before, so I know. There’s also rempits and kids on mosquito bikes around the area which are from the low cost flats - though now I don’t see them anymore because of the MCO/PKP/lockdown, but pretty sure it will be back to normal when covid is gone.

Mosque and suraus are all around the area, so expect to hear the prayer call no matter how low/high you are. This is a Malay-dominated area, for your info.

Relatively peaceful and quiet area honestly - this is due to the fact that it is in the inner parts of Kota Damansara - which is a good/bad thing. You WILL wake up to birds chirping, crickets at night, frogs during raining, mist in the morning, cold dewy mornings, etc. But there is a lot of housing/flats around the area, so the low cost aspect of the area is kind of…..meh.

Good place to stay, not for investment, but for own stay. a lot of the cons are not that big of a deal, except for the surrounding low cost areas/flats…..well, tons of roadside stalls that you can buy food from, though.

why buy here? riana green or casa tropicana isnt it much better located in KD (in fact, is in tropicana - but this is just an example of an older condo that is better IMO). why pipu insist must buy brand new condo? doh.gif

boss, have riana green finally able to churn their strata title out? the very last i checked, still stucked?
casa trop is nice but the overall density is a bit high. but when one is physically there, it doesn't feel dense and trop avenue has complemented them very nicely serving a big host of amenities.

before i bought emporis, i was looking at casa tropicana too, too bad went to view 8 units, 8 also got signs of termites, fengshui not that good too

i agree the surrounding is superb, i think one of the best in tropicana if looking for highrise to stay, downstairs got mamak and zapfan, opposite got curious kitchen and village grocer within walking distance thumbup.gif

Mosque and suraus are all around the area, so expect to hear the prayer call no matter how low/high you are. This is a Malay-dominated area, for your info.

Relatively peaceful and quiet area honestly - this is due to the fact that it is in the inner parts of Kota Damansara - which is a good/bad thing. You WILL wake up to birds chirping, crickets at night, frogs during raining, mist in the morning, cold dewy mornings, etc. But there is a lot of housing/flats around the area, so the low cost aspect of the area is kind of…..meh.

Good place to stay, not for investment, but for own stay. a lot of the cons are not that big of a deal, except for the surrounding low cost areas/flats…..well, tons of roadside stalls that you can buy food from, though.

the nature environment does sound enticing but in actual, it is not a good thing if not managed properly.
hate monkey the most as it can be very territorial and aggressive.
human feeding them is making them worse. imagine these monkeys scrapping rubbish dump for food, and come in contact with human that feeds them.

you can't even catch them like dogs as we are stepping into their natural habitat

i think still stucked! that one, i dunno how come. but many popoti in KV also strata title stucked for years and years la. one of my sibling also got a condo stucked strata title i think. lemme check wiv her , haha
ya, so back to this discussion, anytime i will prefer riana green or casa trop to this sunway d'hill location, more "atas" mah

I did a couple rounds of survey for this turning more than 10 times into the area on different timing.

Here's my 2cents based on the information available.

Pros:
1. Close to future Kwasa Sentral area once developed (might be same pace as D'hill since its 2-3 years stuff).
2. Close to DASH, but not too close that you'll get yourself right at the bottleneck.
3. Close to NKVE, but not too close that you'll get yourself right at the bottleneck.
4. The roads in front are 3 - 4 lanes, which will reduce the likelihood of a massive jam.
5. 5 minutes drive away from 2 MRT stations.
6. Next to a forest reserve, cleaner air, cooler air (I think most will appreicate this during a haze season).
7. Less likely to have immediate flood (storm drains next to premise, forest as rain catchment).


Cons:
1. Forest reserve parking is not properly built / allocated; road is 1 way in and out, would be a chokepoint.
2. Vermin issues (monkey, rats, mosquito etc) in the property (Higher floor wouldn't have too much issues). Rats especially for commercial.
3. Low cost apartments nearby (Could affect commercial lots outlook, students lepak, rempit etc).
4. Mosque not too far away (so expect some good soundproof if windows not open all the time). Personally, I think facing would determine the degree of the sounds.
5. Sinking issues (long term, as next to storm drain - if storm drain not properly insulated, could cause erosion).
6. Humid / Swamp smell during dry spells (especially for low units.
7. If lockdown style events happen, KD area will be trapped at borders (note on roadblock chokepoints).

Since the starting price is already higher than the surrounding projects, may not be ideal for investment.

Personally, I think investment can be done too. Provided that you get good discounts / good early bird offers.

But it will depend on when is Kwasa Damansara is coming up.

Since its not too far away from Kwasa Damansara, it could be very well connected and positioned to absorb demands from there.

Good thing about this situation is that, most likely many would choose for own stay, making the place more suitable for long term rental (might even be able to do short term rental but I doubt that would be the case due to management restrictions etc).

Let me clarify some things about ur pros there…

1 - kwasa sentral is still a long way to go. Even Tropicana area is still relatively empty, so maybe in the next 5-10 years only it will be busy.

4 - the roads might seem enough now because it’s covid season. During normal days, peak hours - the road is packed. U can easily need to spend 30 mins to an hour to get out of the area from D’Hill to the Tropicana area. Going out to LDP sometimes will take more than 1 hour during peak hours. Traffic will be bad during normal peak hours as there’s a lot of residential area around and everybody drives. During normal times (non-covid), the easiest and least painful way to go around is to use NKVE. Though during peak hours, u will face the NKVE traffic, hahaha. Still better than facing LDP/Tropicana/IKEA traffic though.

And about the lockdown - u won’t really be closed la, all these times during the lockdown/MCO, the access to/from LDP is still available (although they do have roadblocks, but if ur out for good reason then it’s fine) and there’s few back roads u can use.

And the cons on the mosque - u WILL hear the prayer calls every time. It’s not going to come from the nearby mosque - but from the apartment next door.

My opinion - buy for your own stay. And u need to have a car. The cons are not that bad, it’s not perfect but it’s an acceptable place to stay at. Others have much worse cons. My biggest issue with the area is just the traffic & the low cost flats - which now it’s not an issue as it’s covid and people are staying at home, hahaha. Later on, rempits/kids on unsafe bikes and bad traffic is going to come back.

Yesterday, I WhatsApp Sunway SA regarding the estimated price for this project. My heart a bit tenggelam lah, but hope so slim even though price not finalized.

Estimated around RM670psf;
Type A - 2R2B 825sqft = ~RM550k
Type B - 3R2B 975sqft = ~RM650k
Type C - 3+1R2B 1080sqft = ~RM720k
Type D - 4R3B 1240sqft = ~RM830k

if good rebate i think OK for ownstay lah but investment i think hard. must come with Sunwai's usual freebies like kitchen cab, toilet furnishing and AC then easier to furnish it bruce.gif

Type A low supply and good layout, shod be easy to rent out. type af is affordable housing?

I can vouch for Emporis, i'm staying there at the moment, a very great project IF you buy recently from developer/lelong, not worth it if buy during pre-launch haha

Yup .you right ..I active in mahogany issue ..cause already rejected dhill..but still busy body. Interested to know the dhill issue...I follow dhill project, since 2 year ago..

Yup..I saw tis project fencing up ,by developer,about 2year + ago .about July 2019..yes .as Yiu know .delay also cause by covic..that tine .I alredsy stsrt call up/register with developer..I stay nearby .in kd itself , so I very familiar there ...I am new new member In tis group..only allow 3post/per12 hours or so . may delay to next day, only can reply, share info in tis website..thanks..

Noted that the project combine 4 units of Selangor Rumahku each floor for tower A and there will be 1 arce of land which is under PKNS for future development.

Any master can give some advice bcoz i saw the site and it is quite quiet and peaceful.

Tis vacant pkns land, is for future developing school..worth or not,is depend..up to individusl like to have retail shop attach with it not . Too high density..did you compare the nearby Residency Mahogany fully residentual project?

Yes .right, can undestand the big tank issue ..I myself book the unit there .I don't mind ,cause my plan is I want tis area and want fully residential..( don't like retail..). Dhill, main issue, high price, but join with Ku unit, with retail, high dense, later will come out another school..initially I book the unit facing the forest. Then ,later I rejected. Is ok..up to individual preference.

The unit facing forest,no more..then , the unit facing outside , main road ( T junction ), if you guy don't mind also, is not issue ..if waiting another block .price will up again..but the good point is very reputable developer,,no worry la . So, you still looking around other project?

I think the 1 acre pkns land that mention above, is refer to the land /area that, now still have trees / border of drainage of the existing apartment. That vacant land, is for developing school, as stated in the big signboard . This school is next to the dhill project itself ..also can say, that tis is opposite road to the Polo club bungalow entrance

Well the good thing is convenient and location i would say. It's closed to amenities, public transport (MRT), DASH highway, Shops, Schools and etc. If you like nature view, Definitely a plus point.
Psf price are acceptable, most important size is good enough for ownstay. If you're looking for investment pov, it might need some time...well, by the time it complete, should be better and better.
Compared to damansara perdana, here is better la. HAHA~

Anyone interested to know more or e-brochures, viewing, can private message me ya. In charge of this project now.

Same.. after viewed Dhill, Mahogany and damansara perdana projects and i decided n settled for DP… why? Because i like the surrounding of DP as next to hill n nature like u said.. also in term of amenities like easy access to Penchala link and LDP.. also Ikea, 1 Utama n The curve.. then i feels DP better than Kota Damansara

I think he is refering to KD instead of DP. DP overall too massive density when the whole XXsim masterplan is up, imagine the traffic i personally predict it will be worst than in KD, when it adds up those exisiting towers in DP.

Ya. Thanks Guys, All project got pro and con. I pay a visit to DP, like wat windz say, that area is much too massive density and i cant imaging how to exit the DP area everyday in the morning heading to work. Just imaging 800 units per block x 10 project = 8000 units x 2 car = 16K car exit from the DP area. Just personal i prefer to stay at somewhere quiet, no right or wrong. DP really hv a nice view behind that area too.

if you are ok with 550sf, studio unit. it's under CSR of PKNS and Sunway properties to benefit the society. If you're not big family, maybe with 1 kid still ok.

I got the rsku tawaran too. Has just visited the surrounding at there yesterday. Not far from 1u actually. It wil be my 1st home at selangor.

Normally it come with one carpark for unit under selangorku. But this project, im not so sure ya.

Took me 9 days i think, after i changed my application from maya ara to dhill. Sent documents to Sunway SA for processing but not yet get any updates till now. No information on the offer yet.

I have been checking everyday hoping to change to ditawarkan.
Btw, few weeks ago agent said first round buyer also still in the process of checking document, so might need to wait abit.

this is my experience... submit new application on lphs portal, after about few week saw the status changed to "tawaran bersyarat" (to submit doc to developer). SA contacted me about 1 week later. Submitted docs to sunway to submit to lphs for approval on 21/5/2022. SA said will take about 2-3 weeks to get the result.

According to SA, AF unit will get 2 car park side by side or front back (not tandem). Maintenance fee is RM0.35psf x 550sf = RM192.50 per month

payment process:
Sunway Pay
S&P Agreement Legal Fees
Loan Agreement Legal Fees + Disbursement

Buyer Pay
10% Downpayment RM27,000
Loan Stamp Duty 0.5% of your Loan Amount (Upon signing Loan Agreement)
MOT RM4,400 (Upon house complete)

Isn't the RSKU unit will be hot as it is facing West? and it is LH some more console.gif By the way, first time house buyer, 0.50% stamp duty will be waived. So no need to pay RM1215 for affordable house. Ask your lawyer to fill up the waiver form.

You can if it is your first house. Like what I said earlier, ask respective lawyer regarding the waiver form. You need to declare that the unit is permanently for residential use.

went to the show room, layout looks nice. View is good too. Just the high dense, leasehold title and pricing I feel not that good. Depends on the buyer, some might say the price is ok. I feel about rm720/sqft with almost 1k units and leasehold is too high for me. Can get the one in bangsar south for that price. Just my thoughts

Standard rules. Can't sell within five years from the SPA date. If it is still under construction, you can minus 3 years before VP. So appx. 2 years left once VPed ? Hope this helps. Regarding to rent it out..... haha. If you know, you know.

Hi Sifu here, is this D'Hill worth the price it is asking for? Buying my first house and eyeing on the 829sqf unit, loan approved but I am still considering is it worth while or not, although it is located in Kota Damansara but the access to public transport is quite far, anyone can shed some light? i live in KD since 2008 till now so i know the traffic condition very well. Hilited photo below every morning is crazy crazy jam. Coz Sg buluh and nearby motorist also using this road.as shortcut to PJ and to KL. there are many traffic light also. once the project complete cannot imagine hows the jam gonna be

went to see, first tower 80% sold. The small unit facing T junction apparently still got some units.

The good view one are the left larger one facing hill.

Waiting for tower B

Not sure about d'hill but the other project I'm checking out got two phases as well, the soon to be launched second phase is estimated to be 5% more expensive per sqft.

I called the sales agent and she told me government haven't finalize the scheme for now. If later on it is finalized and service apartment is entitle to it, developer will issue letter to lawyer and buyer can get the refund. Not sure how true is this.

I believe direct competitor to D'hill is Mohagany Residence which offer much lower density. 976 VS 281 Units. Not sure pricing wise which one better to buy.

But 2 condos close to each other along Persiaran Mohagany. Hows the morning traffic when ppl rushing out to work cry.gif

In terms of pricing and premier ..sure Mahogany better offer ..the dhill area, with 2 block there, is too congested , for sure..but if you feel that, you prefer units come with retail , and facility,/ outlook more grand .sure ,you select dhill..

i use the road quite often. the bottleneck at the tropicana mall there is very bad at times.

i am hoping to see dash open so i can skip palm spring road all the way to LDP easily.

Anyone who signed the agreement get called to sign again due to bank change of BR to SBR? I got call by the lawyer and telling me such incident which I have to go back and sign a new copy again.

It was announced in 11st of August. By government.

The interest rate increased starting august 2022.
Basically is same. Just loan interest increased.

I just went and re-sign the documents during weekend, basically only loan agreement and another one call deed of something (sorry forgot the title) need to be re-sign. I have also received my stamped SPA on the same day...

the last i saw 2 months ago was about 80%, the left over units were the ones facing the T junction mostly, and mostly the 1200+ sqft one.

I think now around 90-95% sold.

Went to the sales gallery to have a look just now, it seem like increase >40K. For the sales package, Tower A will be more attractive but down side is facing t-junction

If I was a shareholder, I’d like how predatory their pricing is. My sales strategy would be to strike fear in customers about how unstable many other developers are with relevant recent cases. And push home the fact that a self made Chinaman company cares about face too much to do crappy things.

At the end of the day: fear, vanity and greed are what sells things.

But I only choose developers in the A-list.
like Sunway, Gamuda, etc..

Especially Sei Hoy Chan with business mindset, shopping mall collect rent and do development nearby.

My point is that there will be projects made by developers not on the A list or first time developers that are very ambitious and compelling. Empire, 8 Conlay? They were unique in a way.

i see. yes thats what I mean Alist well.

Looking at past development is also a requisite for me and my family to buy property.
If 1 or 2 development succeed, i will still hold my money. especially when they put dirt cheap prices.

Yea by feng shui standards not desirable as the energy of the traffic flows into your home directly. These sort of old fashioned principles are not to be scoffed at and even Westerners are buying into the beliefs now as they transition into more of a spiritual based society picking up various aspects of different cultures.

Of course if it’s cheap enough then go for it.

I see, but it is also hard to avoid in some cases, I am not sure the unit I picked is directly facing the T-junction or not since the unit size I picked only have 1 unit per floor and its position is also fixed.

Thanks for the info, to me I do not have any choice since the unit I picked is fixed position and only 1 unit per floor. Just hope that it is not facing t-junction directly

For a matured township like Kota Damansara area, this could be one of the affordable ones. which have the potential to do both Rent/own stay.

if you want fully own stay can see Mahogany further down from Dhill.

you also need to check background of both developer. which is more comfortable for u.

the traffic lights there are the deal breaker for me, just too many. from there to go giza will be around 10-15 mins if unlucky. if peak hours even worse

and the surroundings are all low-cost apartments, so really up to you whether it bothers you

Sunway managing themselves has absolutely zero guarantee that the place will get the right tenant mix, or tenants at all. Just look at Nexis and Giza.

Then again, the thing going for them is their units there are pet friendly. Which is a major plus point and highly commendable.

In the beginning nexis was so bad that they renting only to certain industry people. After MRT open and Tropicana garden open, the place started to become vibrant and alot of eateries. But still majority shops are service line like education and offices.

Giza is always good. Cause of the village grocers. And weekend activity like bazaar. With now few pubs that created night life.

but we cannot compare to 163 mont kiara la but for a neighbourhood food mall, it is quite nice actually.

Ironically many developers marketing like to market it like Acadia style al fresco, which make many false impression to investors thinking these malls should be as vibrant as those.

1 obvious one is dash highway. The second and third sungai buluh. And most annoying one is the bridge at kota damansara there. Very jam during rush over

Went and checked out this DHill. Definitely wont buy this prop. Too many cons vs pros. Location, wild animals, mosquitoes, traffic, mosques, suraus, layout. Good luck to the buyers.

Super long corridor. 13 units 5 lifts. And for 1200sqft unit, bedroom 2 is next to dining. Too many rooms cramped together makes every room super small and uncomfortable to live in. Like staying in a low cost flat.

AFAIK it's only tower A right? 4 units per floor so 40 floors is like 160. 550sqft so not large family. They can stay at the T-junction tower I dont mind my unit is B

The Samm unit only 550 sqft...u can treat it as studio unit within the development. They are sharing the maintenance fees as well.

I think better ask the developer staff, they should know.
Isn't Sunway already experienced in building high rise? Surely they should use fast lift?

A W City (Maple) agent told me that the Maple lifts will be just like the Pavilion lifts (by Malton), fast.

They are using fast lifts for both serene and dhill. I think SA said 3.5m/s speed. What I meant by slow is the traffic when lift stops at different floors

But most condos don't have 50floors at 10-13units per floor with just 4/5 lifts only

Serene just VP.. give it time la..maybe still undergoing testing and rectification works. Dont expect a newborn baby to have Henry Cavill looks straight from birth.

I would know. My current apartment is the one next to D’Hill. And I am also a sunway serene owner.

D’Hill area is nice to stay, but it has its cons, the weekend packed parking is one, then occasionally you’d have rempits from the surrounding low-cost flats, police frequently patrol the area at night, my car was stolen before here, so it’s not that safe - too many low cost flats/apartments around.

It’s also a dengue hot spot area (me and wife have both had dengue here). Just few days ago all the units in my apartment complex got free dengue treatment from government officials to put into any stagnant waters in our unit 🤣🤣🤣 I can’t imagine 50 floors of D’Hill gonna get government officials going to the unit one by one handing it out, hahahaha

Monkey is also a nuisance at D’Hill area - they will mess up your rubbish looking for food. And D’Hill area is a Malay/Muslim majority area (if it bothers you) there will be prayer call 5x a day, and you will hear it at 6 am in the morning.

Not to mention the horrible traffic jam every morning trying to get out of this area. Expect 30 mins for you to travel from D’Hill to LDP during peak hours. Bottleneck at ikea area there as too many apartments & condos.

I like staying at this area, but since I have the apartment next to D’Hill, that’s why I bought sunway serene. I can have the forest view and mini sunway water park at serene.

I'm just going to reply here instead of serene thread. I said I read your view earlier but still made the booking irregardless of your concerns

Out of all those concerns, only the traffic jam to nexis worries me because of traffic lights.

The rest is not a valid concern for me. No offense but I consider de rozelle as one of those low cost flats so living experience will differ greatly compared to proper high rise.

Monkeys are not going to climb 30-40 floors up are they? Same with mosquitoes. I live in 20th floor now and never seen a mosquito here.

Same case also with rempit/thiefs. I don't park my cars on the roadside of the inner road. If they can enter stratified development then something with management dy.

I heard from a friend that a mosque might be built next to Sunway D’Hill. If that’s true, it would be quite close to the residential area. Would appreciate it if anyone has more info on this! 🙏

The version of story I heard is land reserve for Sekolah Agama. There is already a mosque nearby so I don't think they will build another one with such a short distance.

Thank you for letting me know but is this confirmed? I asked the PIC they told me the land reserve wont built anything more than 3 storeys but nothing has been confirmed at the moment.
