I believe direct competitor to D'hill is Mohagany Residence which offer much lower density. 976 VS 281 Units. Not sure pricing wise which one better to buy.
But 2 condos close to each other along Persiaran Mohagany. Hows the morning traffic when ppl rushing out to work
i use the road quite often. the bottleneck at the tropicana mall there is very bad at times.

I signed it back in 13th August, aren't it suppose to be the latest then? I check with banker she told me nothing need to change at her end, but is the lawyer contacted me to sign the copy. I am confused
My guess is I think non of the SPA and Loan SPA received a full stamped agreement returned back to us by the notary yet.
Same like Free Stamp duty announced on July 2022, free for first home buyer but not yet have the guideline. the the SA said it will reflect to our bank later.
I just went and re-sign the documents during weekend, basically only loan agreement and another one call deed of something (sorry forgot the title) need to be re-sign. I have also received my stamped SPA on the same day...
If I was a shareholder, I’d like how predatory their pricing is. My sales strategy would be to strike fear in customers about how unstable many other developers are with relevant recent cases. And push home the fact that a self made Chinaman company cares about face too much to do crappy things.
At the end of the day: fear, vanity and greed are what sells things.

Don’t know if Mah Sing is A tier but they are consistent in delivering for the affordable end.
My point is that there will be projects made by developers not on the A list or first time developers that are very ambitious and compelling. Empire, 8 Conlay? They were unique in a way.

Looking at past development is also a requisite for me and my family to buy property. If 1 or 2 development succeed, i will still hold my money. especially when they put dirt cheap prices.

For a matured township like Kota Damansara area, this could be one of the affordable ones. which have the potential to do both Rent/own stay.
if you want fully own stay can see Mahogany further down from Dhill.
you also need to check background of both developer. which is more comfortable for u.
Ya ... i saw some apartments nearby ... thanks for the advice. I am quite happy with the conveniences and it is within my budget. Not much option if i dont have a higher budget
there are about 23 shops in this project. It will be a nice place for convenience if the correct business coming to open it.
In the beginning nexis was so bad that they renting only to certain industry people. After MRT open and Tropicana garden open, the place started to become vibrant and alot of eateries. But still majority shops are service line like education and offices.
Giza is always good. Cause of the village grocers. And weekend activity like bazaar. With now few pubs that created night life.
but we cannot compare to 163 mont kiara la but for a neighbourhood food mall, it is quite nice actually.
Ironically many developers marketing like to market it like Acadia style al fresco, which make many false impression to investors thinking these malls should be as vibrant as those.
I mean how many ways to get to a main road? Some projects only have one way out, so at peak hours long queue to get out
1 obvious one is dash highway. The second and third sungai buluh. And most annoying one is the bridge at kota damansara there. Very jam during rush over
