went to see, first tower 80% sold. The small unit facing T junction apparently still got some units.

The good view one are the left larger one facing hill.

Waiting for tower B
Any Idea usually how much it increases with phases?

DASH highway from KD to LDP
from 10:03 onwards, you can see how it moves. Start from the Strand Mall on the right (colored building)

Is this development under HDA?

i use the road quite often. the bottleneck at the tropicana mall there is very bad at times.

i am hoping to see dash open so i can skip palm spring road all the way to LDP easily.

It was announced in 11st of August. By government.

The interest rate increased starting august 2022.
Basically is same. Just loan interest increased.

My guess is I think non of the SPA and Loan SPA received a full stamped agreement returned back to us by the notary yet.


Same like Free Stamp duty announced on July 2022, free for first home buyer but not yet have the guideline. the the SA said it will reflect to our bank later.

the last i saw 2 months ago was about 80%, the left over units were the ones facing the T junction mostly, and mostly the 1200+ sqft one.

I think now around 90-95% sold.

i don't know about other smaller developers.

But I only choose developers in the A-list.
like Sunway, Gamuda, etc..

Especially Sei Hoy Chan with business mindset, shopping mall collect rent and do development nearby.
Sunway as well.

Looking at past development is also a requisite for me and my family to buy property.
If 1 or 2 development succeed, i will still hold my money. especially when they put dirt cheap prices.

For a matured township like Kota Damansara area, this could be one of the affordable ones. which have the potential to do both Rent/own stay.

if you want fully own stay can see Mahogany further down from Dhill.

you also need to check background of both developer. which is more comfortable for u.

now occupancy rate about 70%.

The area also becoming more vibrant at night.

Therefore no right or wrong answers.

From what I heard is Sunway going to manage it and rent to people.

In the beginning nexis was so bad that they renting only to certain industry people. After MRT open and Tropicana garden open, the place started to become vibrant and alot of eateries. But still majority shops are service line like education and offices.

Giza is always good. Cause of the village grocers. And weekend activity like bazaar. With now few pubs that created night life.

but we cannot compare to 163 mont kiara la but for a neighbourhood food mall, it is quite nice actually.

Ironically many developers marketing like to market it like Acadia style al fresco, which make many false impression to investors thinking these malls should be as vibrant as those.
