Yup, surrounded by factories of Taman Meranti. The land plot was used for manufacturing ceramic wall and floor tiles by Prestige Ceramics Sdn Bhd before winding down in 2017 due to 6 years of losses.

Layout from 2 room to 4 rooms, pricing wise should be 450psf. If that is true, the pricing seems attractive considering it is freehold tenure compared to the nearby leasehold wharf which launched last tower 28 at 450psf 7 years ago. I will update more when there is a briefing conducted next week, if there is no further delay. Booking shall be collected after CNY.

Any updates on this place? I see it’s surrounding by small factories and all. Not sure if it’s a conducive place to live since there might be people buying this to rent to the workers instead.

Booked a unit there 1011sf. Since is freehold hoot only. Quite difficult to get at such price in area here.

Before this I book mutiara hilltop but find out the layout drawing quite far different to showroom ( maybe their bed is king plus size).

Mutiara hilltop ~556 psf leasehold ( last phase in taman mutiara indah )
Shoreapark ~450 psf freehold ( should be first phase over that land )

Also. Mutiara hilltop dont have any private access to puchong hartamas, and that bakar body service very far from the project site, should do not affect. For own stay I prefer mutiara hilltop. Good environment.

Currently only Tower A open for booking. Since is 0 booking fee therefore, mostly booked. If interesting geh need to act fast. For own stay geh need to think twice, quite high density, but in practical thinking, now susah to get freehold 1k sf at ~500k.

If dont mind old design n cash in pocket can go for subsale, still can get below 500k freehold. Double storey.

To me, I dont mind. Make sure internal big enough for small family.

Btw, I am either rent out or own stay purpose. Subject the condition there.

They said almost sold for this project even at soft launch, mostly lower floor already grabbed by early bird buyers.

I do agree, the ads showing from 250K onwards but these units maybe mentioned for their like 1bdr + 1bath + 1 Cp units under Lembaga Perumahan & Hartanah Selangor.

Hmm after going to the gallery, this is what I've gathered for the future dev of the "masterplan".

The 2 sideways lines are another 2 more similar residential towers for "Shorea Park".
Finally, the last big box is where it's said to have a similar condo like USJ21 Main Place or Atria Mall. Downstairs mini mall, upstairs residential. Macam their other project YouCity3.

Not sure if this is something, but the roads near George Kent there leading into Shorea Park has been "upgraded" (tarred). Different from what we see in Google Maps Street View.

Not sure what other info you guys want/need. Can just quote me and I'll answer if there's any I know about it.

OSK got a few props around. Recently I saw they launched one in PJ called Ryan&Miho. If you frequent Genting and looking for a cheap place to stay, you should come across Windmills upon hills (or something). That's OSK's as well.


But... there's one so called failed(?) one in Cyberjaya. Mirage by the lake. I keep see ppl selling at some low price. Not exactly sure why lah. For this property, they (OSK) don't even dare to list in their website. Maybe it wasn't theirs 100%? I have no idea but a simple google search will show they are the developers for this.

As for better wait complete to buy, it depends on your looking. For me is that, if this place is gonna be flooded with rentals, I'm gonna make my unit as rental as well. It's cheap now, 4-5 years down the road, the price definately gonna shoot up.

S&P hampalang all free. They only require me to pay RM3k for so called booking fee. Yes to 10% rebate, that’s why I have the “discounted price”.

Not sure with MRTA. I did not opt for it but it SHOULD BE SO as that’s what MRTA is for.

From where I am living right now, there's no difference for me. I'm also surrounding by factories and a little more distant are kampungs. Heck, even shop lots are also more then 300m away from me right now. So for me, this is actually a pretty good area already. If not, just rent out lo.

Exactly. I am also aiming for renting to factory employee. Booked the B1 unit @ 2 room with balcony facing North at Block A. SPA price 380k before minus 10%. A lot of thing will change down the road after 4 years when handover.

Phase 1 more of a starter home layout and pricing compared to Phase 2
Phase 2 exluding the 560sqft smallest unit, the second one is 915sqft, price jump 100k++
There's no in between

Facilities wise, more or less the same

There's more of a proper lobby in this Phase 2 and a proper loading bay area.

Heard they said the developer will build 10 (phase) condo in the same piece of land ,
if 700 units per condo then
If 10 condo = 7000 units???

I spoke to osk sales staff, there are total 3 phases of condo, mira, anya & 3rd phase condo unamed, and no design yet.
phase 4 is commercial and phase 5 is F&B.

shorea construction site is at the big red box on the right. the location of your photo is on the left side where the red arrow is pointing at.

the first time I drove to the sales office, I used that road on the left side which is already very badly damaged. since then, i avoided using this road and used the main road via George kent.

can you confirm whether the damages to the road is caused by the lorry carrying construction materials to shorea park? or are they damaged by the lorries that carry industrial products to those existing light industries nearby and around shorea park?

is it a pre-existing damage even before they started construction?

if it is really caused by their suppliers, then should make an official complaint to osk, they should repair, if they don't, then make complaint to the council and let the council saman them

This two picture above is the same area.

Before that i work here for few years the road is very nice and no flood at all.

After they start the construction the road always collapse, and sometimes will repair by mps but after 1 week collapse again.

its sad to see a nice road meant for home users gets damaged by irresponsible parties. however, the road does seems like its not designed for heavy vehicle, take LDP, FED highways, kesas highways etc. many lorry passes it daily and the road doesn't get damaged like how it is on this road at your home. seems like the road poorly constructed. also it seems to have water below, example, whenever there is a burst pipe.. the soil below gets loosened and washed away and resulting the tarmac collapsing creating a sinkhole, referring to the photo of the lorry, it looks like the lorry is going to sink into the soil. i really hope this isn't a "reclaim land" area whereby some parties fill up the old mining pond with soil. these kind of land usually the soil isn't really stable for high rise/heavy vehicle

i reckon shorea park will be a 10year project... just my guesstimate looking that they have total of 5 phases and its not running concurrently, they are launching phase by phase. so, i foresee that this road damage will continue on, sadly.

I suppose your residence committee should write a letter to OSK to request/demand that they upkeep & maintain these part of the roads as its used by their contractors. if that fails, then get MPS to compound them.

Verdict based on my POV
Tower A's construction: 28 and 29th floor constructing. Seems like it's almost there.
Tower B's construction: Looks like 31'st floor is being constructed.

Tower A's paintings: 15-17th floor.
Tower B's paintings: 21'st onwards - 23rd floor (assuming the cover covers 3 floors).

Can't really comment on the heat as we are experiencing heat wave now but if you would like to know, that was a 4:30pm+- heat. Sunny. I rmb seeing my car's meter showing outside was 34c or 35c.
It was a weekend, so all of the factories surrounding it was close. Hence, idk about the noise as it was dead silent there today but there's something being built beside Tower A though. Not sure what it is. Opposite the road. Could be another mini office/factory.

Hi Jay, I think the developer is ok, the show units look good and it's freehold.
Not too expensive, so it's good for first time buyers.

I guess the main consideration is the location and neighbourhood.
Not too near highway but at least it's a straight road.
Note that nearby you have some industry and quite some (disused mining pools?) of various sizes.

Have you checked out the condos at Lebuh Puteri by IOI / BRDB?

Yes.... Next to Jaya Grocer...some pilling or structural already done when the commercial lot completed.... currently i guess IOI continue the next phase.

Haha..it just a banner hanging there for ads theirs unsold unit. I guess IOI selling 7788 ady The Cruise and Pavillion left over unit hence started the new phase.

The name and sign was part of the fence, but you won't see it unless you were parking into Jaya Grocer

Told this Shorea Park project is commercial title. Anyone familiar if commercial title how much all the taxes (taksiran, pintu, tanah etch) differ from residential?

Apologise if the taxes I mentioned are the same, first home buyer still studying and trying to understand all the lingo.

Thanks for sharing the details. What tempted me about this Anya property is the size/layout (Type D) and the pricing (4xx /sf). If high risk of ending up with so many problems after VP, would probably not going to waste my time visiting the show unit/sales gallery. smile.gif
