Mira’s 1k sqft is 1011, Anya is 1195. That extra space is I think very good already compared to Mira.

Mira 1k sqft is 3+1, Anya 1k sqft is 3R. Personally, for me 1.2k sqft above 3+1 or 4R baru ok, won't feel cramped
