Topaz is inner and jam during morning time and nearby foresee to have starting to have a lot high rise i.e. X2 Residence & Tasik Residence and there is only one way go into it. Jam until cannot recognise your mom in the future. The only way you can go KL is via LDP else further distance towards MEX to KL. Cons is individual title after some times if your neighbour never pay security fee even though less than $150 your safety no more there, stay your assets and life in danger. Individual title good is you can renovate like palace yourself but of course have to be permitted by MBSJ.

Bromelia nearer to LDP and MEX. The road is big, cons is don’t have shoplots at nearby but nearest is TESCO Extra. You gotta take 5 min driving to Meranti Jaya passing by Sin Ming or you can go Puchong Utama to eat within 8min which if you got car is not an issue, else go to Aeon Big Puchong Utama there you will see Han Ming is at nearby the “Puchong Chinese New Village”. Good for those have kids in primary school. Cons is Strata Title you have to bear with management that you cannot rare dogs(but condo some can?unless it never cause annoyance and disturbance) and you are disallowed to plant your own trees in the corner/end lot land (or vegetables or fruits). Anything your house roof leakage or cut the grass fee you gonna hire ppl and fix it and bear the cost on yourself. Good is you live in a community and all share the harmony, maintenance fee, quit rent. Your neighbour cannot simply tow your car as it is consider common area own by community members. Your security guard wont run away unless you all never pay maintenance which belongs to their salary.

hi, can you share your thoughts about bromelia mainteance cost? Is it on a top side? i think is RM0.25 per sq ft.
how does the rate compare to other strata development with similar layout / facilities?

Loan approved. But haven't signed SNP. Lawyer told me they are waiting on developer.

Arre u in the same situation?

Yes, loan just got approved. Property agent asked when I am free to meet and proceed with the next step.

Btw, do you know if the S&P legal fee is waived? Not quite sure the "deal" from the developer?

Which unit you are getting?

Interest should range from 2.9 to 3.2 from what I read in the mortgage thread depending on loan amount and your risk factor.

I went with UOB 2.89% since they offer the best rate. I heard PBB rate is low but too bad they are not panel banker.

SNP legal fee should be waived since under HOC. Only loan legal fee sendiri tanggung.

Difference type having difference max amount of loan, heard about Semi D can loan up to 90% and other the rest is just 85% max margin.

2 days back phase 2 left 1 intermediate terrace and 1 cluster, and ya price is higher by 50-100k, but it is near to the garden or terrace area, still ok lah, if you ok with the price
