nowadays quite many ppls ads on this, haha

as of last Sunday, I heard PIC said already collected 70 cheque waiting for actual day booking on 1st November later.

ya, the actual site is opposite the Parkvilla Townhouse.

Although the entrance not as cantik as big township, but the distance from highway access (LDP) is way better than most township (eg. Rimbayu, EcoSanctuary i remember I drive quite some distance from ELITE or KESAS only reach the township)

If want big planned township, 16 Sierra is just next door, hahaha (if don't mind leasehold, but is well-planned lah)

hahaha, no artist impression also 75% booked loh. The power of Freehold and location nearer to LDP loh.

Can roughly imagine when view the site and 3D model, since they got put the miniature furniture inside.

yesterday checked, just realized it's fully booked for the phase 1 releases of terrace and cluster, wow~

now waiting phase 2 releases or see got any potential loan reject after starting loan processes later.

If Topaz and Bromelia, mostly ppl think on few things loh

Ppl like Bromelia is because it's Freehold Status and it's location is considered much nearer to LDP and SJKC Sin Ming; the cons is strata and 3 years completion only can get house loh

For Topaz, nice is the package, size, Freehold and Individual Title, house ready to collect, just one cons, the location is inner, but it's still a very nice chinese neighbourhood area.

Both have pros and cons, see what you see more importance in your choice of selection only.

Bromelia has the following types:
Terrace 20x65 4R3B 2 Storeys SPA 850k - 964k
Cluster with Land 30x60 5R5B 2.5 Storeys SPA 1.15-1.26mil
Semi D 40x80 6R7B 2.5 Storeys SPA 2.07-2.1mil

2 days back phase 2 left 1 intermediate terrace and 1 cluster, and ya price is higher by 50-100k, but it is near to the garden or terrace area, still ok lah, if you ok with the price

Only Free SPA Legal Fee, and still applicable for Home Ownership Campaign (HOC) for exemption of Loan stamp duty and RM1mil SPA's MOT (RM24k).

and to prepare for loan legal fee and disbursement fee upon signing and the downpayment too.
If your's SPA exceeded RM1mil to pay the excess MOT when title is ready.

if for 22x70 it's fully booked again, even that endlot without land facing junction also taken, so solely on waiting list, just like Bromelia phase 1 terrace. If Topaz 22x75 got few units released lah, if anyone don't mind location and want readily move-in with freehold and individual title can consider.

By the way, same taman as Topaz going to have another freehold and individual title double storey launching soon, opposite the 99 speedmart and restaurant there only, more convenient & easily accessible than Topaz, if you can wait another 2.5 years also can consider too.
