Hi, one questions here. If i booked a ubit with an agent, paid deposit and sign the booking form. But i haven't submit any documents for the loan application. Is it possible for me to change the agent for the loan processing? Or is there any other method?

What your concern, agent unable to assist with your loan if yes then u can approach panel banker on your own? Agent will have lock your unit under him/her during booking form submission

Let me put it out here on behalf of most Realtors. Realtors are 100% commission based which means zero sales = zero income. Advertisements are expenses every month easily a minimum of RM1k.

Now most cases if not all are as follow:
1 - When you're browsing for property online directly/indirectly, you saw the Realtor's advertisement
2 - You enquired and asked for more details or even registered your details into the advertisement
3 - Realtor invited you for an appointment viritually/physically to present the project to you
4 - After presentation, Realtor tried to follow-up/close the deal with you.
5 - When the project fits your criteria and after discussion, you proceed the booking with the Realtor
6 - You're happy with the purchase and you shared with your peers pertaining the project
7 - One of your peers mentioned he is a purchaser/agent for the project and can give you extra referral fees
8 - ???

If your situation isn't as above where the Realtor fucked up, misled or cheated, couldn't provide a service up to your standard or any other reasons that is justifiable to terminate the Realtor, thats definitely your decision to make.

But, if your encounter is as above, please have the decency to understand that Realtors do need to make a living. If it wasn't for this Realtor, you probably wouldn't even know the project in the first place. They've spent time, effort and money

P/S: You can definitely use your personal bankers

You mean you want to change the property agent name on booking form?

Possible, but mafan, usually because

1) booked units cannot be "rebooked" under a different agent name unless you explicitly go back to old agent and cancel first

2) Sometimes certain units are pre-allocated to authorised real estate agency already so not all agents can actually book the unit for you if they're not part of that agency/agency team

if you're doing it because your previous agent was not honest or didn't co-operate with you about the sales n loan, then you'll have to jump a few hoops to get the same unit (assuming you want the same unit)

however if you're doing it because some other agent promised referral fees, IMO not nice la to drop your agent solely for that reason, unless the new agent gives a higher legitimate discount package (which will be reflected in official sales form to Binastra) and old agent didn't. Like above said, cancelling booking the agent completely lose commission

also this project doesn't have referral programme under Binastra, so it's possible that "referral fee" is agent paying out of own pocket, which is not ethical

if you're talking about loan application, that's not property agent job because bank's Know Your Customer policy, agent cannot apply loan on your behalf

after you placed booking, you are free to choose to apply the loan with the panel bank that you want.

thank you for the explanation. What if i cancel the unit with previous agent, and then rebook the same unit with the other agent. is it possible? how long the booking process will take? and the system will straignt away show the status of the unit that i cancelled from "booked" to "available"?

Between, another story. may i know how many days we should provide the laon documents to the agent in order to hold that unit? is it depends on the developer?

Both questions depends on Binastra's internal process, how long they're willing to hold unit and whether they allow you change unit

best you call Binastra direct and ask rather than using forum 😂

Normally client will prepare the income document fter placement booking. Nowadays is very easy to prepare, like payslip, bank statement, epf statement all can download from website. If u got ur loan approved early, so u can secure ur unit. Otherwise, there is so many client in the developer waiting list there.
