Not good for investment?

My takes is this place will boom in may be 5-10years time because big 4 developers building it up. They are interdependent and compensating what is lacking for each other such as U donโ€™t have mall I have mall, u donโ€™t have school I got school.

So this one cannot play rental yield at the moment, confirm die. But may be when this place matured, it will be a different ball game

Please donโ€™t bash me itโ€™s jus my 1sen

booked for one of the furnished units. At about 380 per sq ft, I think its a pretty good deal. Even if the takes a slightly longer time for the township to be developed.

Btw, it took Kota Kemuning about 20 years for it to be a 'mature' township.

for nw is the cheapest option there... and the location among the townships not bad... i think die2 rugi rent out also wont bleed as much as those landed...

even mrt lrt project also not easy... how many lrt projects has appreciated really due to the station itself rather than bull run factor? every station have 1-2 projects competing... its just a euphoria created by developers for certain group of buyers who thought here with LRT/MRT will be next korea/singapore/taiwan and etc

the one you visited is harmoni aka rumah selangorku @ 750sqft, rm100k. the landscape and basic facilities are considered outperformed for a low cost segment.

Yeah I agree with you.

Jus like a few successful townships such as Desa Park City, even without those also can make it due to developer willingness to develop it

so imo developers play a vital role in property price gain/loss. Of course public transport is important as well but until our pub transport improve la, with LRT/MRT at your doorstep also useless if buses are not consistent

i believe this cannot be compare. Se.Ruang offering project at mid range income, i believe the facility or how will be average too.

if u go for premium kind, of cz the parque will be the choice.. moreover the parque is under residential title with low density. depends on what kind of lifestyle and price range u can afford to
