for me, Se.Ruang is quite a good place for investment and even for ownstay. big 4 player is there, i believe this big4 will keep competing each other by getting more facility in.

No LRT/MRT, ok la... nowadays hw many of u still travelling using this (personally i m not using P Bus, LRT/MRT after graduate). moreover, people who can afford stay in this township surely with certain level (wallet are thicker).. High dens, looks cheap but not that cheap, with the brand itself, somehow u will feel secure la..

Am jz waiting their showunit to be complete by end of this mth (heard the SP say this).. any worth investment gotta hold, nting come easy.

every great location, i believe their investor have hold for quite a certain period before the township go booming.

And u r right, how many Malaysian taking LRT/MRT to work, unless when u reach your destination and your office is within 300-500m? Because I see ppl already complaining in M Oscar thread where the MRT distance is just about 800m, haiyo Malaysian ah Malaysian

Nevertheless with access of public transport will give better rental yield and capital appreciation, but SPA also higher in return.

bloomsvale is overprice... if you still wan cheaper products around KL... can wait for it... seems like you are not rushing to own one now anyway... i think developers now will think of some gung ho pricing and package to launch to the market during this soft time...

I just booked one unit yesterday, the sp said only left 4-5 units, not sure is bluffing or not, all higher units were fully booked

Yes its commercial rate for both electricity and water. I booked one at Block A. Mind sharing why you prefer Block B?

do they plan to convert to residential rate?

cz 1 of my room facing west, it is really suffering stay in that room especially about 4 somethg noon. Even at night also still can feel the heat when you touch on the wall. Block B is facing north/south, i guess it would be much more cooler.

Yeah 730k for 920sqft quite pricey, minus furnish that SA claimed worth 120k, I give it half so 60k, itโ€™s about 670k. Around OKR area, not considered most expensive but not cheap also.

Yeah now more developer is giving more discount like le pavilion puchong also not bad, 990sqft after discount only 620k and got 18months free instalment. This one also can considered as bandar puteri not bad, jus that jam.....

I totally agree with u itโ€™s buyer market now.... shouldnโ€™t make hasty decisions

only tnb can be convert to residential rate, even they don do it for you, you can apply for yourself... easy process je

most probably will be very ordinary considering the price point... dont expect premium landscaping and design like ecoworld landed
