thanks for the input, not enough clearance for the walk way...only TEN feet width,if minus countertop TWO feet width..i go for G shaped

Most of the fluted wall panel in the market are made with wpc, that is wood plastic composite. wpc is not a real wood, which means they are not so flexible in customization and modification once installed.

So I suggest you can do a removable timber panel as I did on the image below with the black timber panel. With this, you solve the issue on rewiring the tv an sound system in long term shall you need to in future.

Hi ehwee,

I wonder if you can advise on lighting....for a apartment that uses open kitchen concept due to limitation of space, would it be advisable that both living room and kitchen to use same type of cool white downlight (4000k)? or i can separate it with living room using cool white light and kitchen using daylight type (5700k)? Thank you very much

If your kitchen is open kitchen concept which mean the kitchen, dining and living are visually interconnected. So I will suggest try to use the same lighting with same color.

My personal preference will be using cool white lighting 4000k throughout these areas, yet you can still having one or two accent spot light or eyeball lights to light up certain corner or small area you need brighter lighting ambience like small reading corner or kitchen island or bar counter.

This arrangement will looks nice!

hi bro sorry I do not have the actual plan.. only have this photo as reference..

just need a rough recommendation where should I place my washing machine, hood & hob, sink & tap and fridge..

What color temperature of light should i use for each area?
Do you have any advices on the Plan A layout?

PS: the "Other" area in Original layout is illegal extension by previous owner, hence i plan to demolish it as shown in Plan A
My living room ceiling kinda low, around 8.5 feet only, dry kitchen around 9 feet, wer kitchen around 8 feet.
There is beam at the wall between the dry and wet kitchen, if i demolish the wall, the max height is only 7 feet

Thanks for doing this. Have several quick questions:

1. What's the ballpark price psf/psm for frameless wall mirrors? Maybe 6mm?

2. Can mirrors be glued securely to the back of wardrobe doors? Abt 160cm x 45cm

3. What's the estimate price for custom wardrobe/storage for below?

a. Width 1.6m x High 2.8m wardrobe (2 units)
b. Width 2.1m x High 3.1m wardrobe (1 unit)
c. Width 1.5m x High 2.55m x Depth 0.38m storage cupboard (25cm off the ground)

I will say since you need floor trap for washing machine water discharge purpose, it will be practical to place washing machine next to the kitchen basin.

hi @ehwee
many thanks for your suggestion.. I was thinking the below idea will be more practical?

1. relocate the door to left side instead of right side
2. built a full L shape kitchen cabinet after relocation
3. then I can place my sink, hood hob, washing machine fridge etc all under one same L line

If I were to move my door from right to left, any approval required from local authority?

Sure you can do this also and Yes you will need to get authority approval for this.

usually for a 3 storey terrace house ID 3D visualisation, how many pictures should the ID provide? My ID states will only provide 15 pictures, but how is 15 pictures enough to cover each section of the house with different viewing angle/position? That's like, only 5 pictures per floor. Is this normal?

Another question I'd appreciate if anyone would kindly advise is, if there is relayout, we'll need to do hacking to identify the position of the columns only can redesign the layout right? How much additional cost would that be? Assuming it's an old 30yo house which wiring and pipping needs to be done, since wiring and pipping already involve hacking exisiting wall and rebuilding it, so relayout/redesign won't incur significantly extra cost right? Am I right to assume like this?

I think depends on the terms n conditions set by each ID. Best is ask before u engage, during quotation or free site visit session.

Few ID companies i surveyed, did not set a limit of 3d pic that they will provide.... but mostly will onli provide 3d if there is any design touch on the ori place. Some oso will limit the amendment which means after the 1st proposal how many times can change on paper.... but normally will change until u satisfy (of coz dun be too over like A-B-C-D then back to A....)

So, 15 pic for whole 3 storey..... hmm.gif..... unless it's 15 panorama pic.....? whistling.gif

Pick at least 2 or 3 ID n compare......

Just my 2 cents....

Maybe you can consider shorten the existing toilet to make the rear kitchen area larger.

With this, you can put the washing machine and basin on the right hand wall, the cooker hob near the rear window and the refrigerator near the kitchen entry area.

As for light temperature, it is depend on your personal preference in fact. I will suggest either 6000k or 4500k, as 3000k will produce too warm and dark light ambience for a heavy cooking session in the kitchen which normally need a brighter lighting conditions.

Finally manage to get a floor plan for my house.

Living area:
1. Do you suggest to put L shape or 3+2 sofa?

Dining area:
1. Currently i am using back my old dining rectangular table size (160x80x75cm) , any idea how should i place my dining table?
2. Do you think i should go for hanging light to make my dining area look nice?

Kitchen area:
1. Planning to do a big aluminium glass door in between dining & kitchen area. Should i place the glass door after the bathroom or after the bedroom?

Hi Ehwee,
Hope you can advice me. I’m planning to extend my wet kitchen of 22x5ft. It already has 2 side wall of 4ft depth and back wall of 22ft width. The height is 5ft. If I were to do Concrete slab roof or tiles roof I will have to knock off the whole wall for 3 pillars.

So I am considering to do window casement of 22ft with raised side walls and glass skylight roof. Do I need permit? Can the current wall withstand the weight? How is the heat like with Low e-glass roof?
