No sure where is your tv point position, I guess if the tv point is at the wall near the main entrance side, then I will suggest you opt for 2+1 sofa set instead of L shape sofa.

As 2+1 sofa is more flexible and easier to reposition. It will have better walking flow around living and dinig area as a result too.

Since your family are a light cookers, then it will be fine to have a open kitchen that combine both wet and dry kitchen.

I will suggest you can have a full height kitchen cabinet in front for oven and kitchen storage with a bar counter top. This will make the front kitchen as dry kitchen and a good place for light breakfast, family gathering and baking sessions.

Then the main cooker and basin can be place at the back for daily light cooking sessions.

Also consider placing the refrigerator at the middle of these two zones, so you can access easily from both dry and wet kitchen areas.

With this layout arrangement, we can make sure the kitchen has different zonings that will suits different actitivies to be carried on at the same time by different family members without conflict to each others.

Thanks ehwee for your input!

I was actually looking at this layout from the start but then have realized that with the 2 sinks placed where they are - I would have to hack the existing tiles and seal off piping which I do not want to do yet - maybe in 5-10 years when remodelling.

Have finally decided to do away with the bar counter and will potentially add in a small island to fill out the empty space.

Yes you can also opt for center island instead of the peninsular bar counter. It is depend on your preference since the space at front kitchen allow you to do so.

This is what I suggest for you.

Try to zone out each main areas then paint one full stretch of selected wall with your favorite grey color will do the work.

Hi, I hope my question is allowed in this thread. I have trouble planning for my kitchen. Hope to get your advice and suggestion. In the layout below, my unit is a 732sq. The kitchen is very small and I think it is not very 'functional'. The wall between the kitchen and yard can be demolished, but hope to remain if possible as I do not wish to allocate part of my budget for demolishing work. sad.gif

I'm a light cooker, not sure where can i put my refrigerator and dining table based on this layout. It is awkward to put a refrigerator next to the bathroom's entrance. What do you think?

I wanted to have this fluted wall design for my TV feature wall. From your point of view, would there be any potential long term problems? Also, how would you go about with the wires if I were to mount the TV on the wall itself? I wanted to theme the condo scandinavian / muji sort of homey design. And what type of interior paint is recommended nowadays in terms of cleaning stains etc...

Just bought a condo in Ampang.. but the layout is kinda weird and have so many angles.. If I were to break down the wall do I need a permit for it?

from my understanding, you need to know if the wall you want to break is a shear wall or not. if shear wall, you can't break it down because it's bearing some load of the whole building.
confirm with the developer if the wall can be broken or not.

Hi analysis your home layout, since the kitchen is considerably small, I will suggest you combine the kitchen and dining area into One.

Which means, instead of having separate dining table set, why not do a bar counter at the middle of front area near entrance. You can treat this bar counter as both kitchen counter and also dining table.

With this arrangement, the traffic flow around the areas will still quite smooth and unobstructed.

Also since you are light cooker, you might not need a large kitchen cabinet too. A small basin cabinet beside the fridge will be good enough for your family daily usage.

I want to extend the back of the house at area marked X to make it a wet kitchen.
But the dry kitchen is separated by yard. Can you advice how to I plan for wet kitchen and dry kitchen.

The Layout you have is ok, just make sure the corridor width is practical enough for daily cooking and baking session I suggest.
